Completely remodeled in 2022. Villa, panoramic lake view, private swimming pool

A villa foi completamente remodelada em 2022 e 2023. Todas as camas, cozinha, chuveiros dos banheiros, banheira de espuma, casa e luzes do jardim foram transformadas. A piscina foi totalmente remodelada e agora está com sal. Chega de produtos químicos na água ou na pele. Agora com ducha externa também. Ar condicionado em 4 quartos.
A moradia é isolada, com uma vista excepcional, de 250 metros quadrados, a apenas 150 metros da sua praia privada no Lago Bracciano. Está situado perto de Roma (40 min), do mar (40 min) e 50 min. do Aeroporto Internacional de Fiumicino. Numa encosta com uma vista panorâmica e extremamente ensolarada de 180 graus sobre o lago e a paisagem romana mais protegida. Uma piscina privada, uma praia privada no Lago Bracciano a 150 m. da vila, e todas as comodidades fazem dela a escolha perfeita para umas férias relaxantes. Internet de alta velocidade em wifi, piano, hi-fi, televisão por satélite e, em geral, uma vista deslumbrante sobre o lago e o campo são apenas algumas das características da villa. A moradia tem persianas metálicas anti-roubo e porta blindada. A grande área da piscina infantil também com uma grande parte rasa está completamente protegida da vista exterior. Mesas de jardim, cadeiras e espreguiçadeiras estão espalhadas pelo jardim. Cada recanto desta deslumbrante propriedade comunica relaxamento e bem-estar. Observe que os aluguéis vão de sábado a sábado na alta temporada (maio a setembro). Há uma taxa adicional por pessoa extra acima de 10 pessoa e uma taxa semanal para limpeza final, limpeza de piscina, jardinagem, eletricidade, gás, consumo de água, toalhas, lençóis , assistência em caso de necessidades urgentes e todos os impostos.

A beatiful spot in the hills with a fab pool and stunning view over Lake Bracciano. We were a family of 9 and had a great time. Need some more dining chairs and outside furniture a bit worn but overall very enjoyable.time had by all.

Un paradiso!

o soggiornato presso la villa di Armando con amici/ex-colleghi provenienti da vari Paesi. E'stato da subito come trovarsi a casa. Il luogo e'magico, la casa grande, luminosa, accogliente, dotata di tutti i confort. Il check-in e'stato ottimo e flessibile. Da tornarci sicuramente!

Une semaine en famille(12 personnes) la villa est idéale. La vue est superbe. Beaucoup de choses a visiter et Rome est a1 heure. De très bonnes vacances

War schön aber ein paar Sachen waren störend

Der Pool war super. Das Haus ist etwas in die Jahre gekommen aber trotzdem schön. Die Straße daneben war unglaublich Laut. Der See war wunderschön. Man fährt nur 30 Minuten nach Rom rein. Top Umgebung

Italian holiday 2024.

We had a wonderful week in this beautiful house. It has everything you need for a holiday!! The pool is just amazing and the views from the poolside are out of this world and get even better when the sun is going down 🌅.. there’s a town nearby where you can get all your shopping, restaurants and anything else you need for your stay.. we traveled to and from Rome by car a few times at less than an hour each way, so it’s really nice to get back from the hustle and bustle of the city to a little bit of paradise!! We also had access to the private lake which was never crowded and is very safe for small kids and was also very beautiful and refreshing.. we would definitely recommend this place and will definitely be back again!!

The property was as described. The views were amazing when sitting at the tables by the pool. The views put the three bedrooms we used all had balconies and views of Bracciano Lake as well as the pool. Each bedroom had an air conditioner if you chose to use it independently of each bedroom. We each had our own bathroom which was great. Tommaso checked us in and toured us the house upon arrival and how things worked. He lives in the town so if we could have had any issues we was close. We had no issues. Armondo the honor called to check on everything the evening of our check it. He communicated well with us. He even answered several emails to answer questions before our arrival. Very helpful to have a washer. The home sits upon a hill for amazing views. It’s pretty quiet area but short drive into town. We really liked that fact. It’s easy access to Rome per Tommaso taking the train from Anguilla was pretty easy and saved us from driving in the city center area. Cheap tickets. We loved everything about the house and surrounding area. Highly recommend. The pool is huge if traveling with a family in particular. It is a little tricky to unlock the entry gate it seems to stick a bit. That was the only difficulty we had. Other than that if we should return to this area we would definitely try to stay here again!

