- EuropAssistance insurance to cover penalties in the event of cancellation of the stay = In addition to objectively documentable and unpredictable health or work reasons at the time of booking, you can cancel and be reimbursed in case of reasons related to: Covid-19 infections, epidemics and pandemics that directly affect you, your travel companion or family member; terrorist attack that hit the place of stay.
- Stay cancellation guarantee for Lockdown = In the event that you have to cancel your stay due to lockdowns issued by governments in the 30 days prior to check-in due to the evolution of the Covid-19 pandemic: national lockdown Italy; local lockdown in Italy concerning the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation); national lockdown of your country of residence; local lockdown in Italy in the Municipality or in the area of residence.
The price does not include:
- Mandatory extra cleaning in case of animals (€ 50.00 per animal per week or part of week). Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.
- Tourism tax not applicable.
Villa Adisa is located in the heart of the Val di Nievole, a short distance from the small borgo of Uzzano, between the towns of Montecatini Terme, renowned for its healing waters, and Pescia, world famous for the production of flowers. The villa, in a unique panoramic position, is framed by a typical Tuscan landscape that welcomes you as you go up the road, surrounded by olive trees, towards the gate of the property. The villa, entirely clad in exposed Impruneta terracotta bricks, is the project of a well-known architect and in 2023 it underwent a restyling aimed at tourist rental to provide you with unique comfort and relaxation, while maintaining the style and materials of Tuscan tradition. On the ground floor of this double storey villa are the living areas, with access to the outside, the fully-equipped, modern-style kitchen, three double bedrooms and two bathrooms. From the living room, a wooden staircase leads up to the second floor with a double bedroom, a bathroom, a small living area and a pocket terrace with a small shaded table and a view towards Lucca. The outdoor spaces are fully livable with the well-kept garden, areas paved with porphyry cobbles alternating with lawn, all surrounded by typical Tuscan plants such as olives and cypresses, multicoloured flowers, herbs with their unparalleled scents and a unique collection of camellias and lemons typical of the area. To the side of the villa, in a panoramic zone, is the swimming pool with solarium and adjacent to the outdoor living area with a view over the entire Pescia river valley. Among the wonders that can easily be reached and explored from this privileged position, are the renowned borghi of the neighbourhood, such as Uzzano, Massa e Cozzile, Montecatini Alto and Montecarlo di Lucca. Finally, not to be missed, visits to the extraordinary spa resorts in the immediate vicinity such as Montecatini Terme and Monsummano Terme with its thermal caves, where you can immerse yourself in the healthy, regenerating waters in the name of well-being and relaxation. No less important is the proximity to the A11 motorway, via the Chiesina Uzzanese entrance, which will take you to the nearby towns of Lucca, Pisa, Forte dei Marmi and Florence, as well as all to other well-known tourist destinations in Tuscany. The proximity to the town of Collodi, renowned for the puppet Pinocchio, will allow the kids to spend a day full of fun and entertainment in the theme park, going along and reliving the tale of Pinocchio (www.pinocchio.it).

Interior:
The property is on two floors; from the elegant entrance hall a door opens onto the living area furnished with comfortable seats and a modern Smart TV, continuing on to the dining area with a large French window, facing the portico with the panoramic outdoor dining area. A corridor leads to the kitchen, service bathroom and the sleeping area consisting of three double bedrooms and two bathrooms, one ensuite with shower and tube and one with shower. An elegant wooden staircase leads up to the first floor with a small sitting room, a double bedroom with en suite bathroom with shower and tube, a study for those who need to work in privacy and a pocket terrace with a small living area. Air conditioning only in the bedrooms.
Park:
Past the automatic entrance gate, a cobbled drive leads to the parking area, conveniently located in the immediate vicinity of the villa entrance. From here you will be welcomed by a colourful garden with beds of flowers, camellias and lemons typical of the area, a corner dedicated to herbs that you can use to create the typical dishes of Tuscan cuisine, as well as various trees typical of Tuscany such as olives, cypresses, oaks and pomegranates. Under the panoramic portico is the outdoor dining area with an adjacent mobile barbecue and brazier with seats, where you can spend relaxing evenings in front of the heat of the flame. Not far away is the panoramic swimming pool set in a solarium paved in larchwood and complete with comfortable sunbeds and umbrellas. On a terrace next to the garden is the outdoor living area equipped with comfortable seats from where you can admire the unique panorama which lights up like a nativity scene at dusk. Walking through the garden you will find various corners where you can relax, read a book or sip one of the many DOC wines of the area, such as Rosso di Montecarlo or Bianco della Val di Nievole.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool, adjacent to the villa, provides guests with a unique view of the rolling hills that rise towards Lucca. Just 20 metres from the villa, it can be reached from the lawn in front. Rectangular and measuring 4 x 8 m with a constant depth of 1.40 m, it is lined in sand-coloured PVC and has salt purification and internal lighting. Around the pool is the larchwood-paved solarium equipped with comfortable sunbeds, umbrellas and an outdoor shower. The swimming pool is open from the last Saturday in April to the first Saturday in October.
