AC/HEAT: Our property is cooled by a split-type air conditioning unit.

WASHER/DRYER: On-site washer and dryer are available with laundry supplies provided such as detergent, fabric softener and bleach.

INTERNET CONNECTION: Go on a lag-free video conference call and let the others play their online games simultaneously as the internet speed goes up to 100Mbps+.

BABY GEARS RENTAL: We have partnered with a baby equipment rental provider to offer professional baby gears during your stay. All products are thoroughly sanitized. Delivery and setup are free of charge.

To provide privacy during your entire stay, we will not be present during your check-in and check-out period. All communications will be made via Airbnb Messaging. However, our property manager is nearby and can accommodate as needed on request.

Our property is situated in a quiet residential family neighborhood. Guest is required to be respectful of all quiet hours and to follow house rules.

𝗪𝗔𝗧𝗘𝗥 𝗖𝗢𝗡𝗦𝗘𝗥𝗩𝗔𝗧𝗜𝗢𝗡 𝗡𝗢𝗧𝗜𝗖𝗘: California’s water flow rates are regulated by law, resulting in lower water pressure than other states. Showerheads are limited to 1.8 GPM, faucets to 1.2 GPM, and toilets to 1.28 GPF. These regulations help conserve water, especially during droughts. We appreciate your understanding and cooperation. 𝗖𝗔𝗧𝗦 𝗔𝗥𝗘 𝗣𝗥𝗢𝗛𝗜𝗕𝗜𝗧𝗘𝗗: Although we have a pet-friendly place, the homeowner who lives in the front house has gatophobia (fear of cats). So, other pets like dogs are welcome.
𝗣𝗔𝗥𝗧𝗜𝗘𝗦/𝗦𝗢𝗖𝗜𝗔𝗟 𝗘𝗩𝗘𝗡𝗧𝗦: We adhere to Airbnb's policy and maintain a strict no-party rule to preserve the peaceful neighborhood.
𝗦𝗠𝗢𝗞𝗜𝗡𝗚: Smoking is prohibited inside and within 15 feet of any exterior door. Non-compliance incurs a fine.
𝗖𝗛𝗘𝗖𝗞-𝗜𝗡: 4:00 PM (PST) to midnight via smart lock (Code provided one (1) hour before the standard check-in time).
𝗖𝗛𝗘𝗖𝗞-𝗢𝗨𝗧: 10:00 AM. (For late check-out requests, please contact us a day before your departure).
𝗦𝗘𝗖𝗨𝗥𝗜𝗧𝗬: For your safety, exterior security cameras monitor the driveway and front door areas.
LATE CHECK-OUTS - Please seek permission from the host during your stay. Unapproved late check-outs may be subject to a fee of $50 for each succeeding 30 min in the property, in compliance with our partnered cleaning company.

NO PARTIES/GATHERINGS - Violation of this rule may result in termination of your stay without a refund and a minimum $500 fine.

NO UNAPPROVED VISITORS - We do not allow any unapproved visitors during your stay. Violation of this rule will result in a $50 per visitor per day fee.

NO SMOKING - Smoking in the unit will result in an odor removal fee of $500 to cover the cost of odor removal and/or steam cleaning.

NO TAMPERING OF SAFETY DEVICES - Our property is equipped with smoke detectors, indoor smoking detectors, and sound alarms. Indoor smoking detectors will detect all tobacco and marijuana use. Sound monitors will set off an alarm at high decibels, but it is not recorded to invade privacy. Any tampering or removal of such devices will result in a $500 fine.

PARKING - Please park at your own risk. Neither the homeowners nor the managing team shall be responsible for any loss or damage to any vehicle.

OVERLY STAINED TOWELS/LINENS - Please refrain from using white towels to clean floors or remove makeup to avoid a replacement fee. Towels must be washed separately; if needed, do not mix with dark clothing. Fines for non-removable stains are as follows: Towels $5, Duvet cover $35, Flat sheets $20, Pillowcases $2, blankets $30, Duvet Insert $40, Pillows $25.

NO BUSINESS EQUIPMENT OR FURNITURE ALLOWED - Guests are prohibited from bringing any additional equipment, furniture, or items for business use into the property without approval. Violation will result in a $1,000 fine and immediate removal from the property without a refund.

NO ILLEGAL ACTIVITY - If guests are discovered engaging in any illegal activity, they will be subject to a fine of $250 and immediate removal from the unit without a refund.

NO UNAUTHORIZED MAIL/PACKAGES - We do not allow anyone to receive mail or packages at our unit. If this rule is broken and you mail something to the property, we will not take any liability if your parcel has been lost or stolen.

PERMISSION TO ACCESS THE PROPERTY - The guest shall allow the property owner or any designated workers access to the unit for landscaping, routine maintenance, cleaning, repairs, and inspection of the property.

QUIET HOURS - To avoid disturbing the neighbors, we impose quiet hours from 10 PM to 8 AM every day, including holidays. Violation of this rule may result in removal from the unit without a refund, in addition to a minimum $100 fine.

PROFESSIONAL PHOTO/VIDEO SHOOTS ARE PROHIBITED - Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and/or private property surroundings, for any commercial use including but not limited to selling, advertising, marketing, and/or promotion of any product or business or use in any print, advertising, TV, film production, electronic, or other media, is unlawful and will be pursued to the full extent of the law.

ABANDONED BELONGINGS - Any belongings left behind in the unit after the guest checks out will be considered abandoned. If we have your belongings after your stay, the following charges will apply:

-$25 mailing fee separate from the cost of postage and storage fee.
-$25/day for storage fee.

RIGHT TO WITHHOLD GUEST'S SECURITY DEPOSIT - The management may withhold all or part of the deposit if the guest fails to follow the rules in this agreement, the property listing, or the property house manual. If the cost of damages, losses, or missing items exceeds the amount of the deposit, the management will bill the guest’s credit card for the difference and/or pursue legal action.

Causes for withholding deposit funds include, but are not limited to:

-Damage to premises or its contents.
-Missing or broken items.
-Required excessive cleaning.
-Not complying fully with the departure checklist.
-Trespassing on neighboring properties.

Not what we expected
This was definitely a poor experience for us and our little dog. I checked ahead of time to make sure there was parking for our large truck which they said there was, But when we arrived there was a sign on the Garage that said Do Not Block and there was nowhere else to park. The minute we got there the neighbor dog started barking and whining. We literally stayed for 30 minutes (dog whining the whole time) We read through the book and it said we had to take the dog off the premises to go to the bathroom. Mind you this is a one bedroom unit behind a house inside a remote gate. (Which we also had trouble with because the person living in the house opened it when we go there and blocked the sensor, which we did not know, so we couldn't close it and wondered why not. We could not communicate with the lady living in the house because she didn't speak English. Needless to say it was not very convenient for the dog and the neighborhood did not feel very safe to walk the in. We left. I would not recommend staying here. No Refund of course but that was to be expected. Note to self, Look around the neighborhood on google maps before renting.

Quiet and Safe
This property was very clean and cozy. I felt safe in the guest house at the back of the property in a residential community. Everything in the unit worked well, but some of the kitchen items are a bit “dated.” I had no issues or concerns with anything, and would return at any time. My only other word of caution is that while the parking spot on the property is a great perk, I struggled a bit to navigate my large SUV in and out. Doable, but challenging.
