The Space:
THE SKINNY: This 3 bedroom home is situated in one of St. Augustine's treasured residential neighborhoods in Butler Beach, just steps from the Weff Rd lookout over the intracoastal waterway where breathtaking sunset views can be caught! A short drive to the boat ramp, bring your boat, kayaks, jetskis and the like along! Only a 10 minute walk to the beach, just about half a mile til your toes are in the sand! Amazing shade with glimmers of sun is available in gobs on the private screened in patio, just off the kitchen and dining room. Relax inside or outside, grab some beach gear and head to the sand, or grill out on our propane BBQ. The house is equipped for longer stays, with a stocked kitchen, family amenities like a pack n play and children's dinnerware and laundry machines. Enjoy your coffee in the shade or a drink in the sun! An electric living room fireplace sets an ambience and brings everyone together to lounge.

THE PROXIMITY: Minutes drive to the best parts of St. Augustine beach and a 15-20 minute drive north to historic downtown St. Augustine! A1A is our main commercial corridor, equipped with shopping, groceries and restaurants of all kinds. To the south of St. Augustine is Marineland and Palm Coast, another amazing area to explore! This home is less than 10 minutes from Publix grocery store.

THE SPACE: The home sleeps 8 in 1 King, 1 Queen and 4 Twins (in 2 sets of twin-over-twin bunks). The kitchen is equipped to service 8 people and cook together for a great night in! The TV's are Smart TVs, so simply login to your Netflix, Hulu or HBO account to enjoy your favorite movies and shows.

AMENITIES: Electric fireplace sets a cozy ambiance. Some beach gear provided. Outdoor shower. Propan BBQ. Fully screened in patio. Family amenities such as a pack n play and children’s dinnerware. Fully equipped kitchen. Boat ramp nearby.

THE LAYOUT- This home has a solid 3/2 layout:
MASTER BEDROOM: King size bed with en suite bathroom walk in shower and soaking tub.
2ND BEDROOM: Queen size bed.
3RD BEDROOM: 2 sets of twin over twin bunks.
HALL BATH: Between the two guest bedrooms with shower/tub combo.

OPEN LIVING: The kitchen is situated adjacent to the living and dining area so everyone can be together whether lounging, dining or cooking! We outfit the kitchen with one roll of paper towels, a few starter trash bags and dishwasher pods for your first couple of days.

PARKING: There is plenty of off street parking in our driveway and single car garage for up to 3 cars.

LAUNDRY: We offer a laundry area in the garage with washer and dryer, starter laundry pods + dryer sheets, iron and ironing board and some basic cleaning supplies for your convenience.

HISTORIC DOWNTOWN ST. AUGUSTINE: Just a 15-20 minute drive north is historic downtown St. Augustine! Take a tour, enjoy the rich Spanish history, the architecture, the food and craft cocktails and all that our pleasant waterfront town has to offer. BEACHSIDE FUN IN THE SUN: Our beaches are unparalleled! We really know how to enjoy what nature has blessed us with here in our quaint little St. Augustine. This home is situated walkable to a beach access, and a few minutes drive from St. Augustine Beach! You can also drive to one of the public beach accesses in Crescent Beach to park and walk on.

TURN IT UP: Want to live on the edge? There are a couple of rental shops nearby where you can rent surfboards, paddle boards, snorkeling gear, you name it! Deep sea fishing charters and boat rentals are also available in multiple places throughout town. Delivery bike rentals available via a local company. Contact me for recommendations.

*SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $99. This fee acts as insurance for minor damages and covers you up to a max of $1000 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). *IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements.

Guest Access:
Entire space is included in this rental. Please, make yourself at home. Please be sure to abide by parking options notated in the above section.

Getting Around:
We recommend renting a car for your stay. If you prefer to travel by bicycle or would just like to rent them for fun, check out Drifters for drop off/pick up bike rentals.

Other Things to Note:
Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.

NOISE LEVELS: There are residents all around on all sides as this is a residential neighborhood. Please respect their right to quiet enjoyment by keeping noise levels down and observing quiet time per St. Johns County ordinance from the hours of 10pm until 8am.

Pack N Play Available Upon Request with 48 hours notice.

Dogs are not allowed in this property.

LOST AND FOUND ITEMS: We charge a $50 minimum to ship forgotten items, which must be paid in advance. For heavier items, we ask that you pre-pay the $50 and we will acquire any additional shipping cost and bill this to you accordingly + 25% service fee.

Interaction with Guests:
I am here for you during your stay, but our level of interaction is up to you. I'm only a phone call/message away. You will be able to self checkin upon arrival. Please, make yourself at home.

For your security and the security of the property, there are cameras located throughout the exterior only areas of the home. There are no interior cameras on the property.
