9 Houses to the beach on Balboa Peninsula, this prime, 3-bed 2 bath condo is Perfect for a beach trip. The property is completed to top standards, a perfect place for any person’s desire for a trip to Southern California's Newport Beach. Outside, a private patio / terrace with views to the ocean. All this in a prime Newport Beach location!
Newly remodeled in May 2014 - located on the ground floor of a 2 unit property, – This spacious 3 bedroom 2 bathroom condo is great for the whole family. Hardwood flooring throughout, ocean view from the outdoor dining patio, the place welcomes you as soon as you enter.
An open plan living area with fully equipped kitchen with granite counter tops, breakfast bar and stainless steel appliances,
A 50" LED TV (Apple TV with free, unlimited Netflix and Amazon Prime) in the living room, a 42" LED TV in the master bedroom. High speed internet with wi-fi.
The living room and dining room have seating for 8 people.
There’s a brand new side by side washer and dryer in the closed off utility area.
The large bedrooms are configured with quality King Bed Master suite, Queen bedroom and two twin beds in the third room. All have 12” deep, luxury memory foam mattresses, along with a queen pull out sofa bed in the living room.

The master bedroom has a large dressing area, bathroom with walk in shower.
The family bathroom has tub and shower.
The outdoor terrace offers views to the ocean. Sip a glass of wine watching the sunsets, whilst grilling on the BBQ
There are 2 allocated parking spaces one in the garage below the property, the other along side the garage
There are fans provided for each room along with ceiling fan in the living area.
To make your stay as pleasurable as possible, we provide beach chairs, beach towels, boogie boards, and a beach umbrella. Just bring your bathing suit and prepare to unwind & have fun!

Christmas Visit

Love the location
We love this property because we love going to the beach near the lifeguard towers along the "40 streets" away from the craziness near the pier. Each morning we would walk to Doughboys for a donut (or two or three), then later in the morning to Banzai Bowls, and for lunch we'd walk to Sanchos for fish tacos. It's like my 17 year old daughter said, "it takes awhile to walk to some of the places but it takes longer to find parking". And like my 23 year old daughter said, "it's just perfect". We're repeat renters from this property because we love the location but we also love the set up of the bedrooms (one bedroom upstairs, two downstairs) plenty of beds for a group of 8. We also spent a lot of time relaxing on the patio. Didn't get a chance to use the grill because there are so many restaurants we like but at least we had the option.

Great Location
We enjoyed our stay at this property. GREAT location. It was more spacious than we expected. So nice to have ample parking. It is very close to the ocean and Balboa. The patio area was great for relaxing and fun evening BBQs

Disappointed with house
The kitchen was not stocked well at all no wine glasses,no cookie sheet no salad bowl very little of extra things this house over all was a total disappointment and we would not ever rent it again they didn’t give us the right code for garage house needs repairs a lot of blinds were broken

Relaxing beach stay
House was clean but could use some upgrades. Would have been a great stay if there were grilling utensils, pot holders and kitchen towels. Owner was very friendly and got back with me quickly. Very easy to get to the beach so if that is your main goal this house is perfect.

Comfy house near the beach
Nice house near the beach and restaurants. Quiet at night. Loved the patio off the living room for sitting and having coffee in the morning and other beverages in the evening. Comfortable beds. Pillows were not my favorite - too thick and firm. Nice to have parking spaces, although tight to get into either space. Our F150 fit next to the garage just barely and the Honda sedan fit nicely in the garage.

Exactly what we wanted
This house was excellent for what we wanted—relaxing week at the beach. The location is great. The house is more spacious than we thought. The rooms are quite large. The air conditioning is an excellent touch—our master suite actually got cold! We loved sitting on the back patio and playing games at night. The sound of the traffic never bothered us at all. Neighbors were always quiet (at night at least). The only knocks I’d have are the parking and the master shower. Parking in the right side of the garage is only possible if you have a small car. Our SUV didn’t fit, so I had to ask the upstairs renters (3 different families during our stay) if we could swap sides. If the owner would remove the shelves at the front of the garage this wouldn’t be an issue. The master shower is truly bad. It’s maybe a 36” x 36” space, with a shower head that goes up maybe 5’6”. It’s functional for sure, but don’t expect a nice relaxing shower after a day at the beach! But not inconvenient enough to not consider this house, just an fyi. Overall we absolutely recommend this property. It was great, the wifi was good, the tv’s were nice and a great place for a beach vacation!

