Small families will enjoy this petite, downstairs unit, located just 1/2 block from the ever-popular 44th Street beach on the Newport Peninsula. Please note: this property is considered "basic" in nature, and has been priced below market rates because of this. There are minor cosmetic issues throughout the home, but overall, the unit still provides a very economical option for families to enjoy the area comfortably and safely. Here's what you'll find:

LIVING/DINING ROOM:
- Wicker loveseat with matching side chairs
- Streaming cable TV
- French doors lead out to front patio. (Note: one set of French doors has been temporarily disabled. One set of French doors still functional).
- Dining table with seating for 4

KITCHEN:
- Open to the living/dining areas
- Fully stocked w/ dishes, utensils, cookware, bakeware
- All large and small appliances
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOMS:
Bedroom #1: Queen bed; En suite bathroom
Bedroom #2: Queen bed

EXTRA SLEEPING ACCOMMODATIONS:
To fulfill the maximum occupancy, 2 twin trifold floor mats are provided, along with extra linens/pillows. (the floor mats are better suited for children) Twin rollaway beds can be rented if adult sleeping accommodations are desired instead of mats. Make arrangements in advance, to ensure delivery in time for guest arrival. Contact our office.

LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

- Front ocean view patio w/ dining table w/ seating for 4

- propane gas bbq grill

ALSO INCLUDED:
- Wifi
- 4 low-profile beach chairs
- heating; tower fans
- hair dryer; iron/ironing board
- starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with their own personal toiletries/shampoo/conditioner)

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.

LAUNDRY:
Free facilities in garage; Guests must provide their own supplies

PARKING:
- 2 tandem spaces for this unit in the rear 4-car garage
- Shared garage accessed via rear alley
- Large SUV's may not fit
- General free street parking throughout the neighborhood when available

ALSO:
For larger family groups, the upstairs 3 bedroom/2 bath unit can be booked simultaneously, when available, to accommodate larger family groups on the entire property. See separate listing or contact our office.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Check-out Time: 10 a.m. on the departure date

Very nice home to stay in. Cooperative management. Conveniently set up for everything we needed. Being able to walk one block to the beach for sunrises, sunsets, etc meant that we made full use of the great location.

Good last minute thing
This property is what you expect for the $ in Newport Beach. A bit long in the tooth and not perfect but management was hyper responsive. Happy to be able to get anything less than a month ahead of time.

Property was well located, exactly as described. All amenities were present and in working order. Loved the proximity to the beach and neighborhood A few notes: the master bath toilet leaks so it ran periodically throughout the night. We turned the water off so we wouldn't hear it. Also the master shower was slow to drain

Dated beach house
The property was clean. The beds were comfortable, but the unit is dated and the kitchen light would not stay on. It is an old florescent tube light that blinks on an off. Maintenance came and replaced a tube, but it didn't fix the problem. The ballast is probably bad. The whole thing needs to be replaced. It is not fun to suddenly be in semi-darkness while eating your dinner. Also the living room furniture is very uncomfortable. It looks like it is patio furniture. Since the only TV is in the living room, that was a problem. This could be a good place if your ONLY concern was to be close to the beach.

Property downstairs infested with flys they came and sprayed but that didn’t work. Management company was not willing to do anything. The upstairs unit are having the same problem and they have cockroaches also. Management blames it on the beach area but we stayed in the same area 3 months ago and never had this problem. I recommend nobody rent from these people and this property . We have pictures to prove

Shabby little place that needs upgrades
My elderly mother and I stayed at this place due to its location and lack of stairs. The bedrooms were small but quiet, with the “master” directly attached to the common garage, where the neighbors were working out early in the morning! The windows and blinds did not work smoothly, there were no instructions for the tv or appliances. Location was very good in terms of proximity to the beach.

Enjoyed our stay, but the upstairs floors seemed hollow as it was extremely noisy, even late at night. It sounded like they were jumping on the floors, although I know they weren’t. Beds were comfortable, too.

Great location but ....
The location was great but sadly I was disappointed with the unit! The unit could definitely use some sprucing up and to add some new furnishings for the amount of rent that is charged. I do recognize that it is a few houses from the beach and it was a beautiful location but that being said, I was looking for a more updated and more attractive unit. At the very least, please purchase new and decent bath and kitchen towels for your guests !! Thank you

Amenities could have been better
For the price, I was surprised to see the lack of amenities such as bath towels, (very old and stained, in the beach towel basket- not hanging in bathroom). And the rooms were very small. A lot of restrictions and rules, which we happily complied, but made us feel unwelcome.

The pictures made the house look bigger and furniture was not the same. Neighbors across the streets really made vacation rentals feel unwanted. Cussed at people who tried to park told rentals to go back where they came from. I would never rent on this street again.

Excellent location, easy in & out and generous garage space. Weather was not “cooperative,” so I’d love to come back for a few sunny days.
