"All of the staff here are friendly and helpful as could be. The AC in the room worked great (and was quite necessary with the heat) and the fan on the terrace was a nice feature as well. Some people don't like the noise from the Barefoot Bar next door, but with the AC on at night we could barely hear anything from there. Plus, we go to the Barefoot every night anyway so being within easy stumbling distance was nice. The facilities are in need of some repair. For instance, the water heater was...

"We stayed here for the second year in a row and enjoyed it even more than the first time. We love the location and proximity to some great restaurants and bars. We also enjoyed grilling and eating at the home. The view is spectacular and never gets old. "

"This is a very cool little cluster of cabanas and a bar/restaurant on a legit TINY island. The staff is great, the food is decent, and the snorkeling could be better, but overall it was a fun stay. We were the only ones staying on the island, which was pretty cool."

"This place is showing it's age. The toilet is not bolted down, the water rarely runs hot, but overall it's a nice place in a decent location."

"We had a larger group with vetting times of arrival. Erica and the staff were amazing. We did not get to meet Erica but Melvin, Oscar, Juan, Mario, Jasmine and Maria we so helpful and so much fun to be around. "

"We stayed a week at New Dawn - plenty of room for 3 couples. The fabulous pool is the best part of the home and the beach and grounds are lovely. Be aware that the water off the beach is not clear like you might expect at a tropical beachside unit. We did have a lot of rain, but I don’t think that’s the reason. Even so you can swim and we enjoyed the kayaks and paddle boards. At the time we stayed the unit had a lot of snorkel gear, sunscreen’s, and even bug spray. Generous towels, both bath and...

"Beautiful view, nice bed, stocked kitchen, and plenty of sun! Went diving, snorkeling etc. Hung out at the house most days laying in the sun. The neighborhood dogs are fine and not an issue. Fun place to visit. "

The management company, Gecko Vacation Rentals, saw to our every need and we could not have been more impressed with the house and service we received. The house itself was perfect for our group of 9 adults (with 2 adults sharing the bunk room, wouldn't recommend it for more adults than that) - there were tons of areas to spread and hang out, with the beach/volleyball court in the yard and patio at ground level,...

"This new building was a great stay. No issues with the place. Owners were very responsive. Location was great just north of all the fun and located on the boardwalk. This was our first time visiting and our friends had several issues with their accomodations but luckily we were trouble free. I would call this place well located, and a safe bet for anyone. "Our stay was comfortable, with a good distance of walking to Lobster fest. Our room was pretty clean, provided all the amenities mentioned, and even soap and towels. There were some leftover, used things of soap that were still in the shower area from visitors past. It was hard to find our place at first, and even as I was sitting in my hammock one of the days, some visitors had to ask me to help them find their building. But overall, once we got settled it was a great spot to stay at."

"we couldn't have been more impressed with our stay. The owner of the villa we stayed in was just amazing. Her communication from start to finish was stellar. The villa had everything you could possibly think of. the porches on both sides made for wonderful views. She provided us with a very comprehensive list of things to do in the area, dining, excursions, shopping etc. Highly recommend you use her."
