This adorable residence is in a private setting, yet only a short 5 min walk to the Gondola, Heavenly Village, casinos, shops, and restaurants. Close to world-class skiing, boarding, hiking, biking, rafting, and more! Guests will also have private access to beautiful private Lakeside Beach. The entire home was remodeled in 2018.

The space
Due to poor experiences with prior guests, there is a policy of not accepting reservations from guests who have no host reviews (or negative reviews). You MUST be over 25 years of age to rent this cottage. Sorry for the inconvenience.
Sorry, no wedding, bachelor/ette, or event-related groups and no gatherings of more than 10 people permitted. For security reasons, there are outdoor cameras so please be aware that this rule is strictly enforced.
This cottage is fully stocked as a vacation rental. Linens and towels are provided as well as basic cooking supplies. To ensure sanitary conditions and the safety of our guests, no food items are provided. This includes any spices or oils so plan accordingly.
The cottage has 3 bedrooms. Two bedrooms have queen beds with closets, and one bedroom has twin bunkbeds with a wardrobe. There is one full bathroom as well as 1/2 bathroom which doubles as a laundry room. The kitchen and living areas are large, and there is a separate dining area.
Guest access
VERY IMPORTANT!! You will need to send a photo of your drivers license in advance, as well as the make and model of your vehicle. This is required by our renters insurance policy, as well as to confirm your ID matches the one on the profile. Sometimes non-guests park in our lot, and we have had to have vehicles towed off the property. Please ensure this will not happen to your vehicle by sending us your info. Unfortunately, we cannot send the property access codes until we have your information so please make note of these details before booking this property!
Exterior security cameras are onsite and used to aid in guest protection as well as to ensure the stated guest headcount is accurate. Tampering or blocking of security cameras is immediate grounds for reservation cancellation without refund, per policy.
This property is part of Lakeside Beach so during summer months, we can provide discounted access to Lakeside Beach which is semi-private.
Other things to note
Due to poor past experiences, we have a general policy of not accepting reservations from guests with no prior reviews from hosts. If we are willing to make an exception and you are a first time guest, please realize this type of accommodation is VERY different from most hotel stays. We do not offer any hotel-like services, nor are we available to answer questions 24/7, as we do go to sleep fairly early or often travel to different time zones. While there is a cleaning and laundry fee, there is some upkeep which guests must be responsible for such as cleaning any used dishes and clearing your own garbage. Our detailed instructions provided before checkout must be followed. If not, housekeeping may charge guests additional fees.
The cottage is located on a flag a lot. You must walk approximately 50 steps, including 3 steps down, from the parking lot to the front door of the cottage. If you have mobility issues, and this type of walk is too onerous for you, this accommodation would not be a good fit.
There is off street parking for only ONE vehicle per unit, but this cannot be guaranteed. The parking area is small, and you will need to park efficiently to fit 4 vehicles. Host cannot control how other guests choose to park, but please be respectful. Unfortunately, unauthorized vehicles sometimes park in this lot. The host will call the tow company as well as the local police for ticketing, but this is the extent of what the host can do as we are not onsite. The best advice to to claim your spot earlier in the day rather than later.
If you arrive at 1am, and someone has illegally parked in your spot, there will likely be no one available to help you. You may park on the street if needed, but at your own risk. Parking is EXTREMELY tight in this area if Tahoe, esp during snowplow days. No street parking when the snow plows are working which is usually in the morning. Read signage carefully - the City issues $1k parking tickets! Parking in the parking lot which has a very slight slope, is at your own risk. If you get stuck, it is your responsibility to get yourself out.
No outdoor noise after 10 PM is permitted. This is a strict ordinance enforced by the City and also carries a $1k fine.
Due to wildfire danger, no open fires are allowed anywhere in Tahoe. The BBQ grill is not for guest use. It belongs to a long-term tenant.
If you are arriving during the winter snow season, it is important to be safe. Here are a few tips:
- Please check the weather report & road conditions for your route to Tahoe.
- Chains or AWD/4x4 are required. We are not responsible if your car gets stuck or gets damaged due to inclement weather. Please note this listing did not offer any type of covered parking when you made the booking.
- Carry extra blankets & coats in your vehicle in case you get stuck.
- Blackouts are often common for the area in times of heavy snow. There is a flashlight provided and the heat is through gas but please come prepared and fully charge your phone. Unfortunately, as a host there is very little I can do for you during a regional blackout, and no refunds can be granted. Please review extenuating circumstances policy for weather related acts beyond a host’s control.
- The property is on a snow removal service which comes after 5” of snow. This is standard for the region. They have many homes and businesses they service and are not on demand, though we are on a priority contract. Please message the host if they are not there by 3pm and there is more than 5" of snow still on the ground. Host will contact anow removal company in this instance, but no guarantees can be made.
- Please use common sense during a blizzard. If the forecast calls for heavy snow, it may be a good idea to stock up on food supplies and such in advance.
- We are not responsible for travel delays, ski lift closures or any other issues related to weather (it is not unusual to have blizzards, and therefore we recommend travel insurance).
There is wifi and internet provided through Spectrum Cable, but it cannot be guaranteed. Spectrum is notorious for outages during bad weather. There is no cable TV as decribed in the original listing - only internet streaming services which guests needs to log on through their own accounts. Please plan accordingly and remember to log out prior to departure.
Please note that we only provide several days worth of basic supplies (toiletries, paper supplies, etc). If you are an extended stay guest, renting for longer than severalk in days, we do not replenish these personal items. Do not rent this property if you are seeking hotel-style regular housekeeping service.
This residence is located in the woods of the Tahoe basin. During periods of inclement weather, especially heavy rains, snow storms or below freezing temperatures, wildlife (such as spiders, beetles, bears, raccoons, bats, and mice) often seek shelter indoors. If you have a deep fear of any of these animals, we advise seeking a vacation in a different location. Host cannot be responsible for wildlife intrusion. The best way to avoid an intrusion situation is to dispose of all food trash regularly, and not leave food out on any counters or table tops. They are attracted by the smell of food and crumbs.
Please read all the fine print on cancellation policy. Except for extenuating circumstances (as defined by ), my cancellation policy is strict. If you select the non-refundable option which provides for additional discounts, there is no refund at all except for extenuating circumstances. In these uncertain times with global warming, I highly suggest getting travel insurance. Traveling to the Sierra mountains at any time of year has inherent risks and uncertainty, such as Covid, snow, air quality, fires, road conditions, personal health problems, or any other reason. As such, we expect our guests to mitigate these risks by purchasing trip insurance. We personally have been purchasing trip insurance through Insuremytrip - the cost seems to be around $40 per $1000 in coverage, but you are free to procure your own preferred vendor for trip insurance, including the trip cancellation coverage now provided by . Our cancelation policy is clear, and we abide by those terms agreed to upon your booking. Doing this will ease both of our concerns and help you should you need to make changes to your plans for a variety of reasons. If an unexpected occurrence such as an accident or health emergency should arise, we refer all guests to their travel insurance policy for reimbursement. If you need to modify or alter, your reservation, the same cancellation policy applies, so please confirm your dates work before booking. Absolutely no changes permitted within 30 days of your reservation. We are not a “business” like a hotel, and unfortunately, we do not have the flexibility to accommodate last-minute changes or cancellation refunds, especially after we’ve blocked off our calendar for your booking.
If guests tamper with, disconnect, block, or unplug equipment, including wifi, modem, exterior security cameras, locked closets or cabinets which explicitly state “owner use only”, guests will be charged $500, trip cancelled with no refunds, and will be asked to leave property for violating community standards of respecting the host’s space.
