Pear Trees is a newly renovated 3 bedroom and 2 bathroom luxury property that sleeps up to 7 guests (MAX 4 adults + 3 kids), nestled just a few minutes walk from the beach on an exclusive West Sussex private sea estate in the quiet village of East Preston, close to the larger towns of Arundel, Brighton & Chichester. The property is available for holiday lets throughout the year and is an ideal stay for families with children. The house is furnished to a very high standard and boasts a beautiful 360 degree private and secure garden.

PLEASE NOTE: OUR PROPERTY IS ONLY SUITABLE FOR A MAXIMUM OF 4 ADULTS AND 3 CHILDREN AS ONE BEDROOM HAS BUNK BEDS. NO BOOKINGS FOR MORE THAN 4 ADULTS OR PARTIES WILL BE ACCEPTED.

Fantastic location and fabulous garden
We really enjoyed our stay. Our grandson loved playing in the garden. It was a really safe enclosure with lots for him to do ( especially the trampoline) The house was within walking distance to East Preston beach which is a lovely little pebble beach that was never busy. There are plenty of amenities within walking distance in the village ( shops, cafes etc) The house is really nice and well equipped. Lots of room so we were never cramped or on top of each other Would highly recommend and return

WONDERFUL
We had a super relaxing, wonderful week in Pear Trees ! The Communication with Jason and his support was very easy and reliable ! The house an its beautiful garden is perfect to chill and spend the evening on the patio (DO bring a jacket !). The Ocean ist super close and East Preston and its habitants are very nice ! We would come again !

A luxury home away from home
What a wonderful piece of paradise. A great spot for beach, shops, and restaurants. A very friendly community, and a gorgeous beach house you can relax and feel like you are at a resort. The owner is extremely communicative and generous, 5 stars all round!

Fun Family Holiday
We had a lovely stay at Pear Trees. I went with my parents, husband and two kids (aged 4/6) and it worked perfectly for us all. The house is exactly as advertised. Very clean and well stocked with essentials. It also had a great selection of games which we all enjoyed. We also loved relaxing and playing in the garden. The house is in an excellent location. We had never been to this area before but loved it and definitely will come back. Thr beach was very quiet and even in the middle of summer. It was only a 5 minute walk to the beach and even less to the town. There are 3 pubs in the village and lots of different cafes. We had a lovely take-away from the Indian on the High Street and the Thai in Ruslington. I would also highly recommend the Brew house and the Italian (decor not the best but had the most amazing swordfish!) which are further up the high street. There are also lots of things to do locally for the kids but they definitely most enjoyed exploring and playing on the beach. The location and the house made for a very relaxing and fun holiday.

Charming even in the rain
We had a lovely stay in East Preston. The property is perfectly located in a quiet road as well as 5min walk from the sea. We had a bit of bad luck with the weather but we enjoyed long walks on the sea front, great breakfasts at the Seahorse Cafe around the corner and we even found time to do a family jigsaw puzzle. There were plenty of games in the house to keep us entertained. The house is beautifully decorated, clean and very homely making it a perfect family escape.

Had a lovely holiday with my husband and grown up children. Accommodation and location were beautiful . Small hiccup on arrival with the towels but Jason immediately rectified it. Plenty of space for 4 adults and all the equipment we needed. Beautiful

Fabulous property
An excellent holiday at a great property . Very clean and well equipped . The garden area was great for eating outside and the table tennis table was great fun . Good location with a short walk to the beach . We loved walking along the beautiful beach for miles . Lots of local shops and cafes nearby . Overall an excellent holiday in one of the best properties we have ever stayed at .

Fabulous Staycation!
We had a great week at this lovely house. The property was very clean and well equipped. It had a great layout for families with young kids and enough space to accommodate grandparents aswell! The house had a lovely secure garden, trampoline and lots of kids games and toys. The location was perfect, a short walk to a lovely quiet beach and the village green with a couple of nice cafes, a shop, pub and a good Indian takeaway. Also only a short drive to Arundel castle which would highly recommend for a day trip and crazy golf in Littlehampton. The owner was very helpful and answered all our questions quickly. We would highly recommend this property.

