Villa Picon is a private home with the Caribbean ocean at your feet

Your own private oceanfront home, set inside a gated community midway between Cancun and Tulum, ample private pool with built in hot tub, grand open terrace and water toys like kayaks, boogie boards and volley ball and a net on the beach. You can have it all with a white sand beach laying at your doorstep.

The staff includes Ana and Nico, who really know how to pamper our guests, daily maid service, cook for you if you want, do the laundry, Nico our handyman can set the chaise lounge by the ocean or if you like to get away from the sun for a while, he can open the six pool side parasols for you to enjoy the pool with a little less tan.

The high ceilings villa has three bedrooms plus additional bedding for kids and babies, we can childproof the stairs for you, there's a shallow kid's area by the pool and we provide high chairs, crib and playpens for your little ones.

The villa is equipped with all you need, ample parking, TV with cable, stereo, fully equipped kitchen, air conditioned bedrooms only, ceiling fans, Wi-Fi, barbecue grill, beach towels, hair dryers, toiletries, complimentary bottled drinking water, just bring the sunblock and enjoy the amazing views, alfresco dining, play in the sand, swim in the ocean and if you're lucky witness the baby turtles being born right in front of your eyes.

Little piece of paradise
Everything about the house was incredible. We had questions about the hot tub and Nico was there immediately. One of the TVs broke and we had a new one that day. I’d highly recommend having Ana cook for you a couple of nights. She was amazing to work with and she made some of the best ceviche I’ve ever had. We will be back.

Fantastic property!!!
Villa Picon was spectacular! From the moment we arrived, the villa offered a great blend of comfort, authentic Mexican feel and the natural beauty of the surrounding area. The location could not have been better - just steps away from the beach making it ideal for early morning walks and lazy days in the beach chairs.The villa itself was spacious and the open concept living areas gave a feeling of airy spaciousness, with large windows that brought the outdoors in!We especially loved the outdoor pool area, perfect for family gatherings and watching the waves crash in the distance.Nico & Ana were exceptional - friendly, professional and always on hand to assist with any requests!Ana cooked for us several nights, I’d highly recommend this….. and she makes the best guacamole!!!Overall, our family had an unforgettable stay at Villa Picon. It was the perfect place to relax, reconnect and recharge!Thanks and we will be back soon

An unbelievably perfect vacation!
We LOVED our 6 days at Villa Picon! The pictures and descriptions don’t do it justice- it is even better in person. My husband and I went with our two girls, ages 4 and almost 2. All of us loved having the beach and pool right at our doorstep, and it made it convenient for midday naps with the youngest as the rest of us could still be outside having fun. The house is extremely spacious and very clean, and Anna’s daily housekeeping makes you feel pampered. The master bedroom is huge (the entire top floor!) and had my favorite views. Every space has effective air conditioning (older reviews mentioned it could be hot).We caught sunset and sunrise, found tons of conch shells, and enjoyed smaller ocean waves. I only wished we had been there for turtle hatching season! The house is also in close proximity to Playa Del Carmen, so it’s easy to make a trip to town for groceries, restaurants, shipping, etc. I definitely recommend renting a car.Lastly, we had Anna cook us dinner on two nights. Her ceviche was the best I’ve ever had!!!Thank you, Nico and Anna, for an unforgettable trip! We will be back!

Amazing and beyond!
We are a family of 7 adults. The villa is exactly what we were looking for: each couple/single with their own bedroom and bathroom, on the beach with a pool and fully stocked kitchen. I read a lot so knew exactly what to expect. The villa is not walking distance to anything. We chose to not have a car and to stay at the villa, with one day trip planned to Isla Mujeres. We hired Ana to get the groceries prior to our arrival so when we arrived it was stocked. We hired a private chef to come in and make nightly dinners, for which he brought his own groceries. This kept us from having to leave and hire a taxi to go shopping. We appreciated the privacy and cleanliness. Ana and Nico were there everyday for daily housekeeping and pool maintenance. They were awesome. The hot tub was only luke-warm until day 5, but to Nico’s credit he was on it everyday. The beach in this location is among the best along the Mayan riviera. We have stayed in many all-inclusive resorts in these areas over the last 20 years and love this beach. It should be noted that the villa’s entrance is located off the main highway with a security guard. Once you pass through, it’s a very long bumpy road to get to the villa. But of course if you are looking to have a relaxing secluded stay and not leave very often, it’s a piece of paradise. Thankfully the villa attached to the left was unoccupied so we had complete peace and quiet. We would stay there again with a big group for sure. Thank you Luis!

