*** WELCOME TO OUR SPECIAL EXECUTIVE 6 BED 4 BATH VILLA WHICH HAS BEEN REMODELED AND UPGRADED TO A HIGH STANDARD ***

Thank you for taking the time to view our new family home.
The villa is located near Disney and sleeps up to 16 guests, it has a total of 6 bedrooms but 4 have US King size beds, 3 of them are master suites with en-suite bathrooms, a private southwest facing 30 ft pool, spa, gardens, games room, 55' LED TV in the living room, 42' LED TV'S in the King master bedrooms and 32' LED TV'S in all the other bedrooms, free FOIS Wifi, premium cable TV package and many more extra's. This is just a few of the amenities you get in the villa.

*** WE ARE NOW TAKING RESERVATIONS FOR 2024 and 2025 ***

We have upgraded the villa and had new granite tops installed in the kitchen and also had granite but on the breakfast bar. We have bought a new stainless steel fridge/freezer, microwave, range cooker and dishwasher which make a real difference to the open plan kitchen.
We have also had granite put in the downstairs master bathroom 2.
The games room has been re-carpeted and we have added a new pool table.
The master bedrooms 1 and 2 have also been re-carpeted and painted.
Having been upgraded to a high standard we have added a new large leather corner shaped sofa in the living room, new leather bar stools at the breakfast bar, a dark wooden table and leather chairs in the dining room, new modern wall art in most rooms and area's of the villa, the bedrooms have had new furniture, beds, luxury pillow top mattresses, comforters and egyption 1000 thread count linens on all beds.

Around the pool are luxury sunbeds and pads, reclining chairs and foot stools, tables and chairs.

'Sunset Villa' is luxury and certainly offers you the very best in quality whilst here on your vacation.

This magnificent 6 bed, 4 bath villa is located only 15 minutes from Disney and 25/30 minutes from all the other Orlando attractions including restaurants and shops.

The house sleeps up to 16 guests and is perfect for large and multiple families or groups of friends who want to come and enjoy the fabulous facilities and attractions that Florida have to offer.
The villa is situated on a large corner lot and is very spacious with 3300 sq ft of living space inside.
The house is very impressive, it has a long 95ft driveway to the front so you will have no problems with parking vehicles.

There is a large open plan living room which has a leather corner sofa, 55' LED TV and DVD player, premium cable TV with an exclusive package which includes all movies and sports channels and doors onto the pool deck.
The kitchen is fully equipped and includes all crockery, glasses for both inside and outside, cooking utensils, pots and pans.

There are 2 large master bedrooms on the ground floor and upstairs you will find a further 4 large spacious bedrooms, one of which is a mastersuite.

The bedroom layout is as follows.

Master Bedroom 1 - US King size bed - Master suite, 42' LED TV.
Master Bedroom 2 - US King size bed - Master suite, 42' LED TV.
Master Bedroom 3 - US King size bed - Master suite, 32' LED TV.
Bedroom 4 - US King size bed - 32' LED TV.
Bedroom 5 - Family bedroom, two US Queen size beds, 32' LED TV - sleeps 4.
Bedroom 6 - Disney bedroom, two double bunk beds, Disney bedding and comforters, wall art and rug, 32' LED TV, sleeps 4.

The large pool faces south-west so it has the sun on it 365 days of the year. There is a separate in ground spa.
The decking within the screening is 55 ft x 25 ft, so no matter how many guests are at the house, there is plenty of room to relax and enjoy the Florida sunshine. On the decking we have put luxury sunbeds with pads, reclining chairs with foot stools, table and chairs. There is an additional second pool decking area that is 24ft x 18ft in the garden/yard that is outside the screening area.

The back yard is no longer fenced as it was damaged in a storm.

There is a games room that has in it a pool table and two large sofas.

The villa has free high speed FOIS wifi so you can use your devices within the villa or on the pool decking.
We also provide free of charge, high chairs and cribs/cots for you to use if you need them.

We are the owners of this house and we have been since it was built. We have tried to make 'Sunset Villa' that perfect vacation destination for you, your family and friends. We look forward to speaking with you all very soon.

