■ RENTAL AGREEMENT & SECURITY DEPOSIT - You will be sent a Rental Agreement. Signing and returning the rental agreement is a requirement for staying at this property. If you do not sign the rental agreement within 24 hours of booking, your booking may be canceled. This includes setting up a security deposit that will be held during your stay and refunded 48 hrs after checkout, assuming there is no damage to the property.

■ DRIVING - This home is in the Branson area, just across the Missouri/Arkansas border, secluded out in the country. The last 0.5 miles to the cabin are on a gravel road. Mini-vans and sedans can drive this road. However, you will need to plan to take it slow.

■ POOL & HOT TUB - Swim at your own risk. Children must be supervised by adults. Please rinse off before entering the pool or hot tub. Only exit the pool using the ladder, never the sides of the pool. Absolutely NO GLASS or food near the hot tub. NO BUBBLES, NO SALTS OR OILS can be added to the hot tub.

■ AGE - All guests must be 25+ with the exception of children with their parents.

■ OCCUPANCY - Maximum 15 Persons. If you bring more people than accounted for on your reservation, you will be asked to leave without a refund.

■ SECURITY CAMERA - Security cameras on the front porch are in place for your protection. You will be asked to leave the property immediately with no refund if you touch or tamper with the cameras. This is for your protection.

■ NO SMOKING - This is a NON-SMOKING/VAPING cabin.

■ UNCONTROLLABLE SITUATION - No refunds for weather/natural disasters/power outages/other things that are beyond our control. Please PURCHASE TRAVEL INSURANCE for coverage if this is a concern.

■ PETS - Pets are NOT allowed. We love pets. However, some of our family members and guests are very allergic to pet dander. Please be considerate and make alternate vacation arrangements for your furry family members. Many pet-friendly cabins in the area would love to host your family.

■ CHECK-IN/OUT - Check-in at 4:00 PM. Check-out at 10:00 AM. We do not offer early check-ins or late check-outs.

■ CRITTERS - We have the cabin on a regular and rigorous pest control schedule to help minimize the possibility of insects and critters. However, this is a forested and lake area. Some insects are unavoidable. You can occasionally expect to see critters in or around the cabin. The wooded area may have tics in the summer, and the fall is the Texas brown tarantula mating season in NW Arkansas. If this concerns you, a place further from nature may be a better fit for you. Please help us by keeping the floors swept, keeping sweets in the fridge, and cleaning up the trash.