I meticulously planned this trip to Playa del Carmen to celebrate my grandfather's birthday, booking our accommodations nearly a year in advance to ensure that every detail was perfect. I had high hopes for this special occasion, envisioning a wonderful getaway for my family. Unfortunately, upon our arrival, I was disheartened to discover that the property management had no record of our reservation for that date. As a result, the house was not clean or prepared for our stay, which was incredibly disappointing. The staff at the property were generally helpful and friendly, and even their dog added a warm touch to the atmosphere. To make amends for the oversight, we were issued a refund for one night's stay. However, we faced the uncomfortable situation of having to spend our first night in a house that was not up to our expectations of cleanliness and comfort. It was particularly embarrassing for me to present such inadequate accommodations to my family, especially considering the effort I had put into planning this memorable celebration.

Romantic honeymoon hideaway
Loved the seclusion of this beautiful property for our honeymoon. It felt like we had the beach to ourselves and the house was just beautiful. Ana and Nico were wonderful and so helpful. If you are thinking of having Ana cook for you, I’d highly recommend it. She is a great cook! We had chicken tostadas, beef fajitas and fish tacos. Her guacamole and pico were very delicious as well. We weren’t sure if we should rent a car or rely on car services. If we were to do this again, we would definitely rent a car. It would make things much easier. I would stay here again if given the chance. Thank you, Luis for hosting us in such a beautiful home!

We had a wonderful stay at Villa Picon. The property is palatial and stunning, the property is so well cared for by both Anna and Nicholas. Anna kindly made some amazing guacamole and chips for our arrival. The place is huge and nice for our boys to have their own rooms. The boys enjoyed both the kayaks and the boogie boards and the pool was stunning!

Villa Picón Exceeds Expectations
Our group of 7 ranging from seven months to seventy years of age all loved our stay at Villa Picón. The location on Playa Secreto is worlds away from the chaos of Cancun! Luis was easy to communicate with and Nico and Ana were absolutely lovely on site. We found that the listing actually does not do the place justice - things were even better than expected! Case in point: despite saying the common spaces were not air conditioned, we arrived to find a delightfully cool sitting room and kitchen from the newly-installed air conditioning! The master suite is huge and has commanding views out over the pool and ocean. Loved our stay and can’t wait to return!

What an amazing experience at Villa Picon. From my initial enquiries and correspondence with Luis I was confident this place was going to be perfect. He was quick to respond to all enquiries and always friendly. On arriving, we were greeted by Nico who showed us around. There was guacamole (the best I’ve ever tasted) waiting for us made by Ana and we felt immediately at home. There is so much to do just at the villa, sea kayaking, body boarding, play in the pool. We were able to watch the baby turtles hatch in the evening and we also saw a turtle come ashore to lay eggs (we feel incredibly lucky). The kids loved the pool, it was nice and warm and the perfect temperature for playing in all day. We visited Puerto Moreles, Playa del Carmen and Chichén Itza. Aside from that we didn’t leave the villa as it was so perfect! I wish we could visit again. What a magical place

Great vacation
Our trip got delayed so we arrived a day later. Nico and ana were great from cooking, groceries store shopping, cleaning, cleaning the beach, cleaning the pool, fixing the hot tub, they were absolutely the best. We had a great time. With 4 adults and 2 children. We had ana cook most nights we also offered for them to eat with us and they did a few days. We rented a car to go several places, taxi for 6 is like 100 each trip so we opted to just rent car. Directions on address pulled up once in cancun to the villa from the app on vrbo had to click on map there. The only thing i can recommend for villa picon is ac in the actual house part not just in rooms. It got really hot and the only place to cool off was in bedrooms. We are spoiled here in united states. The breeze from the ocean was not enough when opening sliding glass doors with screens especially when cooking in kitchen. We made the best memories and please let ana and nico know that we truly appreciated everything they did for our family.

