Summary:

The Space:
This 1954-square-foot 2-story townhome is located inside Compass Bay Community Resort area in Kissimmee, just south of Orlando and is only 7 miles from Disney World and a 13 miles from Universal Studios. Guests have access to an outdoor heated community pool with sun loungers and tables, gazebos, benches and picnic areas with BBQ grills, children’s playgrounds and lakes and ponds here and there. It’s a wonderful place for some outdoor family fun or to celebrate an occasion, picnic and/or barbeque!

The main spaces of the townhome:

- A large open-plan living/dining room-to-kitchen on the ground floor that is bright and air with direct access to the back patio area and lake off to the side of the house.

- A fully-equipped kitchen with all the appliances, cookware and utensils you'd need to prepare a healthy meal at home! Plus, a dishwasher for easy clean ups!

- A comfortable dining area with table to seat 6 comfortably.

- The home has a private back patio for sunbathing or grilling and outdoor dining.

- There are three full bathrooms, one downstairs two upstairs (one of them in the master bedroom) in this 4 bedroom home to accommodate 9 guests as such:

Bedroom #1/master room with a king bed and ensuite bathroom, 2nd floor
Bedroom #2 with a queen bed, 2nd floor
Bedroom #3 with a queen bed, 1st floor
Bedroom #4 with a double bed and twin bunk bed, 1st floor

- Family-friendly furnishing for comfort and safety throughout the house.

The home is located inside Compass Bay Community Resort area in Kissimmee, just south of Orlando and is only a 10-minute drive to Disney World and a 25-minute drive from Universal Studios. Guests have access to an outdoor heated community pool with sun loungers and tables, gazebos, benches and picnic areas with BBQ grills, children’s playgrounds and lakes and ponds here and there. It’s a wonderful place for some outdoor family fun or to celebrate an occasion, picnic and/or barbecue style!

The Compass Bay resort is also close to the area’s well-known golf courses, shopping, dining, and other local theme parks in and around Orlando. Many casual dining places nearby include: Cracker Barrel, TGI Friday’s and Chili’s Restaurant. The townhome at Compass Bay is also close to Disney Springs where you’ll find an eclectic mix of unique shops, one-of-a-kind restaurants, and lively entertainment. A great way to spend a day with family after a day at the park or on a day off from the theme parks!

You’ll have full, exclusive access to the townhome during your stay.

The Neighborhood:
The central location of this home in Compass Bay offers a lot of value in terms of a time spent looking for fun things for you and your family to do. Spend quality family time together as the community offers resort-style amenities like:

- A heated outdoor community pool with table, chairs, and sun loungers
- Two children’s playgrounds with picnic areas, outdoor BBQ grills, and gazebos nearby
- Little lakes and ponds around the grounds
- Great restaurants to dine in or take out after a long day at the parks
- Close to close to golf, shopping, and all the local theme parks

Apart from that, there are also certain local restaurant recommendations from us outside the community:

- Sakura (Asian)
- Black Angus Steakhouse
- Clay Oven (Indian)
- Disney Springs (with a variety of restaurants!)

Getting Around:
In Compass Bay Community guests have free parking on the premises which makes it very easy to get around the area. The home is about a 25-minute drive from the Orlando International Airport and is located in an area surrounded by great restaurants, shopping centers, malls and golf courses. Here are some of the most visited places in Orlando and nearest shopping centers:

Theme parks:
- Walt Disney World (7 miles)
- Epcot (8 miles)
- Universal Studios (13 miles)
- Seaworld Orlando (15 min / 7.5 miles)
- Busch Gardens (1h 5 mins / 69 miles)

Shopping:
- Vineland Premium Outlets (4.7 miles)
- International Drive Premium Outlets (12.6 miles)
- The Mall at Millenia (13.9 miles)
- Walmart (1 mile)
- Publix Super Market (1.2 miles)
- Target (8.6 miles)

Other Things to Note:
The pool heating service is only available from November to the end of April.

*This short-term rental strictly cannot be used for events or group gatherings that exceed the maximum occupancy.

The townhome is located in a community that provides 24/7 gated security.

Please note when parking in the driveway, be sure to pull all the way in and not block the sidewalk. Cars that block the sidewalk are subject to getting towed and we cannot be held responsible.

A BBQ grill rental (no propane tank included) is available for use for an additional fee. This service must be requested at least 48h prior to your arrival.

This is a pet-friendly property, but pets are only allowed with prior authorization and are subject to a $290 USD fee per pet, with a maximum of 2 pets allowed for a total of $580 USD. Dogs must be on a leash when on the community premises. Please be responsible. The house has to be well cared for to avoid damages to the furniture and amenities.

There is no daily housekeeping. Mid-stay cleaning services can be requested for an additional fee.

Florida law does not allow opened food to be kept in the kitchen or refrigerator, so all food items are removed after each guest checks out. Therefore there will be no supply of items, such as condiments, coffee grounds, etc., prior to check-in. You can pick these items up at a nearby supermarket.

We provide a few essentials to make you feel more at home when you arrive, like paper towels, dish sponge, dish detergent, dishwasher pods, ONE trash bag in each trash can, and ONE roll of toilet paper per toilet. Hand soap, shampoo, and conditioner in each full bathroom. These will not be replenished during your stay. Additional supplies must be purchased by the guest.

There is no daily housekeeping service but if you'd like a cleaning, that can be arranged for an extra fee.

There are surveillance cameras on the property, strictly for security reasons only to ensure guests' safety. All cameras are facing outdoor areas.

Early check in subject to availability with an additional fee.

Guests will be requested to sign a Rental Agreement (via the link in the booking confirmation).

A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

House Rules:
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) is allowed inside the home, and the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited and excessive noise won't be tolerated.
- No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during your stay.
- Please avoid moving furniture.

Great listing....
Great listing. I would recommend to change the master bed mattress. It's a king but it's TOO soft and it's now sinking in. Very uncomfortable. Also the master TV needs replacing. There are horizontal lines in it. It's bad. Otherwise everything else is perfect. Would rent here again for sure.

Needs updating badly
I thoroughly enjoyed the gated area and was very close to the pool which was awesome and clean. It is located so close to all of the parks and restaurants. The condo however is extremely outdated. The carpets were nasty and stained. The downstairs bathroom had no toilet which was a pain to have to run upstairs all the time. The outside of the property was filthy. The front door area was covered in goose feces and the patio area was cobwebbed and furniture wasn’t clean either. The couches in the condo are nasty and stained as well. Parking if you have more than 1 car is non existent. Garage is way to small to fit a car in and the grounds keepers shattered my windshield while mowing. Of course I couldn’t prove they did it and $500 later my brand new car got a new one. I was deducted $75 of my $300 deposit for 2-10 cent washcloths that got mascara on them and a stain on a pillowcase we didn’t even use. We brought our own pillows. It does have a nice washer and dryer on the second floor that was handy. Overall, I give this place a 2 out of 10. I recommend to keep scrolling past this place!
