This lovely new home is a vacationer's dream. Situated right on the Delaware River, within sight of the Milford Bridge, the home features 3 spacious bedrooms, a loft, a spectacular kitchen (a 'foodies' dream) and family room, two-sided fireplace, a deck on each level of the house plus a large secluded deck on the river, outdoor bar, sun room and 4 full baths.
Thoughtful planning for guests of all ages and capabilities include a four floor elevator and straight access shower, making it ideal for multi-generational families who want to enjoy time together.
The house and expansive property afford you plenty of room to be together or be apart. Whether a romantic get away, time with friends and family or action-packed adventure is your goal, this river home is your ticket to relaxation.
The home is large yet cozy; its warm atmosphere makes you feel far away even though you're only 90 minutes from NYC and 75 minutes from Philly.
Relax by the wood-burning fireplace and enjoy the bright airy feel of the home and the spectacular view of the river. Or gather around the outdoor fire pit.Spot bald eagles, and great herons, swim or fish from the deck. Canoe, kayak and bicycles are available to you. Walk, cycle or cross country ski on 60 miles of tow path, a short distance from the home. Or explore lovely towns on the River like Frenchtown (an 8 minute drive), Stockton (15 minutes), Lambertville and New Hope, a scenic 25 minute drive down river.
Young families may wish to visit Sesame Place, the Crayola Factory or Ringing Rocks.

River Paradise
My husband and I spent four nights at this wonderful house by the Delaware River. The interior of the house was stunning. Loving care had obviously gone into the design and interior decor. Every room held unexpected delights. The view from the great room and most bedrooms was spectacular. The kitchen was a dream. The house was so inviting and comfortable I told the owner she might have to evict me from the house, and I was only partly kidding. Joan was a pleasure to deal with. It is evident at every turn that she really cares about the comfort of her guests and wants everyone to have an enjoyable and memorable stay. As a person with mobility challenges, the elevator was a blessing and allowed me to enjoy the view of the river from the decks on every floor. It was also invaluable while bringing in bags and groceries. The house makes a perfect base for exploring the river towns nearby, and restaurants and grocery stores are nearby. I can’t wait to introduce my son and his family to Joan’s river house.

Beautiful riverfront home
My family and I had a wonderful stay at this beautiful riverfront property. The home is immaculate, one of the cleanest rental property I’ve come across. The property is beautifully landscaped with bamboo fencing. We definitely appreciated the elevator for a disabled family member. The grocery store is nearby in case anything is needed. Joan was very gracious and attentive to our needs. We enjoyed canoeing/kayaking/tubing on the river (all provided). We also enjoyed a nice evening around the fire pit. We all had such fun entertaining my 3 year old niece on the upper floor with all sorts of musical instruments (none of us musically inclined). This home is exceptional. Great place for family bonding. We plan on returning.

A Wonderful Reunion
We (three families of old college friends, each with kids between 1-10 years old) spent a long weekend at the house, and it was a wonderful venue for us to connect. We made the top floor the "Kid Zone", which was perfect as it had a bunch of individual beds and musical instruments. This allowed our kids to have a great time together, while giving the adults the opportunity to catch up. Joan was an amazing host, and went above and beyond to make sure we were happy with our stay. I can't want to come back again, as we all agreed we'd love to make this an annual tradition!

Relaxing River House
We could not be happier with our recent stay at the River House in Upper Black Eddy. The house is lovely and appointed with everything you could possible want! Beautiful kitchen? check! Lovely bathrooms? check! Comfy beds? check! bucket of hammers for Ringing Rocks Park? Enough bikes for a platoon of riders? life jackets? kayaks, tubes? Check, Check and Check. Joan has thought of everything. We had initially planned some outings to Sesame Place and other local attractions but the house, river, and nearby bike paths provided all the adventure we needed for six adults and 4 kids under age 5. We look forward to our next stay there!