We do have several other Disney Orlando Villas if you need more than one vacation home. We do have another 6 bedroom villa that is directly opposite this one and they are side by side.

Beautiful home in great location
Loved our stay. Pictures don't do this home justice. Plenty of room for everyone. Lots of little touches harm are this place feel like home. Kids loved the pool and game room. Beds were so comfortable.

Family Vacation with dog
Overall we loved this house. Inside was clean. The beds were very comfortable. The property manager was helpful when I called her. Nice spacious layout for everyone to get some space. Game room was nice. The furniture was lovely and comfortable. The only main issues we saw could have been from the previous tenants which is not the owners fault at all. We were told they did not leave on time. And it was all outside, not to do with the house. Half of the sun loungers were broken. There was busted water balloons all around the pool and some in the driveway. Multiple used “bunch O balloon” sticks around the outdoor faucet. The mesh around the pool had multiple holes. I found most, but unfortunately my dog did find one I missed and got out. So anyone traveling with pets or young children, beware that the patio is not fully secure. I did find it odd that they asked us to wash the towels and put the bedding on before we leave to help the house keepers, but they did not provide any laundry detergent. There was also no dish or dishwasher soap. The only thing provide was one roll of toilet paper per bathroom and a small mini hotel soap in the bathrooms. So be prepared. Personally I feel that if they want us to wash the towels and bedding they should provide at minimum 2 laundry pods. If we were to go that way for vacation again we would not be against using this location again, but we would be more prepared.

Family vacation
Our stay was top notch. The property was as described. Very clean. Everyone in our family had a comfortable spot to sleep and plenty of room to play. If you have little children, beware that there is no gate to block off the pool, however the locked patio door is helpful. We stayed at the end of March and did not require pool heat. We were extremely happy with our stay!

Message before booking
Booked the property for a stay, which sort of checked all the boxes. I was shortly after contacted by the property manager or owner to request additional funds for usage of the heated pool, and other miscellaneous costs. I did not care to continue to shop for a new location, so I begrudgingly agreed to these costs, but they were not outlined pre-booking. Upon arrival, the space was clean, but bare from a necessities standpoint for a hosted/VRBO experience. There were no tissues or paper towels (there was toilet paper, however), no dish soaps, one garbage bag, no shampoo/soap, and a litany of rules to be adhered to while staying. At this point, I suppose we were just happy there were towels and linens. One example was that the thermostat was locked and not "authorized" to be set any lower than 72 degrees. In the hot Florida heat, this was a problem, especially since the unit seemed to not even function properly. The property manager did respond and have someone over to fix it, only that they completely removed the air filter - not replace the filter mind you - which did not bother us since it was such a short 3-4 day stay, but concerning nonetheless. Aside from having to pay extra to utilize the heated pool and hot tub, the heat was automatically set (and locked) to turn off at night, which meant no late night spa for us either. Had we known these details on the get-go, we would have definitely gone elsewhere. Cannot really recommend this place. More to say, out of room.

Nice spacious home close to Orlando
My family and I stayed here for a week during spring break. There is plenty of room for large families. The pool was nice as well. Very reasonably priced. Close to anything you need in terms of food/shopping. The owner was always receptive to my emails and assisted where needed. Highly recommend for a large gathering, so 10 people or so. Only drawback would be the floor had a sticky feel to it upon our arrival, like it needed mopping. Otherwise, no complaints.

Orlando stay
House was large and great for our group of 11 people. We had 3 adult couples and having the 3 king bed suites was great! Kids split it up with other King bed room, 2 Queen bed room and the double bunk bed room. Pool was a nice addition. We enjoyed the comfortable couch in the living room. Travel from the separate Disney and Universal parks wasn’t bad. Actually Animal Kingdom there was a much faster path to get to that park from the house. Door dash and grocery delivery comes to the house which was nice. We rented a double stroller from Kingdom strollers which dropped off and picked up from the house. Pool heat was off, but the property manager came out to turn on with prompt communication. Part of our group arrived before check in and were able to get in early again through communication with the property manager. The images are accurate to the listing. House may be a bit warm to what we are used to. We made use of the extra fans in the house which was nice. Older looking home but comfortable and we really enjoyed our stay!

