The Price includes:

- EuropAssistance insurance to cover penalties in the event of cancellation of the stay = In addition to objectively documentable and unpredictable health or work reasons at the time of booking, you can cancel and be reimbursed in case of reasons related to: Covid-19 infections, epidemics and pandemics that directly affect you, your travel companion or family member; terrorist attack that hit the place of stay.
- Stay cancellation cover due to lockdown = It protects you and your travel companions in the event that you are forced to cancel your stay in the 30 days prior to the scheduled check-in date, due to the occurrence of Covid-19 epidemic containment measures officially imposed by the Governments/competent authorities.

Borgo dei Cipressi stands opposite the hill of Todi, a town soaked in history, founded between the 8th and 7th centuries BC, on the left bank of the river Tiber along the ancient border between the territories of the Etruscans and the Umbri where ancient civilizations prospered in centuries past. The central structure consists of the main house, characterized by a stone coat of arms showing its noble origins; next to it, rises up magnificently the square-shaped watchtower dating back to the 14th century. Both buildings have been skillfully restored by the owners with taste and elegance, in both the finishings and furnishings, striving to keep authenticity intact without neglecting functionality with a few pieces of furniture of modern design. The exposed-stone façades, the wooden-beamed ceilings and the terracotta floors, the large stone fireplace in the living room and the built-in kitchen with wood oven, all confer upon the house the typical charm of Umbrian farmhouses, framed by a luxuriant well-kept garden, two outdoor dining areas and the large convenient swimming pool just a few steps from the front door of the house. The location allows guests to lose themselves in an environment of total relaxation, among fields of sunflowers and wheat in the lush green Umbrian countryside, yet just a short distance from the most beautiful towns of historical, cultural and epicurean renown in the centre of Italy. Services and shops for basic needs, open also on Sunday mornings, can be found in Todi and Ponterio, just 5 minutes drive away. Inside the property, in a lower position than the villa and for which absolute privacy is guaranteed, in an annex there is a small restaurant run by the owner where you can enjoy delicious dishes to eat on the spot or take away.

Interior:
The House is on two floors: the main entrance on the ground floor, next to the pool, leads via a big French window into a spacious living room with two comfortable sofas, a typical large stone fireplace and dining area. The living room leads on to the kitchen with wood stove and barbecue-fireplace and on to a zone with a double bedroom with ensuite bathroom with shower and outdoor access (right in front of the pool area), a guest bathroom, a utility room with washing machine and direct outdoor access. In the centre of the living room a stone staircase leads up to the first floor composed of one double bedroom with ensuite bathroom with shower and tub, a double bedroom with ensuite bathroom with tub, a triple bedroom (with a double bed and a single bed) with direct access to the garden via an external staircase, and served by a bathroom with shower the floor is completed, with direct access to the garden via an external staircase, by a spacious triple bedroom (one double bed and one single bed) with ensuite bathroom with shower, a further double bedroom with ensuite bathroom with shower (this bathroom has direct access to the garden via an external staircase). Park:
A wrought-iron gate leads into the 1-hectare park surrounding the house, while the remaining 12 hectares belonging to the property extend all around with stunning expanses of fields of sunflowers and wheat and a 160-tree olive grove. The driveway of tall cypress trees inspired the name of this home, formerly called Villa Aurora for the name of the owner who, with her passion and love for this land, created the lush and well-kept garden by personally planting much of the vegetation. The parking area is located along the drive a short distance from both the gate and the house, perfect for four cars, and there is a further 4-car parking space below the large panoramic terrace. An external staircase leads to the upper part of the garden with the main entrance to the house which can also be reached by car. The garden extends over several levels with areas of gravel and lawn, surrounded by tall trees. The house is framed by many flowering plants, such as roses, geraniums and daisies, and fruit trees, such as figs, cherries, apricots, plums, jujubes, pomegranates and walnuts, as well as arbutus, holly, laurel and olive trees. Between the house and the tower, right in front of the living room and kitchen, is the romantic courtyard with terracotta paving for outdoor dining with table, chairs, umbrella and antique stone sink. From here, up a few steps, you come to an area of spongy green grass. On the other side of the house, just outside the front door, is a further dining area with table, chairs, umbrella and antique stone sink facing the wonderful swimming pool surrounded by a wide sunbathing area and bounded by a pleasantly cool grove of holm oaks on one side and a gentle grassy slope on the other. Inside the property live peacefully farmyard animals such as chickens, birds of various kinds, peacocks and cats.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The pool area is situated on the same level of the house which is only 4 metres away, right next to the main entrance. At the centre of a large paved 250 sq m solarium is the pool with semicircular Roman steps facilitating access to the water. The rectangular pool measures 11 x 5 m with a constant depth of 1.5 m, it is lined with sand-coloured PVC and has chlorine and salt purification. There is both internal and external lighting, an outdoor cold and hot-water shower, sunbeds and umbrellas. The pool is open from the last Saturday in April to the first Saturday of October.
Pets: On request. € 50,00 per animal per week to be paid on site. Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.
