Summary:
LOCATION: Downtown Retreat by Roami is just a 5-10 minute drive from South Beach, 15 minutes from MIA (40 minutes from FLL Airport), and has several bars and restaurants at your doorstep.

The Space:
Luxury for large groups, a central location, and steps away from Biscayne Bay—this is Downtown Retreat. The 70-inch LED TV and tasteful decor make this home ideal for entertaining. The home is comprised of 3 separate structures totaling 6-bedrooms, all on a large double lot, providing plenty of privacy while still allowing you to congregate as one large group.

CHECK-IN & CHECK-OUT: Check-in is any time after 4PM and check-out is any time before 11AM. An early check-in or late check-out time may be available, please inquire about pricing at the time of booking.

BEDROOMS: This property sleeps 16 guests in 10 beds, 1 sleeper sofa and 1 air mattress. Smart TVs are located in each bedroom. See bed count below:

- Bedroom 1: 2 Bunk Beds (Sleeps 4)
- Bedroom 2: 1 King (Sleeps 2)
- Bedroom 3: 1 King (Sleeps 2)
- Bedroom 4: 2 Queens (Sleeps 4)

BATHROOMS: All 6 bathrooms are stocked with toiletries (shampoo, conditioner, and body wash), plush towels and washcloths, and a hair dryer.

KITCHEN & DINING: The kitchen is fully stocked (200-piece culinary set) and has a full line of new appliances (blender and drip coffee maker included). The indoor dining area has seating for 10, while the outdoor dining area has seating for 12, and includes all the necessary dinnerware.

OUTDOOR SPACE: The outdoor focal point is the private 20'x10' pool (5' deep) and also features a propane BBQ, and more.

PARKING: Free and metered street parking are available along 23rd street on a first come, first serve basis ($4-5 per hour). Please do not park in the empty lot next door.

WHAT’S INCLUDED?: Iron and ironing board, steamer, washer/dryer, 1 pack-n-play crib, 1 high chair, 1 sleeper sofa, 1 queen-sized air mattress, 18 beach towels, free WiFi (Up to a max 75 Mbps) and Smart TVs for your streaming apps like Netflix. Stair gates provided upon availability.

Gets The Job Done
Overall, we were pleased with our stay here. If you are looking for a clean place to stay with lots of beds in a good location, this property is great. If you're looking for something super nice, I'd keep looking. Pros: -More affordable than other options -Tons of beds and they were comfortable -Good location -Interior is spacious, even more so than the pictures suggest -Hot tub was great Cons: -Property overall is showing a lot of signs of wear -There are 4 different units containing 4 different doors, each with their own keypad. It took over an hour on the phone with their support team to get the codes working for all of the doors. The keypads work in a very specific way and there were no instructions provided on that. -AC went out one night in one of the rooms -Found a cockroach in one of the rooms

I have been to several places through VRBO and I love every one of them. THEY WERE SPECTACULAR however this one fell a little shy of the others . It was hard to enter the home as well as the refrigerator and the oven in the main home weren't functioning properly. One of the double apts bathroom leaked over the toilet. The sliding glass door was off the track. The grill didn't work and we had to have someone to do maintenance on the hot tub not once but twice. I felt all of those things should have taken care of before my parties and I arrived for my birthday. This was for my 55 birthday and I tried to keep a brave face for my family and friends, but this was really bad, My guests expressed their thoughts and concerns as well. No time was taken to make the home pleasant. I was shocked because it is MIAMI And I expected much mo No no that's rightre from the area and VRBO. I was very disappointed 😞 and I didn't feel as if my or my guests needs were met.It was quite expensive any other time it would have been worth every dime this time I feel as if I got robbed. I feel that this was false advertisement..

