This vacation rental is located in a peaceful residential neighborhood perfect for your next poolside getaway. In order to keep the tranquility of the community, we ask that you be respectful and mindful of your neighbors while on vacation.
In order to maintain the highest quality of our homes and the peace and quiet of our neighborhoods, all guests must adhere to the city’s and house rules. The City of Palm Springs prohibits music and loud noise. It strictly enforces these rules and prohibits parties, events, music, street parking, and disruptive guests. No music is allowed outdoors at any time. Quiet hours are between 10:00 pm and 10:00 am, and guests are asked to be inside during those hours and mindful of neighbors. Overnight guests shall not exceed the property’s posted occupancy.

This vacation rental is equipped with a security camera by the front door and outside of the garage for your security and protection.
Friendly Reminder: Optional pool and spa heat is available at an additional cost of $99 a day for the entire stay. Pool and spa heat is recommended October thru May. Spa heat only is available at $30 a day for the entire stay. (During hot summer months, spa heat only can be enabled at no additional charge. These months include July, August, September.)
The City of Palm Springs requires an additional written contract that will be sent to you after booking with Airbnb.
Please read the house rules carefully, as the city of Palm Springs has set forth clear ordinances that apply to all short term rentals in the City of Palm Springs. They are intended to help create peaceful neighborhoods in which rentals exist. We are committed to complying with these rules and ask all of our guests to please consider them when booking. We want you to enjoy your vacation in Palm Springs, with no surprises.
Service providers such as pool cleaners and landscapers are scheduled regularly for service while you are staying with us.
For stays that are 28 days or more, a utilities deposit of $2500 is required and guests are responsible for all utilities incurred during the stay.
Vacation Rental Terms and Conditions
The responsible adult ("Guest") agrees to read and abide by the terms of this agreement and ensure all other occupants also abide by these terms. As consideration for the booking and use of hte vacation rental property during the vacation rental term, Guest agrees to make payment to Johannes Steinbeck ("Owner") for all items specified.
Guest must sign and return a separate E-sign agreement and submit government-issued identification to Owner upon booking. Additionally, all occupant ages and the proposed use of the property must be provided. The government-issued identification and credit card used at the time of booking must also be presented at check-in. The Guest must be 25 years of age for a booking located in the city of Palm Springs.
This vacation rental agreement includes a Zero Tolerance Policy towards noise disturbances, over occupancy, or house parties. Noise or contract violations that cause complaints by neighbors may result in immediate eviction of all guests with no refunds given.
Please do not proceed with booking if you are not comfortable with these policies or terms and conditions.
Maximum Number of Occupants. The maximum number of overnight occupants at the Vacation Rental is eight (8), and there can be no more than four vehicles that can be parked on the lot of the Vacation Rental or the neighboring street(s) at any given time.
Occupants. Occupancy of the property is restricted to those names listed on the Agreement or subsequently approved by the Owner. If additional guests are to stay at the vacation rental, approval must be obtained by the Owner.
Good Neighbor Policies. The Guests will comply with the Good Neighbor Policies set forth in the Palm Springs Good Neighbor Brochure. For example, loud music is NOT allowed at anytime; no more than 8 people may stay at the Vacation Rental; and only one vehicle per bedroom is allowed at any time. Please see enclosed Good Neighbor Brochure for all applicable rules. Failure to comply with the rules may lead to eviction.
No Pet/Animal Policy. No pets or animals are allowed on the Vacation Rental Property. If a pet or animal is brought to the Vacation Rental Property without prior approval by Owners, a charge of $1500 will be charged to the security deposit. In addition, the Guests’ access to the property may be suspended with no refunds.
No Smoking Policy. Smoking on the Vacation Rental Property is prohibited. Any violation of the smoking violation fee will incur a $1,000 “smoke damage” cleaning fee.
Trash. Owner will pay for trash removal by Palms Springs Disposal Service (“PSDS”). Guests, however, will dispose all trash in designated trash bins on the Rental Property and will allow PSDS access to the side gate of the Rental Property to access the trash bins for waste removal.
Pool Terms and Conditions. The Guest or Guests are responsible for pool safety for themselves, their children, Occupants, and all persons on the property. No glassware is allowed in the pool or near the pool area. Broken glass in pool area ma result in additional charges up to $1,500.
Insurance & Release of Liability. Guests may carry their own rental insurance for any property or personal injury loss or damage that may occur in connection with their use of the Rental Property. Owner shall not be liable to Guests or occupants for loss or damage to any person or property on or about the Rental Property, and Guests and their occupants agree to waive all personal and property damage claim against Owner. Guests shall indemnify and hold harmless Owner free and harmless from any liability, claims, loss damages, demands or expenses, relating to their use of the property, including but not limited to misuse of the Rental Property by the Guests or their occupants or the injury of any person.
