Fully furnished holiday home with stunning views

Vivenda Xavier is situated at the little fisherman village named Porto Formoso, (the marvellous port). Just about 3 minutes from the vivenda you'l find is the local beach Praia dos Moinhos. A very particular small beach with outstanding sanitary facilities. Not far away you may enjoy a good cup of tea at Chá de Porto Formoso. One of the two old family business in Europe involved in tea production. This, all fashioned with the little fisherman port and the local church from 1509, turns this little place into a unique spot in Europe. The inhabitants make their living today predominantly from agriculture, cattle breeding, and fishing.

SO wonderful!
We loved our stay - everything about it! The house is marvelous. Luis couldn’t be a more responsive & kind host. The proximity to the beach is special. I loved sitting on the porch watching the view change minute by minute. A perfect vacation place. We highly recommend!!

Comfortable home in a great location
The house is exactly as shown and caters well for a longer term stay. It has all necessary amenities and it is a great place to come home to after a day of exploring. The owner was in constant contact and left us helpful suggestions and tips to make our trip more enjoyable. We highly recommend.

Amazing property and Host
We were a group of 4 senior adults and were looking for a quiet, comfortable location to end our Portugal trip. This spot was perfect! From the host guiding us in by phone when we got turned around, to the pleasant housekeeper who met us at the property to check in to the spectacular views of the ocean and perfectly stocked home, our stay could not have been better. With 3 bedrooms and two bathrooms plus generous sized living and dining areas (including a cool outdoor kitchen), there was plenty of room for us to be very comfortable. Porto Formosa is a tiny village so if you are looking for nightlife this is not the spot for you. We cooked for ourselves here and had everything we needed with groceries just a short 15 minute car ride away. We found this to be a good central location to explore the island from as well. You can easily walk down to the public beach (coming back up is a great workout!) and there is access to public trails close by. We cannot recommend this property enough! 5 stars!

Perfectly Appointed
The house is within minutes of walking to a beautiful beach, multiple restaurants, and a great hike with a waterfall close by. The house is immaculate and perfectly appointed with everything you could need, including great coffee! We found that the owner had provided many things that helped us enjoy our stay… coolers, backpacks, beach umbrellas, plenty of premade ice, lots of clean towels. All the little things that we couldn’t travel with but needed for enjoying the island. The view from the balcony is amazing and the sound of the waves on the beach at night afforded the best nights sleep I’ve ever had! We’ll be back!

Great vacation
We had a wonderful vacation. The house was very comfortable, kitchen was well equipped. The location is excellent for travelling around the island, and the local beach is a 10 minute walk away. The owner was very helpful, with a good binder available for suggestions of activities. I would definitely recommend this house to anyone staying on San Miguel.

Very well equipped and great host
Very scenic location on the north coast provided great central hub for touring the island. The house was very comfortable and had all the amenities we needed. Nearby restaurants were excellent and reasonably priced. Luis was easy to contact and offered great advice.. We had a great week even though the weather didn't fully cooperate.

Great week
We had a truly lovely time at Luis's place. Our kids loved it and we appreciated the baby gates, high chairs, and pack and play. The views of the ocean, and cows on a hillside, from the outdoor dining table were sublime. As others have noted, Luis is a top-of-the-line host who pays a ton of attention and wants to make sure you have a stellar stay.

Porto Formoso stay
Our host was terrific, not only in ensuring the property was wonderful, but also in helping with recommendations in the area. We loved being away from Ponta Delgarda, but still just a short drive to anywhere on the island. The beach is great. You will not regret booking this property.

Living the dream
We stayed for 3 nights, wished we had a week at Vivienda Xavier. We loved the property, amenities, and location. We fully enjoyed the sound of the ocean & waterfall from the patio in the morning & evenings, and the activities on the island, as well as the quaint beach and trail with waterfall within walking distance. We are already talking about returning with additional family to enjoy the island and the property. We absolutely loved our time, and Luis was a great, very communicative host.

