STUNNING BEACHFRONT APARTMENT ON PROMENADE, ENDLESS SEAVIEWS, SUPERB LOCATION

This beautiful 2 bedrooms 2 bathrooms fully air conditioned spacious apartment is situated directly on the fabulous Promenade Des Anglais just 2 minutes walk from the famous Negresco Hotel, a more perfect location is not possible. Ten minutes walk to the city centre with its fantastic shopping district. Fifteen minutes walk along the fabulous promenade to the Old town with its bustling flower and fish markets every morning. Great supermarkets, butchers, boulangeries, coffee shops, restaurants, newsagents, hairdressers all within 5-10 minutes walk from the apartment but most of all tranquility at night, no noisy nightlife. It is a very bright and airy comfortable apartment flooded with sunlight all day, a pleasure to relax in both day and night to watch the world go by and absorb the stunning sea views. The contemporary decor complimenting the classic interior architecture.
Great living room with large floor to ceiling windows with spectacular views looking out to sea. The apartment has cable TV, full English channels, internet, DVD and stereo.

There are two large bright and tranquil bedrooms, one with a brand new ensuite, the master bedroom has a king size bed and the second bedroom a double bed both have plenty of storage space. The apartment has double glazed windows and electric shutters to ensure a peaceful nights sleep.

The main bathroom is completely fully refurbished recently, boasting a large walk in shower.

The kitchen is fully equipped, just like home from home, dishwasher, microwave, washing machine, coffee machine etc.

The location, comfort and quality of this apartment makes it a rarity. Just 200m from the NEGRESCO hotel - ideally situated on the Promenade Des Anglais. A few minutes away from the vibrant pedestrian district and several minutes walk to 'Vieux Nice' with its famous market, narrow streets filled with restaurants, bars and great little boutiques.
The airport is only 10 minutes away, the coach stop to and from the airport is directly outside apartment. The new tram station is 5 mins walk from the apartment situated on the street behind the apartment, the tram will take you to and from the airport, Place Massena, Jean Medecin shopping district, the Old Town and the Port.

Comfortable apartment surf side in Nice
A perfect location to base a stay in Nice! The apartment’s windows open to a nice ocean breeze and the cafè directly below is a great place for an afternoon drink or breakfast. We went to the market and cooked Provençal dinners with the well equipped kitchen. Very comfortable for two couples or a small family.

Wonderful place to stay. The apartment was well equipped and its location was perfect--close to the promenade, restaurants, and a short walk to old town. When the weather cleared, the view of the sea was stunning!

Incredivle views!
We stayed here for a week and loved the apartment! The space is just as seen in the pictures and is spotless. The kitchen is well equiped and the apartment is very comfortable overall. We did need to buy toilet paper as they did not leave much, and I would recommend bringing ear plugs and pillow because the bed is not great and there are no extra pillows. The location is awesome and the view is amazing! I would definitely recommend this apartment, and I would happily stay again!

Apartment is in a great location but could be so much better if they updated. Second bathroom towel rail broken and put under basin, shower facet on last legs. All the furniture looks as though it has come from a cheap flea market. The crockery was old and stained. The blinds in the lounge and dining area are broken so light and noise comes into the apartment. With a bit more TLC this could be a great apartment

Beautiful apartment but stressful stay...
The apartment is beautiful located in a prime spot right on the promenade. The host and property manager were both very responsive to messages, which we appreciated. The lower rating is primarily due to the check-in process. The check-in time is listed as after 2pm (or 3pm depending on the source). Generally, this is understood to mean that you can check-in any time after 2pm. However, it turns out this means the earliest you can check-in is at 2pm. The actual check-in time depends on the property manager's availability since she needs to be there to let you in and manages multiple properties. We were eventually let in around 7:30pm. It would have been more convenient to check in ourselves without having to wait. We were also asked multiple times about our check-out time, even though we confirmed we were leaving before the required check-out time. This back-and-forth communication and the stress involved were not the best way to start a vacation. Also, while everything more or less works, it doesn't work particularly well. The AC is very weak (from an American POV), the soap dispensers require a lot of force to use, some of the outer blinds don't function, and one of the showers doesn't drain well and will overflow. When we brought up the shower issue, the PM told us that this was normal and advised us not to shower for too long. Overall, while the location/aesthetics of the apt are fantastic, the check-in process and some maintenance issues need significant improvements.

Fabulous location
Looks just like the pictures. Wish I had known it would have a Nespresso machine because I would have brought some capsules with me:-) My husband and I loved the location because it was a great spot to let our teenagers go do their own thing in the evenings and they appreciated the freedom. Fabulous view, lots of restaurants near by. Comfortable.

