Refresh in the primary bath's spacious walk-in shower or the guest bath's convenient shower. ACCESSIBILITY & CONVENIENCE:

• Additional: Kitchen dishcloth and hand towels, 2 pot holders and a few beach towels.
• This property has a laundry room available to keep everything fresh during your stay.

• We also provide the necessities to get you started: 2 standard and 2 oversized trash bags, 2 rolls of paper towels, 3 rolls of toilet paper, a new sponge, dishwasher pods and a Dawn dish soap dispenser.
• Each wash station is equipped with a full-size antibacterial hand soap dispenser for your convenience. Additionally, indulge in the luxurious Beekman 1802 hotel-quality amenities, including full-size shampoo, conditioner, and body wash.
• Homes with a washer/dryer include a few laundry pods and dryer sheets, ensuring every aspect of your stay is covered.
PARKING:
Driveway parking is available for up to 4 vehicles. Parking in the street or on the grass is prohibited.

VACAY TIME VACATION RENTAL AGREEMENT, POLICIES, AND RULES
THE PARTIES:
This Short-Term Rental Agreement ("Agreement") is made on {{reservation_date}} between the following:

Host: Vacay Time, LLC
THE PREMISES:
The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:

LEASE TERM:
The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} ("Lease Term").

The Guest Experience Team is available to assist anytime after check-in until 8 AM on weekdays and 24 hours Friday - Sunday. Please call or text ***-***-****.
Your assigned General Manager will reach out to you on your day of arrival and can assist you with any questions between 8 AM-4 PM daily, as provided in your check-in instructions/digital welcome binder. You can also reach our team members at ***-***-**** Ext 6. However, we recommend contacting the Guest Experience Team after 4 PM and anytime Friday-Sunday.
We understand that many questions can arise, and we always want to make sure you have someone to talk to and provide you with the details you need to enjoy your stay. We are here for you 24/7 during your stay.
SUBLETTING:
The Guest does not have the right to sublet the Premises.
INSPECTION:
The home is inspected prior to check-in by the assigned General Manager, who activates the locks for the Guest(s) and documents the home with photos to show how it is turned over for your upcoming stay. The Host has the right to inspect the Premises with prior notice, as per State law. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this Agreement.
CANCELLATIONS:
All cancellations must be in writing, sent to ***************@*****, or through your portal if booking on an outside channel (Airbnb, *******.***, ****, etc.). The Refund Policy dates below only apply if you booked directly through *********.***, if you booked through an outside channel the cancellation policy will be provided to you through their specific channel portal. We will honor the cancellation/refund terms based on your booking platform. Moving your dates and/or properties will also invoke the cancellation policy.
Full Refund: Guests are eligible for a 100% refund (minus the travel insurance premium, if applicable) if the cancellation is made at least 30 days before the scheduled check-in date.
Partial Refund: Guests are eligible for a 50% refund (minus the travel insurance premium, if applicable) if the cancellation is made between 14 to 29 days before the scheduled check-in date.
No Refund: No refunds will be provided for cancellations made less than 14 days before the scheduled check-in date.
Vacay Time Vacation Rentals does not give refunds for hurricanes (voluntary or mandatory evacuations), tropical storms, rainy days, overcast skies, or city beach closures.
OCCUPANTS:
The total number of individuals staying on the Premises during the Lease Term shall be a total of {{number_of_guests}} guests. If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination and immediate eviction by the Host.
We rent only to family groups and responsible adults over the age of 25. Any special occasions such as prom gatherings, weddings, receptions, family reunions, birthdays, fraternity or sorority parties, and graduation parties are not allowed at any time. Specific homes and locations do allow events, but you must be under a separate agreement with Vacay Time Events. If you would like to plan an event, please call ***-***-**** Ext 8.
Adults cannot rent properties on behalf of underage guests, no exceptions—this is grounds for eviction and forfeiture of all monies.
The maximum number of guests allowed on the property at any time is what is listed within the listing. If you need to increase occupancy, it can only be to the maximum allotted occupancy as listed on the listing, and you must request this increase so it is clearly updated and reflected within the agreement. The occupancy limit must not be exceeded at any time—this is grounds for eviction.
All Guests must be listed on the check-in form, and any vehicle must be included on the check-in form and cannot exceed the number of vehicles specified in the rental agreement. All unregistered vehicles and overages of vehicles are subject to towing, as City Ordinance determines the number of allowed vehicles during your time with Vacay Time Vacation Rentals.
MINIMUM STAY REQUIREMENTS:
Summer Months: BEACHFRONT & some BEACHVIEW properties have a minimum stay of either three or four nights. Check the online calendar or call our office at ***-***-**** Ext 6 to speak with a Guest Experience Representative.
Spring and Fall Months: You can reserve any time period with a minimum of two nights, except for certain holidays and local events, which may have a three to four-night minimum.
Cruise Terminals: Some homes close to Cruise Terminals have a one-night minimum for overnight stays before and after cruise departures and returns.
CHECK-IN & CHECK-OUT:
Check-In: Starts at 4:00 PM. Absolutely no one is allowed at the home before 4:00 PM.
