INTRODUCTION:
The whole group will enjoy easy access to everything from this centrally located place. Has kitchen, living room, bathroom with shower, dining room, utility room with washer and dryer, and back patio with grill within fenced backyard.
THE SPACE:
You will have access to the entire 1,970 square feet space and no other residents on the property, plus some amenities are included in this rental.
NEIGHBORHOOD:
Bound at both ends of the street so no through traffic. Mostly retired people live on the street and those moving in are young professionals such as paramedics, nurses, nurse practitioners, ER doctor, physical therapist and physician assistant.
OTHER THINGS TO NOTE:
ADDITIONAL ACCESS DOORS:
✤ There are two other doors to the backside of the home. These have standard manual locks that have to be unlocked from the inside.
PARKING:
✤ Park in the 2-cart carport on the front west end of the house. Walk around the front via sidewalk to arrive at the front door.
ROUTER:
✤ The router is in the kitchen on the top of the wood and glass hutch located near the french back doors. It can be reset by pulling the power plug from the wall and waiting 18 seconds before replugging in.
CIRCUIT BREAKER:
✤ It is located outside on the east end of the house brick wall toward the back yard gate.
THERMOSTAT:
✤ The thermostat is located on the front entryway wall right in front of the guest as they enter the home through the front door. It is touch screen and very user friendly to guide each step what to press.
BLANKETS AND PILLOWS:
✤ Extra pillows are on the bed. Extra blankets are in bedroom closet.
TRASH INSTRUCTIONS:
✤ There is a large trash receptable belonging to the city of Tyler that is located behind the white fence area of the carport outside. It can be taken down to the curb for street pick-up every Tuesday and Friday by the city. It cannot be taken down to the curb earlier than 24 hours prior to those days nor left there 24 hours after those pick-up days.
WASHER AND DRYER:
✤ These are located in the utility room adjacent to the kitchen.
FRONT PORCH LIGHT:
✤ Remember to turn on front porch light if expected return will be at night as light is needed for sidewalk pathway from carport to front door. There are solar lights along the path but here in winter, they are not getting much sunlight so they may not glow as they should to light the way.
HOUSE RULES:
As a host, we aim to make your stay as comfortable as it can possibly be! Our mission is to help our guests create beautiful family memories in our cozy home. For us to do so, we would truly appreciate it if you can follow these house rules and confirm that this has been read within 24 hours of your booking. REQUEST FOR ID:
✤ For security purposes, we will be requesting a photo of a valid ID of the guest staying in the unit.
EARLY CHECK-IN/LATE CHECK-OUT:
✤ There is a charge of $15/hour for early check-in/or late check-out requests. We welcome these requests but this is subject to our cleaning time requirement as we want to make sure the cleaning team will have enough time to prepare the unit.
RENTAL PARTY:
✤ The rental party shall consist of the primary guest (no third party bookings, meaning the person who made the booking must be the person staying at the property). I have and will evict all guests if the primary guest is not staying at the property with no refund. The primary guest is responsible for ensuring that the accommodation is left in the condition it was in upon check-in. The primary guest shall be liable for any damages caused by his or her own acts and omissions (including without limitation failure to timely vacate the accommodation) and also for the acts and omissions of any individuals that the primary guest invites or otherwise allows into the accommodation. After the booking of the reservation, no additional guests shall occupy the premises without the written permission of the homeowner. If additional guests are approved, the maximum number of occupants shall not exceed five (5) people. The primary guest must have a government-issued ID, previous host recommendations, and respond to my pre-booking message.
DRUGS AND SMOKING:
✤ No drugs and smoking including, but not limited to tobacco, marijuana, electronic cigarettes, personal vaporizers, electronic nicotine delivery systems, crack or cocaine in any form, meth, heroine, or any other drug classed as an illegal substance by the U.S. Government, hookahs and any other device that emits smoke and/or vapor inside the house. If the guests and/or their invitees smoke inside the house or allow smoke to enter the house, they will forfeit their deposit and the primary guest(s) will be responsible for additional fees to remove the smoke odor and damage from the house (including re-painting the entire interior of the apartment, cleaning the carpets & drapes, cleaning the furniture and washing down all interior surfaces of the apartment). If these measures do not entirely remove all smoke odor and damage from the house, the primary guest(s) are responsible for replacing all carpet, furniture, drapes, and all other items that have absorbed any smoke odor.
PARTIES:
✤ If guests are found to have had a party without host permission which results in extra cleaning, guests will be responsible for extra cleaning charges.
PETS:
✤ Unfortunately, we do not accept pets on our property. We are animal lovers ourselves and absolutely adore pets. But sadly, some guests are allergic to animal hair and it can have disastrous consequences.
EATING OR DRINKING:
✤ No eating or drinking in the bedrooms.
QUIET HOURS:
✤ Guests and their invitees will respect the neighborhood at all times. Please keep the noise to a minimum after 10:00 PM. At no time shall guests and their invitees cause any noise or other disturbance that could negatively affect the quiet enjoyment of all other neighborhood residents and guests.
FEDERAL, STATE, AND LOCAL LAWS AND RENTAL RULES:
✤ Guests and their invitees shall abide by all local, state and federal laws and regulations at all times in conjunction with the rental and use of the property.
CONSUMABLES:
✤ Please acknowledge that from occasionally, we may leave consumables such as condiments or snacks left behind by previous guests, if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables.
PARKING:
✤ Please park on the street, at least 20ft from the stop sign.
SECURITY DEPOSIT:
✤ The primary guest(s) will be responsible for any excess cost of repair, cleaning or replacement required as a result of damage caused by the guests and their invitees during the stay. The deposit will also be returned so long as following provisions are met during your stay:
1) No damage is done to the house or its contents, beyond normal wear and tear.
2)The primary guest was staying at property during reservation along with other guests mentioned when making reservation. And if the total number of overnight guests do not exceed the number in the agreement.
3) You respect the quiet hours (meaning no calls from police or neighbors).
4) No pets were brought with you.
