Please read the entire description as we try to answer the most common questions we get from guests.

This listing is for the entire home, including the fenced-in backyard and garage. The neighborhood is quiet and peaceful, perfect for a relaxing getaway. This beautiful 4 bedroom/3.5 bathroom spacious San Tan home is located near San Tan Mountains and is a brand new build. Property features a large, open backyard with swimming pool and spa (heating optional with additional fee) along with an outdoor grill and rooftop deck.

Guest half bathroom in hallway

COMMON AREAS:
Large Kitchen with all your cooking needs, separate dining area, living room, family room and a fully stocked laundry room, hair dryer, iron & ironing board, and vacuum cleaner are also available.

(Children supplies such as highchair and pack n play are available for rent, please ask if needed)

PARKING:
Driveway can accommodate 8 vehicles, 2 Garaged. No overnight street parking allowed.

POOL/SPA:
POOL/SPA NOT GATED
Spa heating optional - the spa is not normally heated and time to get up to temperature can vary with the weather as well as other guest stays (may take up to 24 hours). Please let us know at booking time if you are interested in the heated spa option. Guests requesting this option are responsible for a service fee of $75/night plus tax and fees added on to your reservation cost. We want guests to understand this home`s setup in order to better set expectations. Because this home has a gas tank supplying the fixtures only the spa can be heated at this property.

PETS:
***Please let us know if you have pets, as dogs only are welcome to stay here with a max limit of 3 dogs. There is a per pet fee of $10 per day (plus tax). We do require that you have a place to keep your pet (i.e. dog crate, pet carrier, etc.) while you may be away from the house. We also need to know a few things about your pet (color, breed, weight, and age). Please let us know these details at booking time so that we are able to inform the community of your pet. Please note that guests are still responsible for picking up after their pet. Additional cleaning fees may be charged for pet messes left behind.

*We do our best to ensure guests have a 5-star experience. Guests will be provided with a start up supply of household items such as laundry soap, dish soap, paper towels, toilet paper, etc. so that upon check in you do not need to run to the store. If you are staying longer than a few days, you will need to purchase these items. Thank you!

When booking, please let us know how many guests will be in your party as well as how many vehicles you will have on-site, as well as the nature of your visit. With that info we can make sure the home is ready for your group and that you have all the necessary supplies, linens, etc. I am happy to answer any questions you may have.

LOUD PARTIES AND LARGE GATHERINGS ARE NOT PERMITTED.

Please only book this home if you will respect the neighborhood and its residents. Please limit noise when you are outside and observe quiet hours from 9 PM to 9 AM.

If your trip is more adventure focused, the home is located near the Red Rock Mountain. Saguaro Lake is not far away as well. This home is also located an easy drive to Major League Baseball spring training stadiums, the Barrett Jackson auto show, the Arabian Horse Show, the Fiesta Bowl and all the other great area events

If you are going to be travelling around the Southwest after your time in Phoenix, you can feel free to leave bigger bags here and use this as your base. San Diego, LA, Las Vegas, and the beaches of Mexico are all about 5 hours away. The Grand Canyon, Sedona, White Mountains, and AZ`s wine country are 2-4 hours. Take your carry-on and leave the big stuff while you explore. We have been to almost every corner of the state, so if you want to know the hidden treasures, we would be happy to tell you our favorite places to visit.

Please note, because Phoenix is so spread out, we advise having a vehicle if you stay with us. Public transportation is not far away from our home, but it takes a while to get to most parts of the city from our home. With a car, we are convenient to most parts of the Valley, including downtown Phoenix (sports, restaurants, and arts), Tempe (shopping, restaurants, nightlife), Glendale (sports and shopping) and Scottsdale (shopping, arts, sports, nightlife).

OTHER NOTES:
*Spa HEATING OPTIONAL WITH ADDITIONAL FEE
*Noise ordinance set in place 9pm-9am. Subject to additional fees if not followed
*Thermostats may have temperature limit locks (i.e. 72 deg.) to prevent being set at temperatures that may cause catastrophic damage in high heats or to help control out of the ordinary utility costs throughout the year.
*Pool and landscape vendors access the home once per week and have access to the back yard. 
*No Smoking allowed- Evidence found will result in a $250 fee.

For your safety and the safety of the home, we have one external security camera installed to monitor the front point of entry.

USING THIS PROPERTY FOR THE FOLLOWING PURPOSES ARE PROHIBITED:
- Any nonresidential use;
- Holding a special event that requires a permit or license pursuant to a city or town ordinance or state law or rule;
- Operating a retail business, restaurant, event center, banquet hall or similar use;
- Housing sex offenders;
- Operating or maintaining a sober living home;
- Selling liquor, illegal drugs or pornography;
- Operating a nude or topless dancing;
- Obscenity;
- Adult-oriented business; or
- Other uses prohibited by A.R.S. 9-500.39

Getting Around:
We HIGHLY advise having a car if you stay with us, and we have off-street parking available for you. Phoenix is a SUPER spread out city (50+ miles in all directions), so while we do have public transportation near us, it can take a while to get to your destination by bus.
Feel free to ask about distances, and we will let you know average drive times.

We expect all our guests to not only treat our location with care and respect but to also leave the place in respectable condition for our cleaning team. We by no means expect you to fully clean the property before you depart and instead request that guests clean up their spills and messes as they occur and remove any extra garbage that may build up during the stay. Excessive amounts of garbage and extra messiness may require an additional cleaning charge for our cleaning team.
