We are minutes away from the center of town of Three Rivers where you will have nearby restaurants offering a variety of dining options, grocery shopping available to provide you with the essentials, and you will only be a 5 minute drive from Lake Kaweah, where you can explore water activities such as boating and lake swimming.
Our home is situated 4 miles away from the entrance to Sequoia National Park, so you have easy access to some of the world's most stunning natural wonders. Whether you're hiking among the towering sequoias, exploring picturesque meadows, or marveling at the wildlife that surrounds you, Sequoia Hills Villa provides the perfect base for your outdoor expeditions.
Guest Access:
You will have access to everything in the home except a hallway locked cabinet and storage area in half part of the garage. Our property is fenced off. There will be no one sharing the property with you during your stay. We have a geodesic dome in the back yard that isn't part of the listing and we ask guest to not wander off past the fenced area of the property other than the laundry room and game room located in the garage.
Our home has access to well water professionally treated and tested by our water association in our community. We also use Culligan water filtration and softener system for the entire home. We provide a Brita pitcher, but we highly suggest that guests bring their own bottled water if they are sensitive and have specific water taste preferences.
We would like to inform you that you may happen to see our scheduled pest control, pool maintenance, propane tank and water filtration crew to be visiting during your stay. During this visit, they will need brief access to areas outside of the home and facility they need to take care of. Please secure pets during this time.
Pool has NO access to heating. There is an above ground hot tub.
EV charger: The installation of the EV charger is for your ease and convenience to be able to charge while staying in the home. You will pay the FEE for the power usage to charge the vehicle or $20, it will show energy usage on the metered app and rates are dependent on time of use. Chargepoint Home Flex will charge any EV vehicle including Tesla as long as you bring your adapter.
Please park on the driveway in front of the garage. No street parking. Please do not park inside the garage to avoid blocking our trash bins to be wheeled out by cleaners on trash day.

Service animals are specially trained to perform tasks for individuals with disabilities. Under the Americans with Disabilities Act (ADA), these animals are not considered pets but rather essential companions providing necessary assistance. As such, service animals are welcomed at our property to assist guests with disabilities.
We gladly accommodate well-behaved pets for a minimal fee but we ask that our guests be responsible pet owners. Please crate your pet when leaving our home, bring their necessary personal items such as bedding, toys, and food and bowls. A fee will will be charged if you don't pick up after your pet.
Please ensure your pet is up-to-date on vaccinations and flea/tick treatments before arrival. Pets must be supervised at all times and kept on a leash when outdoors on the property.
For the comfort of all guests, we kindly request that pets are not left unattended. Pets are not permitted in the pool area.

We are committed to providing a welcoming environment for all guests, including those who rely on service animals. If you plan to bring a service animal, we kindly request advance notice to ensure we can accommodate your needs effectively.
HOUSE RULES:
Smoking inside the property is strictly prohibited. $300 fine to remediate cigarette smoke smell and $50 fee if you don't clean up cigarette remnants.
Observe Quiet Hours between 10 PM and 8 AM. Guests should be respectful of neighbors and keep noise levels reasonable at all times. No excessive loud music should be played.
No Parties or Events: To maintain the property's condition and respect neighbors, parties or large gatherings are not allowed.
Pet Policy : Please pick up after your pets. Only two pets maximum are allowed. Please check fee schedule and request prior to booking. Sneaking a pet in will double your fee.
Maximum Occupancy: Please specify the correct number of guests in your booking. There is a $20 per person fee after groups of 6 to accommodate for larger groups. Unauthorized guest will be evicted from property.
Check-In and Check-Out Times: 4pm check in and 11am check out is observed. A request of early check in and late check out is available at least 24 hours to your stay for a fee of $50 per hour. Any unauthorized late check out will incur a minimum fine of $100 per hour.
Emergency Procedures: For power outages, we provide emergency plug in flashlights and candles. WiFi and power outages are beyond your host's control. Your host will try their best to communicate scheduled outages so you can better prepare and make informed decisions but there will be no refunds for any loss of use of power.
Tampering with or disabling the WiFi and our security camera will result in immediate cancellation with no refund.
Care for the Property: Guests are expected to leave the property in a tidy condition. Please treat our home like you would your own.
Garbage and Recycling: Do not leave any trash outdoors. Please bag all garbage and place in correct receptacle located in garage if kitchen bin is full.
Air Conditioning/Heating Usage: Please ensure energy efficiency and avoid excessive utility costs by turning AC/heat, lights, fans and fireplace when not in use or leaving the home.
