The Space:
Three Bed/Two Bath condo is fully furnished and equipped with everything you will need to enjoy your stay:

Bed Configuration:
Master: 1 King or 2 Twin XL
Room 2: 1 King or 2 Twin XL
Room 3: 1 King or 2 Twin XL
Each room has two twin XL beds (80 in. long). We can also push them together, put a liner in the middle with king sheets, and make a true king size bed (78" x 80"). So we can have either 2 twins or 1 king in each room, whichever you prefer.

Guest Access:
All guests will have access to the pool areas, hot tubs and fitness center.
The Neighborhood:
The Kota is a quiet private residential community. It is a 10 minute drive to the Kierland Commons and Scottsdale Quarter, one of the newer and nicer areas of Scottsdale. Here you will find excellent restaurants and shopping.
Getting Around:
I also work closely with GolfTroop, a golf vacation company. They have awesome discounted rates at most of the area golf courses, as well as rental vehicles through Alamo, and even rental clubs. Just ask me for details, and I would be happy to have someone reach out!
Other Things to Note:
Welcome to the lovely Kota Condo! This condo is about a 15 minute drive from the Kierland Commons where you can find many shopping and restaurant options. You can find a variety of options here like Culinary Dropout serving delicious American food or The Mission Kierland serving tasty Latin American food. Local entertainment that can be found in the surrounding area include Bowlero North Scottsdale, Fort McDowell Casino, West World and more! If you’re looking for more outdoor activities there are many incredible hikes like Javelina trail and Quartz Trail. There is plenty to check out during your stay!
There will be a white manual upon arrival that we highly recommend you read. All important complex rules and expectations will be outlined in the manual.
PLEASE NOTE: The pool areas are not managed by us. While the property advertises a heated pool (only the north pool is heated), normally set to 79 degrees, we have absolutely no control over the temp. For this reason, we do not guarantee any specific temp, and are unable to offer any refunds if the pool is not heated to guest expectations. While you can certainly walk to the heated pool, most guests will drive (it's a short drive).
Renter understands that an insurance policy covers the Property but that this policy insures only the Property and the tangible personal property in it owned by the owner and does not insure any personal property of the Rental Party or Renter’s licensees, invitees, or guests. Renter is advised to seek traveler’s or renter’s insurance if Renter desires to insure the Rental Party’s or other persons’ personal property during the occupancy.
Check-in is at 4:00 p.m., and checkout at 11:00 a.m. Early check-ins and late check-outs are generally not possible due to the time it takes to clean an entire home. The only way to ensure an early arrival or late departure is to purchase an extra night. Please contact me 24 hours in advance if you would like to extend your stay, and I would be happy to see if that is an option.
Failure to depart the premises before 11:00 a.m. on check-out without prior written consent will result in an additional charge of $100/hour withheld from your security deposit plus any expenses incurred by needing to move the incoming group of guests to a new property.
Any stay 28 nights or longer will be required to provide a credit card to keep on file. Our personal terms and conditions will also be sent separately and will need to be submitted. Feel free to ask for a copy if interested.
For any booking 28 nights or longer, any adjustment to the booking resulting in a reduction in the length of stay will incur a $500 fee, plus 10% of the difference in price.
Electricity will be charged separately ONLY FOR STAYS 28 days or longer. There is a large monthly discount applied, so in an effort to keep your price as low as possible, we ask guests to pay for the electricity cost should it exceed $10/day (roughly $300/mo). Everything else will be included (wifi, HULU TV, tax, pool/gym access, etc.) We have seen summer bills as low as $150/mo, and as high as $400/mo. This policy is an effort on our part to incentivize our guests to be mindful of A/C usage, keeping windows closed, etc. Once the reservation is confirmed, we will send a request to pay a $300 electricity deposit for the reservation. This will be applied to your final electric bill (any amount over $10/day). Any difference will be refunded to you, and any additional amount will be withheld from your security deposit. Checkin details will not be sent without the $300 electricity deposit paid in advance. Payment can be made through Airbnb as a separate payment, or directly through me with a valid credit card.
Interaction with Guests:
I will be available via email during business hours. Your check in information will also include an After Hours/Urgent phone number for issues regarding lockouts, water leaks and heater or A/C failure. No one will be on the premises.
