HOUSE RULES

> No tampering with smoke detectors. $1,000 fine.
>No Loitering on the sidewalk
> Lost keys have a $150 replacement fee.

Cleaning and Damages
> Excessive cleaning after check-out will result in extra cleaning fee.
> Guests are responsible for damages.
> Guests must select either a refundable security deposit or a non-refundable damage waiver. The refundable security deposit will be held for 7 days post check-out and will be refunded provided there are no damages. The damage waiver is recommended.




RENTAL AGREEMENT

1: RESERVATION INFORMATION

CHECK-IN
The check-in time is after check-in time on the first day of your reservation. Sometimes early check-in is available and is easy to purchase on your Happy Guest reservation page.

CHECK-OUT
The check-out time is before check-out time on the last day of your reservation. Sometimes late check-out is available and is easy to purchase on your Happy Guest reservation page. Late fees will be charged for departures after check-out time that did not purchase a late check-out.

EARLY CHECK-IN / LATE CHECK-OUT
Early check-ins and late check-outs are sometimes able to be accommodated with an easy purchase on your Happy Guest reservation page. If you have a need to check-in early or check-out late, you can also consider adjusting your reservation dates to be one day earlier or later so you have the place for as long as you need it.

NO REFUNDS
This Rental Agreement is a legally binding agreement between you, the Guest and the Owner or Manager of the property. Your reservation binds you to a specific period of time. There should be no expectation of refund and there will be no refund or relocation because you are disappointed with the property you have chosen to rent or in the event that something associated with the property is not working to your satisfaction. There will be no refunds or compensation for: Acts of God, Mother Nature, acts of war or government agencies, road maintenance, gas shortages, power outages or water outages. Standard cancellation policies always apply. Purchasing travel insurance is highly recommended.


2: ID VERIFICATION

IDENTITY VERIFICATION
Guests are required to complete the Happy Guest check-in and provide a photographed copy of their government-issued photo ID, with the Guest’s face, address, date of birth and photo clearly visible and in focus. The reservation billing information must match the information on the government-issued ID of the Guest making the reservation. We reserve the right to refuse service to individuals who do not furnish this information. In the event that a Guest refuses to provide their valid, government-issued ID after making a reservation, the Guest’s reservation will not be granted information to enter the apartment and your cancellation of the reservation will be in accordance with the cancellation information on your reservation.

BACKGROUND SCREENING
We may obtain background reports from consumer reporting agencies or otherwise review publicly available information about you, including sexual offender registration lists or databases compiling information about criminal convictions. By making a reservation, you authorize the use of your personal information (including name, address, date of birth, or other identifying information) to obtain these reports, and agree that we may, in our sole discretion, suspend, cancel, block, restrict or terminate your access to our services or reservations made or contemplated, based on our evaluation of such reports.

RIGHT TO REFUSE SERVICE
We may refuse service to any individual for any reason(s) that does not violate federal or state laws. Reasons for refusing service to, or removing, a Guest or any other individual include, but are not limited to: refusal or failure to pay for accommodations; being under the influence of alcohol, drugs, or any other intoxicating substance such that the individual is disturbing the peace; seeking to use the apartment for an unlawful purpose; seeking to bring into the apartment an unlawfully-possessed firearm or any item, including an explosive or hazardous or toxic substance, that is unlawful to possess and that may be dangerous to other persons; destroying, damaging, or defacing the Property or threatening harm to the Property, other guests, or residents of the Property; causing or permitting persons to exceed the maximum allowable occupancy of the apartment; or refusing to abide by the reasonable standards or policies established by the Company, including, without limitation, the House Rules and any published rules and regulations.


3: RIGHTS OF ACCESS

RIGHT OF ENTRY
Guests acknowledge, understand, and agree that the Property Owner, Property Manager, Hosts, Maintenance, and other staff reserve the right to enter property at any time to investigate disturbances, check occupancy, check damages, make repairs, alterations, and improvements, as deemed necessary.

ACCESS
You acknowledge that your reservation does not confer exclusive possession or exclusive access. We retain the right to access and enter at any time as needed, however, we will attempt to notify you before entering the apartment as a courtesy to you except in the event of an emergency. If called upon, law enforcement will be granted immediate access.

KEYS / ACCESS CODES
Access codes and/or keys are issued to the registered Guest and work at the Check-in time. Failure to return these items at the time of your departure will result in a fee of $500 for each unreturned item.

LOCK OUT
A lockout of Guests from the property will result in a minimum of $50 service call during business hours. Guests agree that a lock out after business hours wi

This was an amazing flat so close to everything. There was even an electric piano as well as a giant TV. My wife, being Polish, particularly enjoyed the Polish books on the self. You are provided with everything you could need. We found the flat to be clean and the full size bed was really comfortable. The shower was also great and the water was always warm. The kitchen was fully stocked with plenty of coffee, cups, plates, bowls, and the Mr Coffee worked perfectly which was a plus. It was also very nice to have a little bodega grocery within two minutes. There are lots of food options and shopping locations to enjoy the city atmosphere. The host was in touch very easily and we never had any questions go unanswered. We fully recommend that you rent this flat and you will not be disappointed with your stay.

My family and I enjoyed our stay at this spacious apartment in NYC. The owner was very responsive when we arrived and an air mattress was missing. The place was very clean and comfortable. Highly recommend this location.

Perfect spot for a week in midtown.
We chose this spot to give us a good central location between work and fun. This spot is perfect...far enough away from the tourist area of times square, with still enough variety of dining and entertainment options within easy walking

VRBO double booked our place
THIS IS NOT ABOUT LEONARDS LOCATION: I dont have one since VRBO double booked this location. I had 3 family members coming to meet me in New York City for Christmas fun. My niece is recovering from breast cancer, and my sister has an autoimmune, we were left on the street, in the rain, in Manhattan, with no place to stay. VRBO could not find us a place. so we had to find a hotel , pay an extra 1000 for the weekend. all in one hotel room. Pay more for food since we had no kitchen, no place for private naps, which are needed at our age and conditions. We had show tickets, someone coming from Miami and one from Virginia, no choice but to stay as changing travel would have been impossible, the same day. FURIOUS

Had a few speed bumps with the company that organized the rental for the owner. The owner and his family were very accommodating and assisted in making sure we had access to the room booked. Everything went swimmingly afterwards and had a wonderful stay in NYC.

Fabulous Stay on the Big Apple
My family of 5 had a great time visiting NYC while staying at this centrally located cozy apartment. We were able to walk to Times Square within 5-7 mins and it close to the subway. The property was clean, included all the essentials of a regular apartment and matches the posted photos. The host was very attentive and communicative throughout the entire booking/ check-in process and made this trip very enjoyable. I would highly recommend to anyone looking to stay near Times Square, but without all the noise and traffic. Without a doubt, I would stay at this property again when visiting this lovely city.
