You are invited to enjoy our sleek 2 bedroom, 2 bath downstairs vacation home, where modern design and conveniences blend seamlessly with the classic beach community of the Newport Peninsula!

Located less than three short blocks from the best stretch of beach in town one direction, and just steps from the bay in the other direction, all details have been thoughtfully planned and executed. Probably the most visible – or invisible – features are the front sliding glass doors that retract into the walls, providing a spacious indoor/outdoor mix of seating and entertainment as the front patio blends into the living, dining and kitchen areas. Custom materials and tastefully-appointed furnishings have been carefully chosen for a monochromatic setting that is relaxing, yet energizing at the same time: the perfect combination for any successful vacation stay!

The living room and outdoor patio are separated from moving glass doors that can be hidden inside of the wall to create a wide-open space that the entire family can use to enjoy the cool ocean breezes. The living room has a large flatscreen TV so you can keep up with the game or the news. Just a few steps from the main living area, the kitchen serves as a central meeting point - which is fully stocked with cooking/dining gear and top of the line appliances. You can choose to cook your meal on the outdoor grill or in the gourmet kitchen! The main countertop serves as both prep and dining space. You'll be sure to enjoy the kitchen if you decide to eat in and make a great meal during your vacation.

As you continue through the house, there are private laundry facilities are conveniently located in the hallway that lead to the sleeping and bathroom quarters. The master bedroom has a King bed and private bathroom with a shower. There is also a large flatscreen TV located in the master bedroom.

The second bedroom has a comfortable queen bed. A closet with ample space for clothes. The hallway bathroom has a shower/tub combo.

To fulfill the sleeping arrangements for 6 total guests, please consider that the pullout living room sofa is a full size bed, best suited for 2 children or 1 adult.

Air Conditioning: this property offers optional AC at the cost of $12.50 per day (taxable). During the warm months (June-September), some guest may want AC. We realize some guest do not want AC and we find it best to give them the option of not paying for its use.

Please be aware that this is entirely a non-smoking property, including the front patio.

PARKING: The parking is shared with the neighbors, but there is a parking space (midsize car or smaller) for our lodgers. One car parking in the shared garage with rear alley access. The garage slope is steep, please park on the slope. General neighborhood street parking (metered or unmetered) also in area.

Check-in time: 3 p.m. on the arrival date
Check-out time: 10 a.m. on the departure date

Summer Rentals are typically 7 night minimum and arrivals and departures are on SATURDAY IN JULY/AUGUST. If you have specific dates in mind, please reach out to us and we will try to make them work!

Locals know the three-mile-long stretch with the harbor on one side and broad, sandy California beaches on the other as “the Peninsula.” The Balboa Peninsula has two piers with a view of a shoreline, surfers, and sunbathers spanning for miles. A walk straight down Main Street brings you to the historic Balboa Pavilion.

The Balboa Peninsula has many sit down restaurants and quick food stops for people hitting the sand for a day at Balboa Beach, and the variety of bars and live music makes the Peninsula a regional nightlife destination. Some of the places locals hang out for good seafood and a casual fun atmosphere are the Crab Cooker and Woody’s Wharf. Anglers can bring home dinner from one of the sport-fishing vessels and whale watching enthusiasts can see some of nature’s most beautiful creatures up close, as Balboa Peninsula rentals and adventure boats launch early and often. A trip to the Peninsula wouldn’t be complete without a visit to the Balboa Fun Zone, where the Ferris wheel has stood for years!

A perfect stay
Everything was just perfect. Very nice apartment, very stylish especially from a European perspective, everything you needed for a great barbecue on the terrace - and the most important thing: just a very quick walk to the beach. And finally - Newport Beach is the place to stay!

This place is close and clean
Been going to Newport for years and this was my fav property .. From the location to the remodel and the garage, it was perfect .. Only bummer was chairs on patio , 2 were broken but prob from sun rot .. Other than that , this place is perfect and I’ll be renting it again soon !

Perfect girls weekend
We had an amazing girls trip at this beach cottage. Only a couple blocks from the beach, we were able to get to the pier and restaurants in just 10 minutes. The house was clean and fit four of us perfectly using the sofa bed. Our host was very responsive and helpful. The garage was available to use for parking but is very steep as it is under the house. Easy to use once we got the hang of it. We would definitely stay here again!

Lovely home and location
This stay was booked last minute as we were supposed to be going to Maui. Despite it not being Hawaii, we were extremely satisfied with the house, the amenities and its proximity to the beach. The neighborhood felt very safe and we were able to walk to everywhere we went. Plenty of restaurants to choose from and the grocery store is literally at the end of the street. Would recommend this location and home.

Amazing Place!
Our stay was exactly what we had hoped for ! Beautiful place great location everything you need . A warning on the garage parking . Maneuvering in the small space with an insanely steep slope is not for the faint of heart. Only a small to midsize car has a chance of making it in with room for the other units vehicle and curbside parking in the neighborhood is practically non existent so keep that in mind. Otherwise a fantastic place !

Fantastic trip to Newport Beach!
Our family was visiting our son who was playing in a college hockey tournament and wanted to have a convenient location to games and to beach. This house was absolutely perfect. 2 1/2 blocks to beach, shopping same distance and in great neighborhood! We stayed a week and could’ve stayed a year. Scott (property manager) was incredibly responsive to our couple questions and house was in great condition. I’d highly recommend this house to a smaller family of group (3-4 people at most).

Great place, great location!
We very much enjoyed our stay. Everything was as advertised, photos were an accurate depiction. The layout of the property was perfect for our family. Neighborhood was super safe - quick walk to beach and nice little park if you walk just around a couple of corners. We easily walked to restaurants/grocery store but it was quiet and off the main roads. We found the amenities to be sufficient, although some of the cookware (pots/pans) have seen better days. Beds were comfortable and rooms cozy. The updated bathrooms and kitchen are a nice clean touch. We enjoyed using the fireplace for ambience at night and lounging on the sofa. I will agree that the driveway in the garage is incredibly steep, we opted for street parking instead since we visited in off peak season. Will also agree with another review that the floors were fairly dirty upon arrival, I did a quick vacuum when we got there and all was good again. Had a couple questions upon check in/arrival and Scott was quick to respond and very helpful. Would certainly stay here again anytime and recommend to anyone looking for a clean, quiet and comfortable beach experience!

Overall nice property and well appointed. Property owner/manager very responsive to our request for wine glasses and brought them right over (simply cannot drink a fine California cab sav out of a plastic cup!). Some areas of the rental are starting to look worn and/or need replaced ie: patio furniture, gas grill, mattress pad for sleeper sofa. The furniture in the living area was on the cheap side and not comfortable at all. Direct TV connection mostly sketchy. However, the beach location and nearby amenities were outstanding and the garage was handy for parking. The patio doors that open the width of the home are a great addition.