Our stay
Upon arriving to property I was kind of skeptical being that I thought we were at the wrong house due to the outside not looking too much like the pictures but once we got inside it was BEAUTIFUL. There was a little odor that wasn’t too pleasant at first but we sprayed air freshener and it was fine. All of the bedrooms and bathrooms were really nice and updated. The beds were spacious. However some bedding (including mine) had a few stains like mildew on them so we just used our own. The only other down side was that the dryer wasn’t working and we had to take home a lot of wet clothing and also there was a leak from the upstairs shower. Other than that we really enjoyed the property. With a few minor upgrades I would more than likely book and stay again.

Miami with Family
Wow! Perfect location for our entire family. The property was spacious but still provided the closeness feel! All ages enjoyed it! My one year old granddaughter was safe to walk around without any worries of her getting into pool and hot tub area. Location in downtown provided plenty of food options and easy drive to beach and baseball stadium. We would so stay there again!!! THANK YOU for providing plenty of towels! 😉

Cleaning not up to standards
Property/units was not up to COVID-19 cleaning standards and had unclean sanitary conditions throughout the entire home and outside units. The staff did not respond to our concerns about cleaning and down played all of our concerns about the safety and cleanliness of the units.

PreWedding adult get together
Everyone had their own bed. The weather was perfect to hang outside in the back all weekend when we weren't going out. Two empty lots surround the house so, even though we were quiet, there was very little risk of neighbor complaints. This place was perfect, actually overachieved our expectations. Dog park and boat marina near by. Convenient store 10 seconds across the street was clutch. Electric scooters neighborhood friendly.

Convenient Location for Groups
House worked very well for our group. In an extremely convenient location and rooms were well stocked/cleaned. Slightest of knocks for the pool pictures being deceptive about the size of it and the jacuzzi water had a slight greenish hue. But the pros certainly outweigh the slight drawbacks.

I hosted a 50th birthday celebration for my wife with a group of 10 friends. The set up of the house was exceptional. Clean, good lay out of rooms and loved being able to hang out together.

Excellent.... until an unhappy ending
We liked the location ( even though surrounded by high rises in rapidly changing neighborhood). It offered convenience and space enough for our large group to spread out. The pool is not serious-- a splashing areas for kids. But it was the malfunctioning hot tub that repairmen couldn't fix that prompted the site manager to promise a (partial?) refund. After several inquiries about the status of promised refund, I concluded that this was a classic run-around. If management had been willing to at least discuss the situation, I would feel better about their honesty. This silence and lack of response dampened otherwise good feelings about the place . However, if somehow paperwork got "lost" and I hear from management soon, I am willing to let it be known in an updated review.

Perfect Accomodations
Our trip was seamless from check-in to check-out. The owner was accommodating and responded immediately when I had a question about the property. The house was clean, had plenty of room as described, in a great location and has a great out door sitting area. The two guest houses were also perfect for a few in our party that needed their own space. I would highly recommend this property for a small or large party. I look forward to our next trip to Miami and would definitely stay here again.

The house was amazing.. very modern, great decorating and plenty of room to spread out. We enjoyed the pool and being right across the street from a small store (no need to drive for beer or snacks)! Loved this location, and cannot wait to come back!

There were many broken items upon arrival, lack of cleanliness was at a all time high. The Dumpster behind one of the studio apartment was a death trap, had a huge hole with a crate on top that you had to walk on in order to throw the garbage away, very scary and unsafe. Pool and hot tub was dirty, was unable to use the whole trip, Albert said the pool guy was coming to clean and he never came. Very disappointed. Spoke with Albert the sextant worker, he stopped texting and answering calls after two days. Highly dissatisfied! There pictures are old and do not match current look that is in the website.

5-Star stay
I would recommend Sextant Stays to anyone looking for a place to stay in Miami. Their whole staff is friendly, helpful and responsive. The place was spotless and comfortably accommodated our party. I will be looking into a Sextant Stays property on my next visit to Miami.

More than enough
Amazing that we were able to find a house big enough to fit our whole family, a rarity I assure you. Plenty of beds for everyone, kitchen supplies so we could cook most of our meals at home, which is key for such a big family. Can’t wait to come back!
