Welcome to "Sun Kiss Villa @ Edgewater Beach Resort in beautiful Panama City Beach, Florida. This 1 bedroom, 2 bath villa, located on the second floor, sleeps 6 people max. The master bedroom offers 2 queen beds, private bath, tv & separate entrance to the balcony. a second full bath at the entrance to the condo offers a stand-up shower & extra space to shower after a day of fun in the sun. The living room is spacious and plenty of seating for everyone with a sofa sleeper included. The kitchen is fully stocked, making meal prep a breeze. Don't feel like cooking? No worries, Oceans Restaurant is open on the gulf side and will deliver to your villa, if you don't want to leave the villa. There is also a full-size washer & Dryer in the unit. Breathtaking views of the grounds at Edgewater, including one of the pools on the villa side, which is just steps outside your balcony. Sun Kiss Villa @ Edgewater Beach Resort is the perfect spot for couples or small families.

The Polynesian-style Lagoon Pool is 11,500 square feet of pure pleasure. There are four heated hot tubs around the pool and Gulf-side. Each Tower has its own private pool and hot tub, there are a total of 11 pools on the property. Additional amenities on site are available for an additional fee. The nine-hole, par three golf course is located near the Villas. There are 10 lighted Plexi cushion tennis courts, and a complete pro-shop for equipment rental. The game room offers video games and there is volleyball on the beach. On-site services include Ocean's Bar & Grille beachfront restaurant that also offers room service and poolside dining, pizza shop, poolside bar and Edgie's beach store with Starbucks and ice cream. The resort also offers a hair salon, gift shop, health spa, massage therapy and free tram service for the entire complex. The 9-hole, par 3 golf course and tennis courts are located across the sky bridge. Contact the resort for information on pricing and availability regarding golf, gym & tennis courts, as the resort charges extra for some of the amenities. Edgewater Beach Resort offers guests the most amenities of any resort in Panama City Beach.

Some amenities like golf, weight room, tennis etc. have an additional charge, please check with the pro shop for pricing. Those amenities are not included with this rental.

Please note prior to booking there is a 25-age requirement to book at this resort & this condo. Person who books must be 25 at the time of booking & present during the entire stay. This is strictly enforced. A signed rental agreement & a copy of your driver's license will be requested and sent after booking. We do not allow 3rd party bookings. Failure to meet minimum age requirement upon check in guest will be evicted and will not be refunded for the stay. Rental Agreement & Driver's license must be sent back within 48 hours of booking to secure your reservation. If no signed rental agreement & driver's license is sent back within 48 hours guests forfeit reservation & will not be refunded.

This property does not allow Spring Breakers under 25 years of age. Absolutely no exceptions.

Failure to take out trash or excessive cleans caused from guest's additional charges will apply. The management company will have the right to charge the guest between $150.00- $300.00 for failing to abide by this rule.

No unregistered guests allowed in the property; violation of this rule will result in immediate eviction with no refunds given. We do not allow extra guests - including children of any age, we count heartbeats - and only allow the number of occupants, that the unit sleeps. This condo sleeps 6 people max. No exceptions.

Two vehicles max. No more than 2 vehicles are allowed for this condo no exceptions. Two parking passes are already included in your booking total. Anchors Away Rentals provides guests 6 wristbands for this unit. If any are missing or damaged during the checkout inspection, you will be responsible for replacing those.

Please note we only provide a starter pack of Amenities, just to get you through the first night. We do not provide amenities for your entire stay.

Check in is 4pm central on the day of arrival & checkout is 10am central on the day of departure. We do not allow early check ins. By booking guest agrees to wait to go to the property until the 4pm check in time or when you have been told by the office that the unit is ready.
Failure to check out by 10am will result in additional charges. Check out time is 10 AM: if you are not out of the unit by 10:15 am, you agree to be charged 50.00 per half hour until all guests have completely vacated the unit.

Quiet Hours are 10pm to 8am – if security is called to your unit, management may evict without refund.

This is a nonsmoking unit. Evidence otherwise will result in a $300 fine & possible eviction without refund.

This property & unit are not pet friendly. Please note if we find an authorized pet in the home, you will be evicted without refund. If evidence of a pet is found at checkout, you will be fined a charge of $500.

The tram service will take you from your villa to the beach & gulf side. The tram runs from 9am till 10pm, during prime season and is free to use, just call them for a pickup or walk over to the gulf side, it's a short walk. The tram will not be running from November thru March. No outside golf carts or scooters are allowed within the resort.