Idyllic and peaceful
Great stay at Pear Trees. Bright and spacious with everything you need for a stress free, relaxing holiday. Comfy beds with crisp and clean linen and fluffy towels. The weather was reasonably kind to us. Outside space perfect for eating and relaxing although an umbrella would have been welcome for shade whilst eating. Great location, short walk to beach and two really good restaurants. Really nice meal at The Lamb at Angmering. Arundel Castle was fantastic as was the town itself. Disappointed in Brighton and the BAi360. Not worth the money in out opinion. Also good walks on the South Downs.

Perfect house for the family in a perfect little coastal town
Visiting from California, my wife and I chose Pear Trees because we thought it looked like the perfect place for our 2-year old son and 3-year daughter to spend time with their grandparents, who they rarely get to see in person, and it didn't disappoint. With its large deck and backyard, Grandad and Nattie were able to relax on the garden furniture while watching the kids played endlessly on the grass and my wife and I cooked on the BBQ in the summer sunshine. When we weren't spending time at the house, we were taking day trips to Brighton and Arundel Castle - both close - or enjoying numerous pubs, cafes, parks and, of course, the beach - all a stone's throw away from the Pear Tree house. If you're looking for the perfect place to enjoy a family holiday/vacation in the heart of one of Britain's most beautiful counties then look no further.

Lovely stay despite the weather.
This was a four adult, family stay in this lovely property which got better and better as the week went on. Communications with the owner were great and the property had pretty much everything we needed for a comfortable stay. The weather was pretty awful unfortunately, with strong winds and rain most days. Thankfully we had one day of sunshine which gave us a glimpse of how things could have been even better for the 5 days. We spent this day making the most of the lovely garden, table tennis and generally lounging about. We also did the 5-10 min walk to East Preston village and the beach which looked beautiful. We found the local Haskins at Roundstone (lovely garden centre with cafe) useful for meeting up and breakfast on our last day and the nearby Sainsburys to stock up with food etc for the week. The Sea Horse Cafe also serves great food, definitely a cut above the average cafe food. We also made use of Perfect Pizza in the village who are on the Just Eat delivery list, which was great. Most evenings were spent playing cards and good old fashioned games provided in the property. We visited Arundel Castle, about 20 minutes away which was great and took a trip to Brighton on the train, from Angemering Station (about 35 min journey). There is parking at the station at £5.60 per day. Top tips - bring your own hand towels if required (I like to wrap up my hair after a shower) and loo rolls. Toiletries supplied are good. The property is understandably set up for hot summer weather, because our stay was in pretty cold wet weather some evenings we found the floor and furniture a bit cold (heating is great though) so a couple of fleecy throws or a rug by the bed would have been useful. All in all this was a lovely stay, in a lovely property, ideal for some rest and relaxation, wouldn't hesitate to return.

A lovely house with a real beach house feel...
Clearly a house designed by the owner for their family. You feel at home the minute you walk in. Its beautifully set out from the homely living room and garden to the luxury of the master bedroom and bathroom. If your sharing, get there first and snag it! A short stroll from the beach and the friendly shop owners of East Preston. Would recommend the house and area whole heartedly.

Listen to the waves as you drift of to sleep
This is a beautiful house newly decorated with a contemporary beach theme. It has everything you need including a trampoline, table tennis and box of buckets and spades for the beach. The bedrooms are on two floors which would work well for two families or holidays with grandparents joining. We definitely recommend having a reflexology treatment with Sole to Soul (Laura lives next door) and wandering to Grub and Gumption in the village for breakfast. Great central location with the sound of the waves as you drift off to sleep.

Great place to stay enough room for 2 families it’s top notch and the location in the village is amazing East Preston is a wonderful seaside village and if you are looking to explore the south coast you could not pick a better spot We own a condo in Florida which we rent and have very high standards this home met every one of them we could not have picked a better place to stay

Great location, wonderful house, well equipped, thoughtfully presented snd close to the sea. Superb.
We loved this holiday because the house and surrounding area suited everyone in our family party of 7. The house was clean and comfortable and very family friendly, but also designed and arranged perfectly. We enjoyed table tennis and games in the garden, which had a lovely sunny aspect for most of the day. Taking a 10 minute stroll to the beach was great, and having a couple of really good cafes nearby was a bonus. Close to lots of top places to visit, (we enjoyed Arundel, Chichester and crazy golf at Littlehampton) it really was a happy and memorable holiday. Also thanks to owner Jason for prompt responses and good advise.
