Below you will find details about our 1 bed/ 1 bath home, Ginny's Riviera Villa in Pacific Beach. NEW FLOORING AND PHOTOS!

Ginny's lovely condo up on the top (4th) floor features a breathtaking 180 degree unobstructed, panoramic view of beautiful Sail Bay. The almost floor to ceiling, wall to wall windows and sliding glass door in the living room lead out to the balcony, with a table and chairs for enjoying the view. This is the only floor which provides a view of the entire ocean horizon as well as the bay. There is a king bed in the bedroom, a comfortable queen size Murphy bed that folds down from the wall and a queen size sofa bed for additional guests. The kitchen with granite countertops and stainless steel appliances, is fully equipped with everything you need for dining in. The living room has a plush carpet, gas fireplace, large flat screen TV and that unbeatable view! The spacious bathroom has dual sinks, a large oval soaking tub perfect for bubble baths with a shower. There is a coin operated laundry room about 30 feet down the hall.

The Riviera Villas are situated on the quieter East side of beautiful Sail Bay (the loveliest part of Mission Bay)! You will have a magnificent view of the sunsets with the activities of the bay in the foreground; kite-boarders, sailboats, water skiers, catamarans, etc. Yet, you are only 12 minutes from San Diego's bustling downtown historic Gaslamp area with its fine dining, 1.5 miles from SeaWorld, and within 15 minutes from the lovely Balboa Park with the famous San Diego Zoo. So, you can have it all!

Enjoy your coffee on your private balcony as you watch the boardwalk come alive. Right below, people are on the boardwalk riding bikes, skating, jogging, and just strolling at leisure. Take a stroll or ride our two provided beach cruiser bikes around the bay and if you like, cross over to Mission Beach with its wide boardwalk to watch the surfers or catch a glimpse of the green flash at sunset.

Vacation rentals in San Diego are for the most part, second homes for the owners. Therefore, some furniture or decor may differ from what is pictured because the owners needed or wanted to replace something. Professional photos are expensive and we can not re-photograph the rental every time something is changed but we do maintain the listing content with any notable furnishing changes especially related to sleeping arrangements. (*Please note: We do not give refunds because a piece of furniture or artwork has changed)

*NOTE: This home is in a residential neighborhood and, as such, is a NOISE SENSITIVE property. Respect must be shown for the property and neighbors at all times. No loud music, parties, and or loud talking outside after 9 pm. Violation of these rules MAY result in immediate eviction from the property per your rental agreement, and/or fines from the San Diego Police. Please review your rental agreement for complete details and rules about your home!

It is important for you to read all the details about your property. We highlight everything you need to know about your vacation rental in our listing, through emails, some home manuals, in-home signage and phone correspondence. We want our guests to feel prepared, informed and at ease while staying with us. We are always available if you have questions!

Upon confirming your booking, we will send you a rental agreement for your upcoming stay which you will need to complete. We will also contact you within 24 hours of the booking to obtain contact information and to address any questions or concerns you may have regarding your upcoming visit along with the House Rules & Rental Agreement. The check-in details will not be shared until the rental agreement has been signed.

Attention Guests: In addition to completing our electronic rental agreement, you will also be required to participate in our identity verification process. The service is offered through Autohost; an intelligent guest screening software that automates ID verifications, background and credit checks, security deposits and more, helping to improve guest experience and safety. Please note: for the credit card verification, a $2 hold will be placed on the card to run the report. This hold will never process and will fall off automatically within 7 days. Please contact us with any questions.

If you have never stayed in a vacation rental before, we are not a hotel, WE ARE BETTER! We offer many of the same luxuries of a hotel with the comfort and space of home to share with your whole family. Our property owners are our friends and we work with each owner to offer a special, specific and ideal environment for guests to experience and enjoy. All of our homes offer similar amenities so you can expect the same experience whenever staying with us.

With that said, we need you to do your part in helping us maintain each home. Please be attentive to ALL RESPONSIBILITIES as a guest of our home. Trash/Recycling, Check-out duties, Communication to management and Care of the home all help us give each guest and family a home to feel at home in. We appreciate your assistance in making our homes and our business unlike any other!

*Most coastal residents do not have air conditioning in their homes due to the cool, dry climate and sea breeze.

*We provide 2 complimentary bikes for our guests. If there is any issue with the bikes we will do everything we can to fix the issue with our maintenance team, but there will be NO compensation if the issue cannot be resolved.

We like our guests to feel at home as soon as they arrive! We provide a 'starter kit' to help our guests get settled without needing to rush off to the store.

Our kits include: paper towels, toilet paper, shampoo/conditioner, soap, linens, towels, kitchen sponges, dish soap, laundry detergent and fabric softener, dishwasher soap when applicable, trash bags, either Keurig coffee makers with k-cups or standard coffee makers, extra blankets, sometimes extra pillows, extra sheets-for sleeper sofas, hair dryers, ironing boards, kitchens fully stocked-enough for max occupancy with some extra settings, toasters, some waffle makers, blenders, tool kits, first aid kits, fire extinguishers, co2/fire detectors, and most homes have heat available.