I needed a house a my extended family for my sons wedding. This river home was perfect. The house was beautiful and meet all our needs. The grandparents loved the elevator. The home allows for great together time and allows privacy when wanted. The multiple decks and outside amenities made you like you were somewhere special at all time. Joan has appointed this house with anything you can need . You can tell Joan takes great care of her home and her guest. Her availability to guest is amazing. A group of 11 adults stayed here together, all of whom now consider this place a cherished spot. Every room has thoughtful touches and beautifully arranged comforts. Wonderful views of the river, fantastic kitchen for group meals, and enough space for everyone. Joan as a host was next-level in her welcome communication and kindness. We felt completely able to focus on simply enjoying cozy, quiet time with our group without worrying about whether we had what we would need. The house feels personal and established, like staying at one’s own family home, with every need seemingly already considered and planned for in its offerings. Amazing house, fully stocked and beautiful!
This is was the best vacation house we have ever been in, bar none. It is almost unbelievable how well stocked it is, from the kitchen to the tool closet, etc. that’s all on top of a great layout with dual sided fireplace, amazing yard and private dock, and very clean conditions. Whole heartedly recommend.

Wonderful experience in a beautiful setting.
Where to start about this wonderful property and an amazing vacation? Even weeks after I got back we still have beautiful memories and are swapping stories about this family vacation and will do for years to come. The practicals of course were all set up perfectly. Joan was amazingly communicative and check in was a breeze. The house is wonderful with plenty of space for even more people than we had for the week. Bucks County is always beautiful but being by the river was wonderful. We had a lot of rain the week before so the river was fast. Swimming only should be attempted by those who are strong and even so there's quite a current. We didn't use the canoes but enjoyed the bikes on the tow path, exploring the neighboring towns and swapping stories by the campfire in the garden. The main living area has room for plenty more with a large beautiful old wood dining table and an outside area that had us grilling every night and staying up late under the stars. We're already talking about going back next year.

Amazing!
We had 12 family members staying at this gorgeous home. Ages ranging from ages 2 to 70. Joan is a such a great host and the house was immaculate upon arriving and decorated beautifully! The kitchen is spacious and has everything you need. So many items are provided it made the shopping so much easier. This home offers such beautiful views of the river with multiple decks on the house and outside by the water. Bikes, kayaks, canoe, tubes, toys, firepit! You name it, this house has everything and them some! Thank you Joan!!!

Awesome Deleware River Home
This is our 2nd year staying at this home. It literally has everything..even an elevator ( great for bringing in luggage and supplies) Would be easier to say what it doesnt have that to list everything that’s there for you! ( even 2 sets of washer dryers ) Cant say enough about place or about hosts (Joan is a text away and soo accommodating). They home is as beautiful as the pictures. A great family home..if you decide to rent here you wont be disappointed and most likely you’ll return!

First Vacation with 3 Generations
I can’t say enough nice things about this house and about the owner, Joan. She is hands-down the most attentive and gracious host we have ever met. You can expect Joan to treat you like a neighbor. She’s wonderful. My MIL and FIL have limited mobility and this house allowed us to all be together, whether we were outside by the river or on any of the 4 floors in the house. The elevator was great! The proximity to Milford and Frenchtown made grocery shopping very convenient. I even walked from the house to Milford for a little exercise. The house is just gorgeous—Lovely decor inside, beautiful outdoor accommodations, tons of games, and everything you need from spices for cooking to netflix for movies. We even learned how to play croquet with the set in the garage. So fun! We definitely plan to stay here again! I would highly recommend.

Hidden Oasis
This house has it ALL. It is an absolute dream to stay at. While having easy access to the river from the back yard, you still had a full back yard to run and play in! It was a delight that each bedroom not only had its own bathroom but also balcony, almost as if each was its own bed and breakfast. Staying as a family of multiple married couples, children and young adults, there was always something for someone to be doing! Every part of the house is thought through, including the elevator from car port to any floor! There is so much pride taken in the design and care of this house and it shows in every aspect! Not far down the road was an ice cream shop, strawberry picking and an amazing bagel place! Truly as lovely as the pictures showed it!