Lovely home with beautiful view that was perfect for a girls weekend!
We are a group of 4 lifelong friends who stayed at Villa Picon for a girls weekend. The house and location were perfect for us! The house was clean and very spacious and the outdoor area is beautiful! We loved the privacy and quiet but we’re not too far from some action. We rented a car so that made grocery shopping and trips into town super easy, but if you plan on just hanging out at the house and take advantage of the pre-stock service, then a rental car may not be necessary. Ana cleaned the house daily and Nico did the pool/beach set up every morning. They were very kind and available but also gave us space, which we liked. This would be a great house for couples or a family, too! We very much enjoyed our stay!!

Absolutely Amazing.
Pictures don’t quite do it justice. Space is much more grand than the pictures seem. Amazing outdoor space that leads to your own private beach. Villa is on the very end of a 3-plex. There wasn’t anyone in the middle during our stay. Felt very private. We were met with a pitcher of margaritas and a batch of fresh made guacamole from the caretakers (who were very nice). I think they typically do routine daily cleaning but when they came in through the service entrance the first morning and started to do our breakfast dishes, we let them know they could take the the rest of our stay off. Mostly in the high 90’s during our stay and VERY humid. Big windows and doors allow for maximum ventilation but, there is only ac in the bedrooms. Wife and I were fine for the most part. My mother in law, who is in her 70’s and our kids had quite a tough time with the heat though and frequently had to retreat to their bedrooms to escape the heat. Kitchen will get very hot during the use of stovetop. Be sure to open window behind the sink to get the cross breeze while cooking. Pool was perfect with plenty of umbrellas placed around it to lounge in and around it with a drink. The address that it gave weren’t great to copy and paste into google maps. House is in Playa De Secreto. I located it on the satellite view in google maps and dropped a pin. Guard at the gate seemed a little confused when we showed our VRBO confirmation and the names of the caretakers. The name of the villa seemed to work.

We had an amazing 8 night stay at Villa Picon. The owner is super responsive and answered all of my questions. The couple that live on site are just the sweetest. Anna and Nicolas were always available to help us with whatever we needed. Anna keeps the villa clean and will even cook for you! The rooms are spacious but the best part of the place is the huge outdoor covered patio that is spectacular! We had friends staying at a more expensive villa close to us on the beach and we all agreed Villa Picon was better. You will definitely need a car tho as there are no restaurants or stores within walking distance. If you want time to relax, no crowds and away from the noisy city, this is your spot. We loved it!

We loved Villa Picon!!
Our group of 7 (2 adults, 4 young adults and 1 teenager) had an amazing week at Villa Picon. Everything was great!! Ana and Nico were awesome! We arrived to chips, yummy homemade guacamole and freshly made margaritas. We don't drink alcohol but they didn't know that. It was so nice of them. The house itself is great as well. Very clean (Ana came in every morning to clean bathrooms, make beds, etc.), very spacious, well furnished and very comfortable. The pool area and beach were amazing!! We loved boogie boarding on the beach and playing in the pool (Nico kept it clean all week). Hot tub was super nice to relax in at night; water does get hot, just ask Nico to heat it for you. Puerto Morelos is a cute town ten minutes away with grocery stores, nice restaurants, cute shops and a nice town square. We loved everything and we can't wait to come back!! Also, the owner Luis was super easy to communicate with before we came. Don't hesitate, stay at Villa Picon! You'll love it!!