Great location but …
There were 2 couples staying at this location. Apartment is located right on Promenade des Anglais and 50 metres from the Mediterranean. Great location. Lots of restaurants nearby. Walking distance to everything including Old Nice and Castle Hill. Check in was quick and painless. There were some issues however. 1. We noticed a terrible smell in our bathroom. When I told Olga about it, she said it wasn’t the apartment but a building issue. She also said to try to pour water down the drain. Didn’t work. We tried using vinegar. Seemed to help temporarily. A previous review mentioned the same issue with a response that said the problem had been fixed. Obviously it wasn’t. 2. Olga mentioned that there were some missing window shutters. With the temperatures being so high, it would have been nice to have all the shutters available. 3. The property manager Olga did not come across as being sympathetic to our issues. It would have been nice to hear “I’m so sorry about the bad smell. Let me see if there’s something I can do about it”. 4. When I asked about how to divert water from one shower head to another, she did not have an answer and it wasn’t obvious. The controls were difficult to operate. Taken separately theses issues may not seem significant but added together they did. However our overall Nice experience was pleasant.

Lovely apartment and great location!
Host (Elise) was very responsive. Check in and out was simple and quick! The apartment is across the street from the beach and we walked everywhere throughout Nice! The apartment was actually much larger than I expected and was very clean and had everything you could need! Would highly recommend this property!!

An absolutely perfect retreat in Nice
Sometimes photos and write ups on properties are exaggerated. This is not at all the case. The pictures on property are exactly what you see, even better in person. Bright rooms. Lovely art work on walls, amazing water views and the breeze feels wonderful! The apartment well appointed with much of what you need to get started. A supermarket right around corner, fabulous restaurant on ground floor of building (delicious veal shank)

Great location and view
Beautiful condo in an older building right across from the public beach. Condo was just like the pictures and a short walk to old nice and rue de France. We noticed a strong sewer smell on arrival which the property manager said she was aware of and blamed on the building. The owner was very responsive and helpful and did not appear to be aware. We wish the manager acknowledged and shared this in advance as we would have sought other accommodation but hopefully will be resolved soon. No consideration was offered and we were told to open the windows as a solution.

The only place we will stay in Nice
There are so many things that make this apartment awesome, where do we start. First the location is perfect and super convenient. Easy to get to and in walking distance of Many of the places you will want to go. Public transportation is close, and it’s an easy place to get picked up from for taxis and Ubers. The apartment is perfect for two couples. There’s plenty of space and it’s comfortable. The view is amazing! We could sit and look out the window all day. Olga was a great host who was excellent at communicating with us from before we even arrived. She was helpful, professional, and made sure that we were well accommodated. Whenever we are in Nice, this is our place where we will stay.

Great location in Nice
We found the condo was in a really wonderful location, handy to old town, the train station and the centre of Nice. It was easy to get to by tram from the airport and the tram was handy for the return. Would highly recommend.

Spacious and comfortable apartment with amazing sea views.
My wife and I were very happy overall with our week stay in this apartment. It's on the 2nd floor and has excellent views of the sea from the open space of the living room, dining table, and kitchen. There are nice large windows so even sitting down you have wonderful views. We enjoyed lounging on the comfortable living room furniture watching the sea and hanging out. The location is great - right across the street from the beach promenade and a reasonable walk to the city center. The tradeoff for being in a great urban location is that you can hear the loud street noise inside the apartment. The apartment is roomy (except the bathrooms) with a good amount of closet space and drawer space in the bathrooms. The beds were adequate and firm. I can have back issues and these beds gave good support. They did not aggravate my problem. The kitchen and bathrooms are outfitted with the very basics. You'll need to bring or go buy shower soap, shampoo and conditioner and such. We also had to get toilet paper and paper towels right away. The owner was quick to respond ahead of the trip. We waited about 30 min for the manager to arrive with the keys. She had our flight info and knew when we left the airport, but we had to wait outside awhile. Communication with the manager & owner was spotty during out stay. We greatly enjoyed our stay and would stay again. The downsides were minor compared to the comfort, location and value during our winter stay.

Wonderful apartment!!!
We enjoyed our stay at this property very much! The apartment itself is lovely and the location can’t be beat! Olga was very helpful and responsive. Just a small note, there is a washing machine, but no dryer. I somehow missed this in the listing so was a little surprised but we just hung up our wet things and it wasn’t a big deal. Just want to spare anyone else the same surprise. It definitely would not prevent us from staying here again as everything else was perfect! 10/10 recommend!!!

Great apartment in fabulous location. Well furnished with great amenities. Bedrooms to rear meant that a great nights sleep was had by all but still front line to the beach! Check in process and meet and greet with Olga was spot on. Thoroughly recommended!

Wonderful stay in Nice
We had an amazing time staying at this property in Nice. The location was exceptional. The view of the Promenade and the Mediterranean were stunning. We chose to eat in as much as we could because the location was better than any restaurant. We were close to everything we wanted to do - swim, walk the promenade, visit old Nice, or train to nearby towns. The house was exceptionally clean and there was a good amount of space for four adults to share and not feel crowded. The rooms were comfortable and the bathrooms were very nice and new. The in-room air conditioning and in-house washer were game changers for good nights of sleep and having clean clothes. Elsie and Olga were very professional and easy to communicate with - we would stay here again in an instant and hope to be able to come back!