Wonderful for all ages
We just had a multi-celebration party and family reunion at " the River Home" with family members ranging from 4 months old to 88 years young, celebrating my daughter's graduation and birthday and mother's day.... This beautiful home and is clean, comfortable, beautiful and equipped for all ages and phisical abilities. The elevator was a blessing, well equipped for fishing, kayaking, biking, cooking, baking...... We made such beautiful memories and would love to have another family reunion here. Bucks county delight
Joan was exceptionally communicative. Provided great food insight to the area and what is available. The property is honestly more like a 10 star rental!! Our group has been using short term rental sites for years. Many of the places we have stayed have clearly been "used and abused" and amenities listed, although present, aren't functional. This property is NOT that!!!! Everything is high quality and better than described! This is the 8th year in a row 6-10 of us have traveled and used short term rentals and this property (and Joan the owner) have, HANDS DOWN BEEN THE BEST EXPERIENCE so far! We look forward to returning and can't say enough positive things about Joan and her listing!

This was a fantastic place to stay. The home is warm and well-appointed, clean, organized, comfortable bedding, and an elevator to transport you and your luggage. There is not anything more that Joan could have provided. Exquisite home, interior and exterior just as described, amazing views, and a wonderful location. An unforgettable experience!
We had an amazing long weekend staying in this beautiful home for the double-header occasion of our wedding and our newborn’s baptism. We stayed here with our bridal party and had an incredible time. The house and property was so wonderful we only wish we didn’t have such a busy weekend so that we could spend more time relaxing by the fireplace, making s’mores at the fire pit, or kayaking on the Delaware. The backyard was the perfect place to take pre-wedding photos! Joan was an incredible host-the most communicative and thorough host we’ve ever had for a rental! If you’re thinking of booking this house, DO IT! You’re guaranteed to have a wonderful stay!

Rustic but Refined Retreat on the Delaware
Absolutely one of the nicest stays we have ever had. Our immediate family and several cousins gathered to celebrate our 45th wedding anniversary. We wanted to have a quiet place to gather, but also adequate space to spread out a bit and beautiful scenery for everyone to visit and relax. Could not have found a better solution. The accommodations are first class in every regard. The nearby, walkable town of Milford is quaint and welcoming with all the necessary services easily available. Beautiful views of the Delaware River are visible from most central rooms of the home and the extensive grounds of the property. Our host, Joan, was by far the most welcoming we have ever experienced in our many years of travel. I felt that she was absolutely committed to our enjoying the stay in her home, and her informative communication was responsible for significantly increasing our ability to fully experience the surrounding attractions and activities. When traveling in the area again, we would 100% visit again. Thank you so much, Joan!

Perfect Stay
The house was perfect for a multi-generation family get together. The property had lovely places inside and out for all of us to gather and plenty of space for quiet time as well. We loved cooking together in the kitchen and on the grill. Kitchen was one of the best equipped one we have ever seen. Good knives, lots of dishes, glasses and silverware along with storage containers, pots and pans, cutting boards, kitchen towels and an array of spices and condiments. The deck by the river was a favorite place for watching the water and the people going by. We made good use of the kayaks and canoe. We also rode bikes along the canal path, took long walks, and hung out. The house has everything you might want to enjoy the outdoors. Inside we enjoyed the beautifully furnished living room , played cards around the dining room table and took advantage of a cool, rainy day to enjoy a fire in the living room fireplace. Joan even furnished dry, well seasoned wood! The beds were comfortable and there were lots of towels and hot water in all the bathrooms. Joan was the perfect host. Checking in to see if we needed anything and quick to respond to any questions we had. We highly recommend this beautiful house

Hidden Gem nestled on the Delaware River
We were fortunate to come across Joan's River House, a true gem nestled on the Delaware River. Our Family ranges from 8 years old - 82 years old, with all age groups in between. This home is well maintained and fully stocked with top of the line supplies, linens and gadgets. It includes everything a family or group may need to enjoy time together. Anyone who enjoys cooking, grilling outdoors and/or gathering around the kitchen would love the layout of this home. For those traveling with grandparents, every accommodation is available for both the active seasoned adults and those who prefer to watch the action for the deck above. All vantage points allow everyone to feel they are part of the activities on the river. The access to the Delaware River is private and direct. There's no need to pack tubes, kayaks and canoe into your car unless you're interested in traveling to other parts of the river. The home has ample space indoors for family gathering and private spaces for quite reading or winding down. Anyone who may need to work while on vacation will appreciate the strong WiFi throughout the entire home and property. No need to huddle around the router to get a good connection and multiple devices can be supported without any issue. The owner Joan is a pleasure to speak with and will make every effort to accommodate your group's needs.