Ich habe einen kurzen Urlaub mit meinen Freunden verbracht. Wir haben alles gefunden, was wir erwartet haben. Die Umgebung ist sehr ruhig und friedlich. Es war sehr schön, den Sonnenaufgang und Sonnenuntergang zu beobachten. Es ist auch ziemlich nah - etwa 50 Minuten - für eine Reise nach Rom. Vielen Dank Armando, Vielen Dank Tommaso.

great location and views

we really enjoyed our holiday in Poggio delle Ginestre on the Bracciano Lake. the views from the House were amazing. we used the house as a base to visit Rome and Montepulciano but you must have a vehicle. Pool was a bit cold at Easter (end of March) so we could not make use of it. but it looks a great pool for in the summer. Tomasso was super helpful and also the owner Armando very helpful and friendly.

Prachtig zicht om het meer,

Zeer mooie streek met zeer actief Trevignano en makkelijk te bereiken Rome per auto of trein. De villa heeft een prachtig zicht een mooi zwembad + privé strand aan het meer op loop afstand. Het gelijkvloers i(keuken. Slaapkamer en badkamer) wel aan renovatie toe.

Special family holiday

The villa was amazing especially the swimming pool and the view of the lake was breathtaking, we did have some issues with the villa, we didn’t have enough towels, one small towel and one pool towel each is not enough, the villa was not very clean, the outside furniture needs painting as the paint came off and damaged clothes, I think things are getting tired and need fixing ie, kitchen units, some furniture, the bin system was very difficult to manage as not collected and not enough room to store everything also a bigger fridge is needed for so many people sorry to complain but we did feel that these things made it hard to deal with things every day. Thomasso was okay but I think a bit rude and he should have waiting until we left to come over and start working on the pool it felt very intrusive, and I don’t think that him and his wife are cleaning the house very well it needs a good going over.

Enjoyable

The villa was beautiful with an amazing panoramic view of the lake and an amazing swimming pool which we enjoyed immensely. It was quite spacious for our family of 8. Has air conditioning unit in all bedrooms on the second floor except for the one bedroom on the first floor. In fact, the first floor does not have an air conditioning unit. Which made it a bit uncomfortable during the warmer days. We wish that bath towels were as large as normal bath towels and not the size of hand towels. The garbage and recyclable systems were somewhat confusing. But despite of these minor issues, we had an amazing and enjoyable experiences. The town was very charming with lots of places to eat by the lake and all had delicious cuisines. We will come back and definitely recommend this villa. Liz, Steve and family.

What a lucky find

Although bookings were in different names I was actually there for four weeks. Everything great. One additional improvement would be some sort of communication between entry gate and house. I understand that this has been challenging to resolve. If phones are not working this can be a bit of a problem

Fijn huis om omgeving en Rome te ontdekken

Met veel plezier heb ik met mijn familie hier een week doorgedacht. Huis is geschikt om thuis te eten, luieren aan het zwembad, of het strandje aan het meer te bezoeken. Ook dag trip naar Rome met auto of trein vanuit Anguilara is prima te doen. Trevignano is prachtig dorpje met fijne horeca

Rom im Frühling

Idealer, weil ruhiger und wunderbar gelegener Rückzugsort nach der österlichen Überfüllung in Rom, gleichzeitig kurze Wege nach Viterbo und anderen schönen Altstädtchen. Eine bessere Aussicht als von den Terrassen und Balkonen in der Abendsonne ist schwer zu finden.
