Pool:
After enjoying all the theme parks and attractions that our beautiful City of Orlando has to offer, you can enjoy and relax at this gorgeous house with a dip in the pool, with patio in a screened seated area.
GUEST ACCESS:
Entire space, guests will have access to the whole house.
It is completely private. Please make yourself at home.
Patio, Outside Dining Area and Pool are Private and Gated.
INTERACTION WITH GUESTS:
We will send you the door code the same day of your arrival and you will have a smooth self check in, we are available 24/7 by phone or the VRBO Chat platform for any questions or problems you may have.

By renting this property, you are agreeing to the following rules:
NO PARTIES OR EVENTS:
This is a family business, and this property is in a residential neighborhood. If you are looking for a place to have parties, THIS HOUSE IS NOT FOR YOU! In case of a party, we will cancel your reservation with NO REFUND of unused nights, and we will charge an extra penalty of $500.
NO SMOKING INSIDE THE HOUSE
Smoking is NOT allowed anywhere inside the property, but you can smoke outside in our patio. Do not throw any cigarette butts on the ground. In case our cleaning staff detect smoke oder inside the home, we will charge an extra penalty of $500.
ARRIVAL AND DEPARTURE TIMES:
Check-In time is at 4:00 PM and Check-Out time is at 10:00 AM, local time. Our cleaning staff need the time to prepare the property for the next guest. Therefore, please be respectful and leave the property at the agreed upon time.
NO DRUGS:
Electronic cigarettes are allowed. We have a zero-tolerance policy for the use and distribution of illicit drugs.
CLEANING:
Guest are expected to leave the property in decent condition. Trash should be disposed of by guest.
In those infrequent cases in which the property is returned in an extremely unclean condition, an extra cleaning fee will be charged.
NO LOUD MUSIC:
We want you to enjoy your stay with us, but respect the neighbors and keep noise to a minimum as we are in a residential area. Hours of silence in the patio and outside the house begin after 10 pm on weekdays and 11 pm on weekends. Excessive noises are subject to the cancellation of your reservation without a refund of unused nights, and an extra penalty of $500 will be charged.
MAXIMUM OCCUPANCY AND MINIMUM AGE:
The maximum number of guests on the property (at any time during your stay) is limited to the number in your reservation. Minimum age requirement for the person making the booking is 21 years.
FALSIFIED RESERVATIONS:
Reservation obtained under false pretense (e.g. number of guests or pets) will be subject to complete forfeiture of all payments or deposits and the party will not be permitted to check in. Excessive occupancy, or occupancy with undeclared number of persons or pets voids this agreement with no refunds.
SUBLETTING:
Subletting or leasing to another person the property that has already been rented to you is illegal and subleases or tenants can be evicted at any time. Sublessor will be reported to booking websites. Any exceptions (such as a family members) must be communicated and accepted in writing.
PARKING/GARAGE:
The drive way can accommodate two medium size vehicles, and street parking is also available. In addition, the garage door is not to be open. It helps to prevent unwanted critters from entering the property, and also helps to maintained the climate/temp. of the property. Do not park in front of neighboring homes.
PETS:
Accepted
We accept only one pet under 25 lbs, for an additional fee of $100 per stay. Please don't allow your animal on the sofas or beds. An extra cleaning fee may incur of $200, if hair or animal related damages is found. Please do not leave your animal unattended, unless it is in a crate. In addition, please take your animal outside to do their business and clean up accordingly.
LOST OR BROKEN THINGS:
We understand that accidents happen, but please inform us about any broken or missing item.
Our cleaning staff takes inventory after each stay and any missing items, heavily soiled or damaged linen / towels, excessive dirtiness or indoor smoking will be charged accordingly.
CLOGGED TOILET:
It is not allowed to flush toilet paper, tissues, baby wipes, women’s sanitary products or anything else in the toilet that can create an obstruction. Our cleaning staff will flush our toilet(s) after Check out, and if there is a problem, we will charge you for the plumber’s services.
TRASH:
Please take out the trash and leave the refrigerator empty.
TOILETRIES AND OTHER AMENITIES:
We will provide an initial supply of body wash, shampoo, and hand soap as well as coffee, sugar, dishwasher tablets, liquid dishwasher soap, kitchen towels, toilet paper, and garbage bags. Those items are intended as initial supply to only last the first 24 to 48 hours of each stay. You can always get more at the stores near the property.
BARBECUE:
BBQ GRILL uses with additional cost of $35. This will cover the cleaning of the grill so you don't have to worry about cleaning it before check out. Guess will also be responsible for obtaining their own propane. if there is still propane left on your arrival, feel free to use it, otherwise you will have to make a trip to the store to exchange the propane tank.
SWIMMING POOL:
We love to keep the pool perfect for our guests, our maintenance tech. will stop by every TUESDAY morning to clean it. Use the swimming pool at your own risk. We are not responsible for any accidents that may occur during your stay. Do NOT let children in or around the pool unsupervised. No glass near pool. Do NOT touch pool equipment.
POOL HEATING is not included in the nightly rates. There is an additional fee of $35 per night , We recommended the heated pool for the months of November to May. Heating is required to be on the entire stay, 7 days notification is required in order to heat the pool. A fee of 35 per day must be paid prior to check- in. Be aware that the pool make take 48 hours to reach its set temperature. *The pool temperature is heated between 80-89F degrees in winter, it's an outdoor heated pool. Please don't expect it's as a spa or indoor heated pool. *No specific pool temperature is guaranteed during and after cold fronts, or in winter general when days are short, pool heaters may struggle or even be unable to keep theater at the same temperature until the weather gets warmer.
GARAGE
Please do not park any vehicle inside the garage, this is a family game room: NO - vacuuming, washing, detailing, fixing any vehicle, motorcycle! Please don't move any furniture! Guest may incur extra fees for damages and cleaning.
Camera Devices:
Door bell, driveway, side exterior over looking backyard entrance, pool pump & heater, back patio overlooking pool and backyard. All of these devices record audio and video 24/7.
INSECTS/INEVITABLE:
In conjunction with superb cleaning, our house is treated periodically for pests. However, Florida is a tropical environment, and some insects may (and will) appear depending on the season (they also love the summer!). As stated the house is treated periodically, and thoroughly cleaned after each rental. We have no control over insects and will not provide compensation for such matters. Therefore, help prevent them by -
- Keep doors and windows closed at all times.
- Clean-up after cooking and mealtimes.
- Keep food inside the fridge.
- Empty inside trash regularly, and dispose in the outside trash bins.
The guest accepts that payment of their reservation implies acceptance of the above set of rules and any violation could result in the immediate cancellation of the stay, a request to vacate the property, and extra penalties.
