Tranquil Setting, Mountain Views & Trailer Parking
Large newly constructed custom home on 1 acre. Plenty of space for the whole family & ample parking for all your toys. Located aproximately 9 miles south of downtown Moab where the stars shine the brightest & countless jeep, biking, atv & hiking trails are nearby. This home features a fully equiped kitchen, living room & large family room, soaking tub, hot tub. Covered patios in front & back equiped with grille & firepit. Covered balcony in front is perfect for watching the sun rise.
2 Story custom home with 3 bedrooms, 2.5 baths, 2 car garage. Includes fully equipped kitchen, living room, family room with wet bar, 3 covered patios, hot tub, fire pit, bbq, ping pong table and ample parking for larger vehicles, trailers etc. Laundry room and den/library area with single trundle bed for 2 additional guests. Entire house is available to guests. We also provide some coffee, an assortment of tea, sugar, creamer, an assortment of kitchen spices and a snack/welcome basket. Laundry, dishwasher detergent as well as dish soap, hand soap, paper products, towels are all provided for your convenience.
All spaces within the house and on the 1 acre property are available to guests. There is parking available in the driveway (2 cars) and a large parking area behind the house for larger vehicles and trailers.
Property management is available and less than 5 minutes away should any problems arise any time, any day.
The property is approximately 20 minute drive from Arches National Park. Downtown Moab is. 10-15 minute drive with dining and groceries are available.
Driving is necessary to get to Moab from the property as it is approximately 9 miles away.
This house is located south of Moab (10-15 min. Drive) in a quiet rural setting. Many trails can be accessed directly from the property. For ATV enthusiasts, you can drive your ATV from the property to trails without trailering them. Garage has NEMA 14-50 outlet for charging electric vehicles.
*Please lock all exterior doors, close windows and garage door when leaving the house or checking out. Please leave doors closed while at the property to prevent insects and mice from getting into the house.
*Smoking or vaping of any kind is not allowed within the house or inside the garage under any circumstances.
*This home does NOT allow pets with exception of certified service animals of which must be approved prior to your arrival. If pets are found on the property, the guest will be charged additional cleaning fees and for any damage and be asked to leave without refund.
*Please obey all traffic rules. San Juan County allows off road vehicles on local streets, however speed limits and other traffic rules apply. Please be aware that motor vehicles not licensed as "street legal" are not allowed on US HWY 191 or on Grand County streets. This is a residential neighborhood where the speed limit is 25 MPH and we ask that you respect neighboring properties and stay on market trails and roads at all time. Please make yourself aware of special licensing to operate an off road vehicle required by the state of Utah regardless of a standard driver's license.
*We understand you are here to enjoy yourself and that you are on vacation, however please keep noise to a minimum after 10:00pm and before 8:00am out of respect for the neighbors. Please turn off exterior lights when not in use; at bedtime.
*Please keep the hot tub cover on the hot tub at all times when not in use to prevent it from blowing away or dirt and other debris from getting into the hot tub.
*Please shower before entering the hot tub and use only hot tub towels provided.
*We understand that hot tub water can get cloudy after a few days use. If at anytime during your stay, you find that the hot tub needs cleaning, please let us know. We will be happy to fill the water, replace and/or sanitize filters and/or treat water chemically as needed.
*Please do not leave any linens or towels or other items belonging to the property outside.
*The owner of this home has provided thoughtful amenities with guests in mind. We know accidents happen and if you break or damage something please let us know so that we can repair or replace it for you or future guests. If something is found broken or damaged out of neglectful behavior on your part, you will be asked to replace or pay for repairs.
*This property does not allow parties, events or gatherings of persons not registered and approved as guests of the property.
