This four bedroom and three bathroom luxury villa is perfect for families, groups, business meetings, bachelorette parties and more.

Our primary Master Suite offers a King bed, fireplace, TV, walk in closet, and floor to ceiling ceramic tile in the bathroom with a tub, shower with two rain heads and more.

Second master suite has a king bed, tv, organized closet, full bath with large standing shower, defogging mirror and more.

Third bedroom offers a bunk bed trundle (three total beds) and a fourth twin bed. This is a perfect space for young children, big children, adults willing to share space. A tv in the room makes this the perfect gathering space for those wanting some privacy also.

Fourth bedroom has a twin under twin trundle for two total mattresses.

Our third bathroom offers dual vanity sinks with large standing luxurious shower and defogging mirror.

We made our great room living space the ultimate entertainment space with two dining areas, a large beverage bar, a large sectional around the fireplace with a TV, six island barstool, and fully opening glass walls to the backyard that includes more seating, another TV, bonfire pit, and heated pool

THE PARTIES. This Short-Term Rental Agreement (“Agreement”) between the following:
Guest, and the Host: Fouad Bazzi (“Host”).

THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:
Herein after known as the “Premises.”

Policies and House Rules:

* Pets- NO PETS are allowed in or on the Rental Property. Unauthorized occupancy of pets will result in immediate eviction and forfeiture of all Rental Fees, Cleaning Fees, and Property Damage Protection. Guest will be responsible for paying for all costs to fix or clean any related damages or odors with a minimum charge of $5,000.

* Non Smoking Policy- This is a non-smoking property. Smoking at the Rental Property will result in immediate eviction and forfeiture of all Rental Fees, Cleaning Fees, and Property Damage Protection. Guest will be responsible for paying for all costs to fix or clean smoking related damages or odors with a minimum charge of $5,000.

* NO CONFETTI ALLOWED. Please be advised that the use of confetti is strictly prohibited in this property. This includes any form of confetti, glitter, or similar materials.

* Guest Responsibilities- Guest will not have parties, make loud noise or do anything that could disturb the neighbors. Guest is responsible for keeping the Rental Property and all its fixtures and furnishings clean, sanitary and free of any damage. Guest will not use couches or sectional sofa for sleeping. Guest will not sit on couches or sectional sofa with bare skin (clothing required, shorts, shirts etc). Guest will not use decorative bedding and pillows for sleeping, Guest will remove decorative bedding and pillows and use blankets, linens and pillows underneath for sleeping. When ever leaving house Guest will lock all doors and windows. Guest is responsible for costs to replace any missing items from the Rental Property. Guest is responsible for the cost to clean, replace or repair any damage to the Rental Property or any of its contents. Any breakage, damage, dirt/mess/stains requiring excessive cleaning to Rental Property or its contents or any other costs incurred by Homeowner due to Guest’s stay at the Rental Property will be charged to the Guest. Prior to Checking-out Guest will put all debris, rubbish and discards in the trash cans adjacent to the garage, all dishes, plates, utensils, pots, pans, etc. must be washed and placed in the dishwasher and the dishwasher cycle must be started (if not done additional cleaning fees may apply). Guest will leave all dirty beach towels on top of washing machine, place all bath towels and washcloths on bathroom counters or floor. Upon check out Guest will lock all doors/windows and shut off lights.

* Indemnification and Hold Harmless- Guest agrees to indemnify and hold harmless the Homeowner for any liabilities, theft, damage, cost or expense whatsoever (including but not limited to attorneys’ fees) arising from or related to any claim or litigation which may arise out of or in connection with Guests use and occupancy of the Rental Property including but not limited to any claim or liability for personal injury, damage or theft of property or theft of property or infringement of intellectual property rights (e.g., illegally downloading video, audio or text files via any internet service located at the Rental Property) which is caused, made, incurred or sustained by Homeowner. Homeowner is not providing any other warranty of any kind, except as otherwise expressly provided herein, whether written or oral, statutory or contractual, express or implied, including, without limitation, THE WARRANTY OF MERCHANTABILITY AND FITNESS FOR A PARTICULAR PURPOSE OR USE, which are hereby expressly excluded. The term “Homeowner” as used in this Agreement shall include their heirs, successors in interest, assigns, employees, agents, and representatives where the context requires or permits. The term “Guest,” as used in this Agreement shall include Guest’s heirs, successors, assigns, invitees, representatives and other persons in or on the Rental Property during Guests occupancy (without regard to whether such persons have authority under this Agreement to be upon the premises), where the context requires or permits.