While on vacation, we want our guests to enjoy their vacation to the fullest and we feel in order for our guests to do this, they should also feel informed. Our emails serve to educate you on your vacation rental home, the surrounding area, responsibilities, what to expect and how to get in touch with us. We respect your privacy so our emails help provide you with all you need to know to reference as you please.

In addition, most of our properties have House Manuals detailing specific information about the property, amenities and responsibilities. Not to mention an awesome section on attractions, events, restaurants and more to help guide you during your stay in San Diego!

Please note our policies:

Holiday 2024 Policy:
6 night minimum AND Saturday check-in is REQUIRED during our holiday season (December 21-January 4). One reservation CANNOT take both holidays, unless it is a 2-week reservation. There are no arrivals OR departures on Christmas or New Year's Day.
*An arrival on a Friday or Sunday may be possible, please inquire if your group needs accommodations that are different as we may be able to accommodate you!

Summer 2024 Policy:
Beginning Memorial Day to Labor Day, Saturday to Saturday is required with 6-7 night reservations. On July 4th 2024, check-in or check-out is NOT permitted. An arrival on a Friday or Sunday may be possible, please inquire if your group needs accommodations that are different as we may be able to accommodate you.

Last Minute Booking Policy:
If a guest books with us directly or on any OTA such as Airbnb and VRBO, within 72 hours of arrival, verification credentials are required. By making a payment on the reservation, the guest agrees to comply with our last minute booking policy.

To properly vet a guest with such short notice requires the following; a “selfie” photo specifically of the booking guest's face and holding either a Driver's License, Passport or State ID photo under their chin. We are just looking for a name to match and the photo on the ID to match that of the person in the selfie. This can be sent by email or text to our company email address. Additionally, we need to confirm guest details such as, payment, contact information, applicable check-in time, number of guests and ages, any pets, etc.

This process is required, and if a guest refuses to comply then the reservation will be canceled. We have found this procedure to be successful in avoiding fraud, and protecting all parties! We appreciate your cooperation and we are available to help with any questions.

Nightly Minimum Policy:
4 night minimum required in the off season.
6 nights AND a Saturday Check-in is REQUIRED during peak season (June - August). Arrival on Friday or Sunday instead may be an option.
(Please inquire if your group needs accommodations that are different as we may be able to accommodate you!)

Arrival/Departure Policy:
Check in time is 3 pm and strictly enforced. (From Memorial Day through Labor Day, check-in is at 4pm)
Check out time is 11 am.

Please follow all instructions for your arrival and departure in our email and phone call correspondence. There is signage around the home to assist with the use of amenities and questions that you may have during your stay. We are available too, even after hours-give us a call!

Pet Policy: Pets are NOT permitted.

Rate Policy: Prices change on a daily basis so the rates you see today may be higher or lower when booking!

Age Policy: We do not typically rent to guests under the age of 25 or large parties. Please contact us prior to booking to see how we may accommodate your group.

Waterfront view - fabulous!

A wonderful property to enjoy waterfront views and relax — great location for immediate waterfront walks and access to parking, bikes, and beach equipment included. The application submission and deposit was an extra step beyond the expected VRBO process, but it was handled with clear steps and excellent communication from the host. The gas fireplace is a bonus feature for this unit, helping warm the living room during cool mornings or after sundown. Bed and shower were comfortable and clean — 5 Stars all the way!!!

Place perfect away from crowd, beach front and spaciousA plus has a fireplace.Spacious and clean.Very close to the Airport, easy access to freeway and grocery. La Jolla one of the places we hangout so close nice walk and restaurants.Kitchen could have been nicer like, bowls 2, serving, and cookware and its doable. Limited to what you can used, we made dinner for family, perfect 4 people they have table for 4. Needs improvement the staff not same page and can be more helpful if questions are being answered instead of referring to the orientation paper. Too many codes and can easily get confusing. For example someone can't read or speak English what happens?In there application there's a question who is going and age. Two days before someone will call and asked what is the purpose of your visit to San Diego. This part is a bit passive aggressive question and even aged our age. It was indicated on our papers before we ageed to pay.

Would go again

After getting through all of the instructions and codes for this, that, and the other thing, just to get going in the unit, we thoroughly enjoyed the condo. We were within 15 minutes of everything we wanted to do while there giving us lots of time to relax and enjoy sitting on the balcony which was calming, despite all the (surprisingly quiet) activity all around, including sailing, water skiing, beach volleyball, dog walking, etc.. Great for people-watching! We loved it and have discussed going back next year.

Beautiful spot

The condo is in the perfect spot. Easy walk to Pacific Beach and endless places to eat and shop. A little noise from neighbors and users of the bike path and beach below but all to be expected in a beach property.

Great location and view!

Perfect location right on Mission Bay with amazing views! Everything was at our fingertips from bikes and beach towels to sand chairs. Easy walk or bike ride to shops, dining and the ocean. We WILL be back!