The house is laid out very well for family vacations and we had no problems at all with the house . Very pleasant stay. Owner and management was very open and communicative. Place was clean and maintained. Several small issues such as 1 broken chair and screen around pool but with a villa that is constantly being occupied, small maintenance concerns are to be expected and did not impact my family's stay in any way. Please note that the villa was CLEAN with no mold or issues. Previous reviews concerned me but there were no issues during my stay of a week. I will definitely try to book here again for my next Florida vacation.

Great Winter Get away
We had a lovely month long stay in this property. No major issues although the listing should be updated to reflect there is no fence. Some repairs are needed to the pool screening and the fridge but overall we found the house clean and comfortable and the property manager Dee was very accommodating. We would certainly stay here again.

Not worth the money
All communication with the owner Lee, was great right up to arrival. We arrived at the property and could not get the door code to work. Dee, the property manager was called and she had us enter it a few times and fiddle with the lock (there is a certain way you have to turn it.) The property needs some serious TLC. Upon arrival one of the dining room chairs was wobbly unsafe found leg was broken..The pool table was unlevel so it was sitting up on pieces of tile, there were several loose door knobs, the carpets were in desperate need of shampooing (master suite 1st floor and stairs carpet was disgusting). Peeling paint from things taped on walls, stains on mattress cover,, ceiling fans with thick dust accumulation, water stains in ceiling from upstairs bathroom shower which leaks into master suite downstairs when someone showers (with liner inside the tub) water began dripping on person sleeping in the master suite. You can tell the ceiling was patched and the patch not holding., this is were the dripping water was coming through, Dryer wasn’t drying towels, property manager sent someone to replace the belt so we could dry the towels, torn screens on the lanai. Hot tub either had dirt sediment or rust in the bottom, property needs to be exterminated. Final straw internet went out on Thanksgiving day we called the internet company who would only speak with the account holder, but assured us there was no outage in the area, so it was isolated to that property, we notified Dee, who said she would try to get through. Needless to say we spent the rest of the vacation with no internet, which meant no TV and children and adults unable to use their electronic devices and 2 people needed to sign in for work and had to go to locations which had free Wi-Fi. We do this family trip every year and we spend money to stay in nice accommodations, but this year was not a pleasant vacation. I emailed the owner once we returned home with my concerns and now he is unresponsive. Not surprised. Do not spend your money on this one.

AC unit filled with MOLD!!!!!! Not clean.
I don’t know how this house is a 4 start! Please take the time to read. I’m writing this horrible review today in reference to the house. Unfortunately what they portrayed online does not match what the actual house looks like. The walls are all broken and damaged, some rooms have holes in the walls, door knobs falling apart to open doors, kitchen counter top is falling apart,(to the point where it can fall on a child) The Tv in the living room doesn’t have channels, the wifi does not work. We reached out to the owner and stated to me that we needed to contact the property manager. We did as told, however, the person was rude and told us we had to handle it ourselves. (Which we tried and couldn’t get it fixed because a technician had to come to the property) so, this lead to no reception in this house so we couldn’t communicate with anyone. The moment we walked in the house the floors were dirty and sticky, There was some little roaches laying around the house. There was no fence guarding the pool. (We had children under the age of 4) The house is basically a wreck and does not match the pictures they provided. There is health hazards that I wanted to point out and it is BLACK MOLD inside the AC unit it was also in the walls of the “game room.” The game room had a pool table which was on top of broken tiles where we had to keep the children out of because they could have gotten cut.

In my experience, Ms. Dee, the property manager, answered all my questions and when she couldn’t, she looked for the answer. She’s very attentive and helpful, that’s very important to me. The owner, Mr. Lee, was very accommodating as well, despite the difficult situation he was going through. I really appreciate that. I’m ready to have a great time in January. Thank you both!