Best area to set up home to explore the Island
Xavier provided everything we needed to feel at home on the island. Beach towels, full kitchen, fully stock bathrooms and laundry facilities. BBQ, outdoor dining with views of a waterfall and coastline from a terrace provides an outdoor respite. Being able to come back to this home after a full day of exploring was such a treat.

Luis was an amazing host and takes great care and pride in his property --- it really felt like we were staying at a friend's house. Fantastic views, easy access to beach and trails, but still felt comfortably off the beaten path. Very spacious and peaceful. If you stay here please look out for the neighborhood siamese cat we named "george".

Beautiful property in a small village
We enjoyed the patio overlooking the ocean and the quiet village of Porto Formosa. Property is a short drive to Ribiera Grande for shopping, restaurants, beach, etc. Our host has thought of everything and has the place fully stocked with lots of towels and linens. The kitchen has all new appliances and has everything you need to cook your meals in house. Fabulous covered porch with outdoor gas stove as well as Bbq. You won’t be disappointed. The owner called us three times during the week to make sure we had everything we needed and was full of advice on for touring the island.

Urlaub an der Nordküste von Sao Miguel
Die gute Werbung hält, was sie verspricht: attraktive Ferienwohnung in guter Lage - wir haben nichts vermisst! Die Hanglage des Objekts ist allerdings gerade für ältere Menschen zu berücksichtigen (Aussteigen aus dem Auto etwas beschwerlich). An der Nordküste scheint die Sonne zwar etwas weniger als im Süden, dafür ist die Luft viel angenehmer und frischer. Das Klima tut der Haut richtig gut! (z.B. bei Neurodermitis) Rheumatiker sollten trotzdem gewarnt sein - eher nicht empfehlenswert... In Summe überwiegen bei weitem die positiven Eindrücke - hier auch mein explizites Lob für den Gastgeber für die Freundlichkeit und Aufmerksamkeit!

Owner goes above and beyond
Luis’s top priority is customer satisfaction. He has a lovely 2 bedroom home with all the amenities for a great stay on Sao Miguel. Communication was quick and easy. He allowed us to check in early as our flight arrived at 6 am. He recommended a car rental company and we were able to secure a car with automatic transmission. This is not an easy task. He called us after our arrival to make sure everything was to our satisfaction. It certainly was. His home is centrally located and provides stunning views from both balconies. We highly recommend this beautiful property.

Sehr gute telefonische Betreuung durch den Eigentümer. Im Haus ist ALLES was man braucht vorhanden. Selbst die Kleinigkeiten von Salz über Spülmaschinentabs bis hin zu FFP2 Masken. ALLES da. Die Reinigung in den Schränken wird etwas vernachlässigt. Die Badezimmer sind zweckmäßig und leicht verwohnt aber sauber und in Takt. Rund herum hat man sich sehr wohl gefühlt, Man hat den Eindruck gewonnen, dass dem Eigentümer das Haus am Herzen liegt.

Perfect getaway
This villa has an amazing location, just on the edge of the small village. It hosts a really well-run beach cafe with a wide range of food, open from 10 am to 10 pm. The view from the villa's balcony is stunning, right over the ocean and at night you can hear the sea. Lluis, the owner, is very attentive and making sure you are comfortable. He is very caring and ensures that you have arrived safely, calling you on the house phone when you have arrived, and he provides tons of information. Nothing is too much trouble for him and you can call or email him at any time.

We really loved our stay. The house is great. You can hear the river and the ocean and the views from the balcony are amazing. The house is also really nice with small kids because there are so many toys. Both for inside and outside. I could go on but we simply loved it.

Perfect place in a perfect location
Beautiful, comfortable home perched on the hillside overlooking the ocean and cliffs of Porto Formoso. Short walk to the beach or to the cliffs. Luis, our distant host was friendly, attentive and really does care about making your stay a perfect one! You will need a car to see the sights of the island or to go grocery shopping. But as a home base with comfort, a view, and astoundingly beautiful environs it is a home that is perfect!
