Bluestone Hill House is a stone's throw from popular vacation destinations like Walton (4 miles), Hamden (10 miles), Delhi (15 miles) and Oneonta (22 miles). Long considered a peaceful respite from the busy city life, Delaware County embraces all that the Catskills are known for. Activities like hiking, biking, kayaking, fishing are popular in the warmer months while winter brings skiing, snowboarding and snowmobiling. Wedding venues, retreats and festivals can be found throughout the county, and our guidebook is specially curated to help you find the best! Main Floor: Enter the home through the side door, where a mudroom is conveniently equipped with a washer and dryer. Plenty of room to store shoes and coats. The back of the home consists of a full guest bathroom, large bedroom with ensuite, office with daybed and trundle, and a third bedroom. At the front of the home, an open floor plan offers and uninterrupted flow. The kitchen, well proportioned and classic, has all the appliances, pots and pans you need to create meals. An L shaped bar provides extra space for food prep as well as additional seating. The dining area is nestled into the front corner and is a cheery space for meals as well as doubling as a work station if you want to enjoy the view while working. Two plush sofa's provide a relaxing place to kick back and watch tv, play games or take a nap. And not to be outdone, the floor to ceiling wall of windows takes center stage with a dazzling view of the countryside. Open the doors to step onto the wrap around deck for a morning cup of coffee as the sun comes up, or grill and dine al fresco.

Second Floor: A short flight of stairs take you to the second floor with an open loft space, half bathroom and bedroom. You are treated to not only the outside view, but a birds eye view of the living space below. Tables and chairs provide additional space for remote work and learning, coloring, puzzles or games.

4. Second floor with 1 Queen Sized Bed, One standup closet/wardrobe, 1 Amazon Fire TV, workstation with desk/chair, 2 monitors with HDMI cables. Window AC unit installed May through September.

Bathrooms:
1. Main floor guest bathroom with tub/shower combo.
2. Main floor ensuite with shower, soaking tub and double vanity.
3. Second floor half bathroom.

Outdoors: Situated on 8 acres of mostly flat lawn, Bluestone Hill House has an expansive open area for outdoor fun. A short walk up the hill behind the home leads to something unique, a blue stone quarry! The quarry is a flat area at the top of the property, covered in stone - some cut, some not. You can still see the hill where rock was cut out of the slope. What can you do with the space? Make rock art, design a mosaic, bring chalk and draw pictures, make a cairn. Surprise us! At the edge of the quarry is a small fire pit area for nighttime gathering and star gazing.

Guests have access to all areas of the home and yard except for any locked doors (the basement and a few closets)

There is a mostly flat driveway with ample parking. The driveway is plowed in the winter and shoveled to the entrance.

This is just an extremely cool place in Walton. Furniture store run by architects, opening a gallery next door. They also sell bread and snacks sometimes. Must visit for anyone who likes design.

Bear Spring Mountain: 6.4 miles
Large park/wildlife management area 10 mins from the house. Can swim/boat and hike.

Right around the corner from the house, where we get our eggs! Drop by the farm stand for eggs/chicken/produce, they also do tours from time to time.

Check out the website to Great Western Catskills for all the up to date info for shopping, restaurants and activities. Groceries stores, gas stations, shopping, farmers markets and more are all located with 15 to 20 minutes in Walton, Delhi, Hamden and Oneonta.

A vehicle is necessary to get around. There is no or limited Uber or transportation services in the area.

In the winter months when snow is likely (October through April) AWD or 4WD is recommended along with all weather or snow tires with good tread.

- We have awesome neighbors, help keep us awesome neighbors too! While the home is in the country and private, noise does travel so please follow the quiet hours and keep outdoor noise down after 9PM.

- We are dog friendly, no cats. Sorry, we love them too! One dog max, with additional fee.

- No parties. If there are 8 people on the reservation there should be 8 people at the house. Please reach out to us if you would like to have daytime visitors.

- We have a private septic and well. Be conscientious of water use in the dryer months and no water lawn games, sprinklers, slides or kiddie pools. They can quickly drain a well leaving you with no water or brown water. And for the septic, only flush TP down the toilets.

- If you smoke outside do NOT put out cigarettes on the deck, throw butts on the driveway or lawn. If you smoke inside the home there will be a $500 fine. I don't want that, you don't want that. Let's just not.

- Payment processing fees are non-refundable.

- Check-In and Check-Out: Plan your travel on our listed 4PM arrival and 11AM departure times. Changes in times may be available for an additional fee if possible. Please give at least 24 hours notice for requests, last minute requests may not be possible as cleaning and service schedules are planned in advance.