Location Parking Charm
We stayed on the ground level of this adorable beach house. The bedrooms were large and the beds were comfy. We noticed in the closet of one of the bedrooms there were two more “cots” if we needed even more sleeping accommodations. We loved that we could walk to the corner and get a donut from the 24 hour doughboys. Chronic tacos was another favorite or walk 20 minutes the opposite direction for Sanchos tacos or for the biggest slice of pizza ever from Gina’s pizza. We were shocked that we had 2 parking spots! Absolutely loved the patio, it just added some more space for a big group. Next time we’ll try to stay longer and use the grill. Can’t wait to get back. This is our favorite area of Newport, away from the hustle of 22nd street area but close enough to get there if we want.

Great house with a great location!
We rented this property with our teenage sons. The layout was perfect because the master suite was upstairs, giving our teens and their friends their own space downstairs. We were able to e-bike and walk everywhere we wanted to go. It was awesome to have 2 designed parking spots too!

Location was prime so close to the beach! Little rooftop patio made it nice for stargazing at night. Don't know if this is inherent with living by the beach but we found the floor to not be clean enough as if it had not been mopped or swept after previous tenants.

Property is in bad shape!
Our group came down with COVID but the owner refused to let us reschedule or transfer booking to someone else so we tried to make the best of it. Unfortunately upon arrival there was an unknown male at the property moving things in & out so we had to drive around waiting for him to leave. Messaged the owner asking who it was but he responded several hours later saying he didn’t know, which didn’t make us feel very safe… Once in the home, we noticed everything is pretty worn down. Dining table is bubbling & peeling, couch has rip, blinds broken, water damaged ceilings, dirty walls, trash & weeds on the back patio etc. The worst part was how dirty the property was. Though there is an expensive cleaning fee…it does not appear it was used to clean before our arrival. The showers & tubs had multiple hairs of various lengths, spiders, & the shower mat was filthy. The pillow cases & linens were dirty so even though I had Covid, I couldn’t rest upon arrival. I had to strip all four beds & wash all linens. When I did, it revealed disgusting pillows! Stains of various colors with bodily fluids that looked like had accumulated for years. It was very unfortunate. I reached out to the owner both through the messaging & texts with photos & never received a reply! The next day after 10 am I did receive a call from the property manager who was kind enough to drop off new pillows for us. However, because we had Covid he didn’t want to be exposed which is understandable. This meant that I again had to strip all the beds myself & put all the dirty pillows in a trash bag outside for him, (not a fun thing when you paid to stay on vacation & are sick. It takes a lot of energy when you have COVID) The filthy pillows stayed on the back patio our entire visit. After the property manager dropped off the pillows he asked that I send him pictures of the house being dirty so I sent a ton showing everything I mentioned in this review & he never responded back to me. And yes, the previous reviews about the loud upstairs neighbors & never ending traffic passing by making it hard to sleep is true. In addition there were strangers out front smoking by our front door throughout our stay and a group of young men who made their way in our back patio uninvited which scared my children. The side door to the garage also is not secure. It doesn’t lock so anyone has access to it. I would not rent from here again.

Great location, steps to the beach.
Great location, caring host, excellent family spot if you want to enjoy the beach. Couldn’t ask for a better location. The host was excellent, and went above and beyond to meet our needs. I would recommend this property to anyone.

There was nothing terrible about this property, but just a lot of little things amiss. Road noise, lights not working, plugs not working, shower fan dead. You'd think for the price they charge, this would not occur. Place was not very clean, nothing terrible, just grit and dust on floors. With that expensive cleaning fee..... It's just a block from beach, and there are restaraunts across street. 2 parking spaces, one in garage, was nice, tho other renters upstairs often took our spots.

Easy walk to the beach
This property was on a very busy street with lots of road noises at night while one is trying to sleep. For this reason alone, I would not stay here again. The kitchen was not well-outfitted, and there were no niceties like liquid hand soap and extra TP. There was no manual that explains the WIFI login info. We had to contact the owner for that. Other than the lack of attention to obvious details, the unit was in a great location and only one block to the beach.
