This apartment has a great partial view of the ocean and pool area from the balcony.
It is located in Hollywood Beach, just a 20 min drive from the FLL airport, 30 min drive to Miami Beach and close to the boardwalk area with plenty of restaurants and cafes.
This is a comfortable and a spectacular condominium. Consisting of 2 towers, whereby ours is the north one (3801) and it’s better due to the direct beach access just 50 steps from the elevator and café-minimarket.
The territory has 24 hour security, has many palm trees and a well-maintained lawn and garden.
The experience is like a tropical Caribbean getaway. There is a gym on the first floor and a spacious parking garage outside.
The apartment itself is located on the 5th floor, has a balcony with a partial close view to the ocean and pool area.
It has:

- big comfortable sleeper sofa good for 2 adults in the living room
- adult cot bed for additional sleeping occupancy

If you have 0-3 y.o. child there is a sturdy crib.
You will have a full bathroom with a shower with supplies like hair dryer, towels, hand soap, body wash and rolls of paper.
There is an easy check in/check out procedure. Upon arrival your names will be already in the reception system, so you just tell your names if required. There is a smart-lock system in the apartment and your key is a code, which will be provided to you 1 day before arrival.
Check-in time 3 p.m. Check-out time 11 a.m.
After check-in you have to visit the office in the south building (3901) to pay the one time resort fee $30 per 2 guests above 14 y .o age and receive pool bracelets and FOB chip-key, which gives you access to all resort amenities.
Also, pay flat fee for the parking in the office and they give you a tag. 1 week – $100, 2 week – $125, 3 week – $150, a month – $175.
There is a valet parking as well. $20 per a day time and $40 overnight.

Tides Condo is one of the best in South Hollywood beach.
Wallmart is just 10 minutes walk over the bridge. Across the street there are 2-3 cafe with food, pizza, and deserts. The broadwalk with a big variety of restaurants is just 5 min drive.
Please request in advance if you are interested in a parking lot
Please be aware that the condo doesn’t have a luggage room. So, there will be no place to leave your luggage if you arrive early or leave late. And you cannot leave it in the apartment during the cleaning.
Sorry, pets are not allowed.
The laundry room is located on the floor near the service elevator area.
There is a place to order meals at the Condo, you will find it in the café on the first floor.
For your perfect day on the beach, you may use beach chairs and an umbrella stored in the apartment’s closet. In the closet there are also beach toys for your children.
Moderate Cancellation Policy: 100% refund up to 30 days before arrival, 50% refund up to 14 days before arrival. Please review our house rules before booking to ensure a smooth experience.
HOUSE RULES
We reserve the right to refuse accommodation to, or demands from rude, disrespectful, and/or
discourteous guests. We will not hesitate to terminate your stay at our discretion if you harass or verbally abuse your host or any of our staff.
Please be aware of cancellation policy before you book! We do not refund reservation due to mistakes, changes of plans, weather conditions, medical issues, air companies delays, personal reasons etc.. So if this is a reservation starts in less than 28 days then there is no refunds. It's just Strict type of Airbnb policy, sorry for that..
Early Check-Ins
are not guaranteed. Check-in is at 3 pm. An accepted request to book with us does not mean
your early check-in time was approved. You will need to send us a message on the Airbnb platform to ask for permission to check in early. If we can accommodate you, we will.
Late Checkouts
must be requested and approved by our team prior to check out. If you stay past your 11am check out time without our prior approval, you will automatically be charged a penalty fee at the listing’s full next night price.
Complaints
If you have a complaint about any aspect of the property (i.e., amenities, cleanliness, etc.), we are committed to remedying the situation. Upon notification of a complaint to Airbnb and/or to us, you are granting us with the right to access the property to allow us to resolve the issue and/or concern.
Damages
Accidents happen. In the event you have broken or damaged something (no matter how small), we appreciate you reporting it to us immediately so we can prepare to remedy the situation for you and/or our next guest. If the cost of repairs or replacement is more than $12, a resolution will be filed, and you will be billed accordingly.
You are responsible for all material damage in the Condo too.
If you violate any rules of the building the fines and penalties may apply, and you are responsible to pay it.
Be careful with air conditioning system, you are in the tropics, it must be ALWAYS SWITCHED ON, otherwise mold occurs and fine apply.
Maintenance
Please understand that we are at the mercy of the building’s property management maintenance team for all “fix-it” requests. If we are unable to fix non-emergency items (i.e., blinds, curtains, lightbulbs) before your check in, it will be reported to the maintenance team for them to address. They will address all issues in priority sequence.
Cleanliness
This is NOT a hotel. Don't expect the same service, like everyday cleaning.We provide 1 had paper towel roll and 2 toilet paper rolls additionally, find them under the sink in the cabinetWe keep our cleaning fees low because you agree to clean up after yourself and leave the property in as good a condition as you found it. This includes doing all dishes, wiping clean the counters, stove, and oven, cleaning up any spills on the walls, ceilings, floors, completely emptying the fridge/freezer, and taking out your trash/recycling to the bins provided outside. We provide a vacuum, mop & pail, broom & dustpan, toilet brush & plunger, rags, and a multi-surface cleaner for you to use during your stay.
Valuable things.
We are not responsible for your valuables, their damage or loss.
Pets
We don’t allow pets, sorry.
Occupancy, Declared Guests
The maximum occupancy of your unit (including inside and outside spaces) is 5 people. At the time of booking your reservation all guests in your party must be declared by providing their full name, we need that to put the information in the building system. We reserve the right to charge an additional $50/day for undeclared guests. We reserve the right to terminate your reservation if occupancy exceeds 6 people.
Unintended Uses
If you smoke inside the unit, damage the unit, disrespect the property, throw a party, or have a gathering with extra guests that are not declared in your initial booking you are breaking the rules and you will be charged with a $500 fine.
Purpose of Stay
We aim to be flexible with the length of stay for all our guests. However, we must protect ourselves from any guest who may attempt to claim tenancy under the BC Residential Tenancy Act. For this reason, all guests declared or undeclared (“Guests”) expressly agree to the following:
Guests agree they will be visiting on a short-term basis only, for example: a single night, up to a week, or a month, or for an entire season (3 months). Guests agree the purpose of their visit is for travel, vacation, or insurance claim purposes. Guests agree:
- the short-term rented unit is NOT their only home.
- the short-term rented unit address will NOT be used on any of their personal identification such as driver’s license, health card, status card, passport, etc.
- they will NOT bring any furniture with them when they arrive for their stay, nor will they move in any furniture during their stay.
House Rules Violations
Any violation to any single part of these house rules could lead to an immediate termination of your reservation and/or a fine as noted above.
Check-in procedure
All guests have to come to the office in the building 3901 to make a registration as a guest and buy a FOB keys and pool bracelets. While registering in the office as a guest, please ask the information about the Condo rules and fines for violations. If you break any rules, then you have to pay fines.
