Please note prior to booking there is a 25-age requirement to book this house. Person who books must be 25 at the time of booking & present during the entire stay. Please also, note everyone in the party must be 25 or older unless under 18 & accompanied by somebody 25 or older. This is strictly enforced. We do not allow 3rd party bookings. Failure to meet minimum age requirement of all guests upon check in guests will be evicted and will not be refunded for their stay. After booking a signed rental agreement & a copy of the person driver's license who booked will be requested. Rental Agreement & Driver's license must be sent back within 48 hours of booking to secure your reservation. If no signed rental agreement & driver's license is sent back within 48 hours guests forfeit reservation & will not be refunded.
This property does not allow Spring Breakers under 25 years of age.
Please do not inquire asking if exceptions are made there are no exceptions made to this policy.
This house allows 2 dogs only. With a weight limit of 25 pounds max. A $250.00 nonrefundable pet fee will be requested after booking, once you register the dog on the reservation. No puppies or cats. Absolutely no exceptions. Your pet is not allowed on furniture or any of the beds and all waste must be cleaned up prior to check out. Additional fees will apply if waste is not cleaned up. If damages occur, or extra cleaning is required by housekeeping that exceeds the $250.00 additional charges will be applied. Please be respectful & keep all dogs out of the pool. Dog hair will clog the filter. If our pool tech is called out for filters being clogged by allowing your dog/dogs in the pool you will be responsible for the trip fee. If the dogs are left inside of the home alone the dogs must be crated. If an emergency or maintenance issue were to arise our team needs to be able to access the home safely. Absolutely no exceptions. Failure to abide by these rules will result in additional charges.
No unregistered guests allowed in the property; violation of this rule will result in immediate eviction with no refunds given. We do not allow extra guests - including children of any age, we count heartbeats - and only allow the number of occupants, that the unit sleeps. This house sleeps 10 people max per the fire marshal. No exceptions. If the fire marshal is called to the unit because you are over the legal occupancy, you will be responsible for the fine associated with him coming out.
This property has a 4-car maximum. Only 4 vehicles will be allowed to park in front of the property at any time. We respectfully ask that you do not park on the landscaping.
From October 1st to April 30th the pool & hot tub will only be able to be heated upon request after booking. If a guest wishes to have the pool & hot tub heated during those months a request for $50.00 a day will be requested & must be paid in full by your second payment due date. If that charge is not paid in full at that time guests won't be able to utilize the hot tub or heat the pool. This request is nonrefundable after it's paid. No exceptions. Please Note: When the temperature outside drops below 60 degrees unfortunately the pool will not be able to be heated. The size of the pool the heat pump will only pump if the temperature outside is above 60 degrees. If you have any questions about this, please feel free to reach out to our office.
Please note we only provide a starter pack of Amenities, just to get you through the first night.
We never want our guests rushing straight to the store when they arrive!
One roll of paper towels, 1 toilet paper for each bathroom, 1 trash bag for each trashcan, 1 sponge for the kitchen, 1 cascade, 2 pods for laundry, 1 bar soap, 1 shampoo for each bathroom, & 1 conditioner for each bathroom. We do not provide these items for your entire stay.
Check in is 4pm central on the day of arrival & checkout is 10am central on the day of departure. We do not allow early check ins. By booking guest agrees to wait to go to the property until the 4pm check in time or when you have been told by the office that the unit is ready.
Failure to check out by 10am will result in additional charges. Check out time is 10 AM: if you are not out of the unit by 10:15 am, you agree to be charged 50.00 per half hour until all guests have completely vacated the unit.
Quiet Hours are 10pm to 8am – if security is called to your unit, management may evict without refund.
This is a nonsmoking unit. Evidence otherwise will result in a $300 fine & possible eviction without refund. You are allowed to smoke outside as long as cigarettes are disposed of properly. Failing to do so will result in a $300 fine.
This property provides a grill. All guests are required to clean the grill before checking out. Absolutely no exceptions. Upon inspection after your checkout if this has not been done you will be charged a $100 fee. Please be respectful & clean the grill after each use.
Failure to take out trash or excessive cleans caused from guest's additional charges will apply. The management company will have the right to charge the guest between $150.00- $300.00 for failing to abide by this rule.
We respectfully ask all guests not to move the furniture around. All furniture must be placed back where it was found. During the checkout inspection if furniture is moved around & not put back additional charges will apply.
For your protection & ours, we have a ring camera on the front door and cameras overlooking the property, which records audio and video of the entrance. Do not tamper with or cover the camera. If you cover or tamper with the camera - you could be evicted & no refunds will be given.
