Summary:
Situated within close proximity to both Newport and Providence, this 3 bedroom and 2 bath rental unit offers a perfect getaway for family or friends. Located close to Water Street, filled with restaurants, waterfront shopping, and local attractions, you won’t have any trouble finding something entertaining to do.

The Space:

Living Room
First room you see when entering the unit. Comfortable seating around a coffee table in front of a 50in HDTV, geared up with Roku ready to go. AC unit attached to one of the windows. Plenty of outlets to charge your devices. Stylishly appointed dining room just behind the couch allowing for dinner and show, should you be in the mood.

Fully Stocked Kitchen
Plenty of counter space and a large kitchen island affords a pleasant cooking experience. Fully stocked with stainless steel appliances including a gas stove and dishwasher. Two stools tucked into the island’s overhanging countertop.

Bedrooms
Three finely appointed bedrooms, each featuring spacious beds. Bedroom one sports a king sized bed, window mounted AC, wooden wardrobe rack for your clothes, and a comfortable chair. Bedroom two hosts a queen bed with incredibly comfortable bedding. It’s a good place for a guest to stay the night. Bedroom three acts as the primary bedroom, with a queen sized bed, a wardrobe rack, two end tables (and lamps), and a wall mounted AC unit.

Bathrooms
Bathroom one features a full tub and shower with all essential toiletries and amenities provided. Bathroom 2 features a full tub and shower as well, but also featuring a private toilet nook for when getting ready gets hectic.

Backyard
Fully fenced in with verdant green plants provide a private and peaceful outdoor space. A large central table in the middle next to a stainless steel grill. Charcoal not included.

Exclusive first floor access to the building. Enter using the keypad on the back doors that face the parking lot for direct access. For security, the front doors facing Main Street remain locked and are only used for exits. A photo guide for parking is available to ensure you find your designated spot with ease. Please note, access to the basement is not included.

- Toiletries are available in the home and restocked after every stay
- This historic three-story duplex features traditionally narrow and steep stairways without an elevator
- There are narrow stairs leading to this unit, please be careful when carrying luggage up the stairs

We offer convenient door codes for self-check-in. Portoro Homes uses convenient keyless entry for self check-in, details provided 2 weeks (or less) prior to arrival by email and text message.

• Early check-ins or late check-outs: If the property happens to be ready earlier than the standard 4 pm check-in time on the day of your arrival, in most cases an early arrival option may be available when confirmed with the main office. Late check-outs must be confirmed with main office staff prior to the date of departure.

- Age restrictions apply. Reservation holder must be 25 years of age.
- No Parties or Events. - Quiet Hours observed, 10:00pm - 8:00am.
- Upon arrival, we aim to ensure your safety, proper access to the home, and guest features. Should you have any questions, please don't hesitate to reach out to Portoro Homes directly.
- Known damages incurred during your stay must be reported to the property manager immediately.
- Before check in, we will send you detailed directions to ensure a seamless arrival.
- Check-in time is 4:00 p.m. Check-out time is 11:00 a.m.
- We cannot guarantee early check ins or late checkouts, fee typically applies. When it is possible to check in early or check out late, there will be a fee for anything outside of a one hour window within our standard times. If your need for an early check in or late check out is great, your best option is to book an additional night.
- Some homes have cameras for external monitoring only. -- This property has four exterior cameras, one at each entrance to the building.
- Some homes have pools and hot tubs. There is no guard around the water features. - Use at your own risk.
- In the State of Rhode Island and in Bristol County, all hotel and vacation rental hosts are required to collect hotel tax. We collect these taxes within the booking transaction.
- With our great location, there may be some street noise.
- This is a No Pets property. A daily rate fee of $150.00 will apply for violations and you may be asked to vacate the premises with no refund at the discretion of the Host.
- This is a No Smoking property. Penalty fees for violations will apply and you may be asked to vacate the premises with no refund at the discretion of the Host.

Interaction with Guests:
Our goal is that your vacation exceed your expectations. Portoro Homes communicates via email and phone. After a booking is confirmed, rental agreement will be emailed to the guest for e-signature. Check-in instructions are sent by email and text message 14 days (or less) prior to arrival date. We offer convenient keyless entry for self-check in. We do typically check in with guests by text 1-2 times during their stays to ensure a 5-star experience and remain available for any questions. We are available to guests 24/7 for any inquiries.

Great place to come home to after work

I recently stayed here while working in the area for a few days. The place is clean and in a fantastic location. Lots of good dinner options to go to in-person (walking or quick drive) or order in. Also very close to water and bike path if you want more than sidewalk exercise. Owners were very responsive via text and email and addressed any questions I had very quickly. Despite working in Taunton, I chose to stay here (45 minutes away) because of the location--access to water and restaurants--and I'd stay here again should work bring me back to the area.Note when checking in there is an outer door (with a key code) and an inner door (with a separate keycode). On top of that, there's a lock box (with yet another keycode) that contains a physical key for the inner door, if needed. This took a few minutes to figure out and we saw another group checking in to the 2nd floor apartment also confused by the door/code access process.
