It is a small (350 sqft) and independent cottage with 1 bedroom with a double Tempurpedic bed, 1 bathroom with bathtub, full kitchen, living area, off-street parking, automated gate, your own private PATIO and your own private laundry area with washer and dryer. ALL FOR YOU OWN EXCLUSIVE USE!!! THIRD GUEST could be accommodated on the couch (not a sofa-bed) or on the inflatable Twin mattress.

Enjoy the privacy of this completely detached cottage (NO SHARED walls), including a prime side entrance leading to your next favorite home away from home!

Cottage is in the BACK of the TWO FRONT HOUSES (see photos). There is a house, a tall building and your unit/back cottage is the third one in the row behind these them. PRIVATE ENTRY TO BACK COTTAGE IS ON LEFT SIDE OF THE FRONT HOUSES.

THIS IS A FAMILY NEIGHBORHOOD. Protect your privacy and that of our neighbors. Don't be LOUD, please be considerate. Disturbing neighbors is not tolerated.

Patio use is allowed from 8am-10pm, please don’t be loud, no loud music.

Do not leave gated fence open.

Note about security cameras: the adjacent property (which is a different lot/parcel from our cottage) has two security outdoor cameras outside the front door and back patio door that are not being serviced and with no capability or live stream/recording as per owner of that property knowledge.

3 blocks from The RAPID Bus system stop and pretty much everything is within walking distance!!! Depending on your itinerary while in town, you can either rent a car or many guests rely on Uber and Lyft which are always available within minutes.

This home is professionally managed. We are a friendly team of folks who look after this beautiful property while the owners are away. We ask you to keep in mind, this is a private home which the owner retreats to. We simply ask that you respect & take care of the property as if it were your own. Let that love flow.

**We are available to you for standard check in times should you require any assistance from 4pm - 10pm. For after these hours we may be available for emergencies only and only then via Airbnb message app. We apologize if this causes any issues, but please consider this ahead of booking. Likewise, please advise us before traveling, on your estimated time of arrival so we can accommodate if possible.

RENTAL TERMS AND CONDITIONS 

Definitions: 

"My People". Shall include myself, my spouse, legal partner, guests, invitees, licensees, children, wards, heirs, assigns, personal representatives and estate, if any. 

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
-Please respect check-in and checkout times. Check-in: 4pm-10pm. Checkout: 11am
-Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside Airbnb.
-The maximum occupancy for the property may not be exceeded at any time.
-Host may request a photocopy of renter's ID for verification before check-in.
-This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
-Maintenance schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. We also request that our maintenance teams are not turned away if they should overlap your stay.
-Absolutely no parties or loud music.
-This is a NON-SMOKING property.
-NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have their reservation canceled immediately.

This Short Term Rental Agreement is between AIR CONCIERGE INC. (herein referred to as “Manager” or “Property Manager”) on behalf of and in accord with the Property Owner ("Owner") and you as Guest (or “Occupant” or “Renter”) of the date set forth on the reservation details confirmation noted on the confirmation which shall be received by the Parties via email as well as provided in the Airbnb.com software. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

SMOKING: A $1000 fine will be charged to Occupant if there is any evidence of smoking inside or outside of the property within a 20’ radius of the property.

Fire and Fire Safety. Occupant is notified that the Property may be located in an area susceptible to fire, and as such Occupant agrees all conform with all applicable fire codes of any governmental authority, and ensure safe and reasonable use, management, and extinguishment of any fire places, bbq's, smoking (if permitted), fire pits and any other device or act involving the risk of fire. In the event Occupant discovers any fire related safety issues, Occupant shall immediately inform Manager and cease and desist immediately from undertaking, or continuing usage until inspection, remediation (if necessary) and written approval by Manager that use is permitted. Flammable substances and solids, such as gasoline, benzene, naphtha, cleaning fluids, explosives, and fireworks may not be used or stored on the Property. Lighted candles, incense, kerosene lamps, halogen lamps and tenant installed electric heaters may not be used in the Property. ALL COOKING MUST BE CONFINED TO DESIGNATED COOKING AREAS. Use of electrical appliances not provided with the Property, such as hot plates, heating coils, coffeepots, popcorn poppers, electric frying pans, toaster ovens, irons, and electric heaters are prohibited. Storage or placement of any items (including trash, bicycles, boxes, furniture, etc.

My wife and I spent nearly two Weeks here - secure parking / clean / washer / dryer - we grilled and did use the outdoor area. Very close to many bars / restaurants / pubs / coffee. Easy access to interstate. Excellent communication with the property manager. Would definitely stay here again.

A few things need fixing. Otherwise I would’ve given a five star rating. Needs a fan to get the cool air from the living room to the bedroom. The requirement to send in a picture of your credit card on the one form was sketchy so I called and was not required to do it. Maybe take it off the form so others don’t have to do it either. I enjoyed the stay and would stay there again.