* Violation of Agreement- If Guest violates any of the conditions of this Agreement, Homeowner may terminate this Agreement and enter Rental Property. Upon notice of termination of this Agreement, Guest shall vacate the Rental Property immediately and forfeit all Rental Fees, Cleaning Fees, Property Damage Protection and Damage Deposit Payments.

* Pool- Guest understands that pool area is a liability and waives all liabilities of Host and assumes all liabilities. Cameras are on site and only viewed on an as needed basis in case of emergency or injury.

* Agreement - This Agreement, together with the attachments referenced herein and attached hereto, constitutes the entire agreement between the parties relating to the subject matter hereof, and supersedes all prior written oral negotiations, representations, or agreements. No modification of this Agreement shall be binding on either party unless it is in writing signed by both parties. Each section, subsection or paragraph of this Agreement shall be deemed severable and if for any reason any portion of this Agreement is unenforceable, invalid or contrary to any existing or future law, such unenforceability or invalidity shall not affect the applicability or validity of any other portion of this Agreement.

THE PARTIES ACKNOWLEDGE THAT THEY HAVE READ THIS AGREEMENT, UNDERSTAND IT, AND AGREE TO BE BOUND BY ITS TERMS AND CONDITIONS.

Ladies Reunion
This property is perfect for a group. Very nice bright updated home with lots of extras, big windows, comfortable sitting areas and outdoor venue with heated pool. Home was fully stocked with the basics and an exceptional coffee bar. We brought a puzzle and enjoyed working on it! Fouad and his team were very responsive. Highly recommend!

Incredible property and property owner!
We stayed in Fouad's Scottsdale property for Thanksgiving week. 2 families of 4 each. The property could not have been any more perfect for us. Here are a few things about the property that stood out to us: - the property owner is very accessible and will work hard to make sure you are happy - the beds all had tempur-pedic mattresses which we all agreed led to no back pain in the mornings. The rooms were roomy and there were extra blankets and pillows and throws! Even the bunkbeds were top quality! - the open concept with the windowed doors that slide to reveal the incredible backyard - we loved the pool and the fire pit and watched a lot of football on the outside tv. We also used the many provided pool floats and the gas grill. Love that AZ weather! - the kitchen was well-stocked. We mostly ate breakfasts and lunches there but also enjoyed a full thanksgiving meal! We really loved having the extra refrigerators for water, wine, and beer. The coffee bar was also stocked for us and we used both coffee machines every day. - the provided bikes. It is such a short ride to Old Town and we even took the bikes for a Walgreens run. - the location. Everything is 5-10 minutes drive from the house. The neighborhood was super convenient to the interstate, ASU, Old Town and any restaurant we could dream up. And it felt super safe and private! - 3 bathrooms which were stocked with plenty of towels, amenities, lotions for our dry skin, rain showers, toiletries, etc. Very thoughtful touches. - 2 washers and dryers that we used multiple times since we took advantage of close hiking and atv tours. He even provided detergent and dryer sheets. Overall we loved loved loved this house. I've never stayed in a property where I just knew I would be back. We all decided we needed to make that happen. Thank you Fouad for the amazing communication and hospitality. We appreciated every single thing you did to make our stay amazing. -Cara (and family)

Excellent experience!!
This house was amazing to stay at and Fouad was great to work with. My family stayed here during my wedding weekend and they truly felt like they were on vacation the entire time. I think we found our go to vacation house in Scottsdale. Location is also great. Everything is within 10 mins… restaurants, mall, small shops , resorts etc. Thank you Fouad for hosting my family!!

Great Option for a Girl’s Weekend
Beautiful house located close to bars, restaurants and activities. The house was clean and kitchen was fully stocked with everything we needed to make our stay a success. Fouad was quick to respond to any questions I had. It was a great weekend and our group had so much fun!

Beautiful home and backyard in an excellent location. Property was fully stocked with everything and more that you will need on vacation. Beds and towels are comfortable. Enough bikes for the whole family. The host is amazing and made sure our stay was perfect. We will definitely be returning!
