Great kitchen, 2 ref, 2 living rooms, 3 huge decks, hot tub, firepit, air hockey table, Nintendo gaming, fishing poles, kayaks, stocked DVD cabinets all in a wooded setting with frequent deer/turkey sightings. Sits on a bluff just 10 min from The Landing/downtown Branson/shopping/restaurants. Quick access to commercial marina. New House!

6 BR + 6 Private Bathrooms + 2 Half Bathrooms equal privacy for all. 2 Brs on each level. TVs in each bedroom. 3 BIG decks allow outdoor enjoyment of nature as well as ample eating area outside. Guests encountering the Top Deck for the first time typically just say, "Oh, WoW- now that's a view."

Enter the front door with self check-in lock coming into a large vaulted ceiling for the Kitchen/Dining/Main Living Room and a 65" TV for movie watching! One of 3 Decks is accessed off this living room. Main floor contains 2 master suites- King Beds in each- with one of the rooms being an ACCESSIBLE room/bathroom. Main Floor has a laundry area and 1/2 bath also.

On the lower level, the Family Room has Air Hockey, kids games, books, DVD movies, DVD/Blu Ray Player, 65" TV, Sofa Recliners. A Nintendo (preloaded games) is hooked up to the TV in the Bunk Room. Basement has a bar area with the 2nd full size refrigerator, and a 2nd washer/dryer area. The HOT TUB is just outside on the lower deck. This level contains 2 master suites with a bunkroom with 4 twin beds (2 bunks) and another room with a Queen bed (this room has a bit more space if you needed to put a pack & play in the room overnight).

On the upper level, there are 2 master suites - King Beds in each. The room to the rear has a bit more space if you needed to put a pack & play in the room overnight). This hallway leads to the highest deck with the best view. This deck has both a covered and uncovered area (so you can get some sun or do some stargazing in the lounge chairs).

Main level Kitchen has a large refrigerator but if you need more space- there is a 2nd refrigerator (full size) on basement level. Kitchen island with seating gives lots of space for serving big meals and a place to chat with others while you cook. Plenty of seating for dining and relaxing inside, but you may want to take the party outside and enjoy the view while you eat and relax!

**Main level Kitchen is stocked with a Brew Coffee Maker, a Toaster, a CrockPot, a Pancake Griddle, a Ninja blender & a Hand Mixer. Plenty of cookware.

**Accessibility: Main level has a ramp from parking area to front door with 2 bedrooms on that same level. One bedroom has 36" wide entry and bathroom door and a shower stall. ADA (taller) toilet in this bathroom.

**One Pack & Play and one high chair stored in basement LR or Laundry.

**One Dedicated Worktable provided in lower level but you might just enjoy sitting in the recliner with your laptop also!

**Outdoor fun-- Shed contains kayaks, some fishing poles, yard games, and has some life jackets if you want to head down to the lake. Padlock code listed inside house.

**K Dock commercial arena is located below the house (accessed via the DOCK entrance road which you passed on way to the house)- Call down and set up some fun time on the lake!!

There are two driveways (one on each side of the house)- Choose the 2nd driveway for easiest loading in of luggage & people since the ramp is located here! Please park in driveways and not on street- there are up to 8 parking spots.

This property is on a BLUFF past where you will first see the lake appear....so to physically get your feet in the water you need to walk about a 1/2 mile or get in car and go back to where you first saw lake or Dock entrance road.

On the lake side of property, you will see some white bands on the line of trees- this is the beginning of Corps of Engineers (managers of the lake system) property which surrounds all of Bull Shoals Lake. Corps of Engineers property is public access but it is wooded & rocky.

Guests can access the shed via a padlock code- kayaks and water/lawn items in shed.

I am a local host but we allow guests to check in via a door code. I am available for any local recommendations or concerns as needed!

Wooded area on a road that runs along the bluff TOP. K Dock is just below the house (but accessed through a different access road down below the bluff). Deer and turkey and other animals are frequent visitors to the area. Road ends just beyond the house so there is little traffic. Walking along paved road can get you a nice stroll or workout.

Parking for up to 8 cars in the two driveway entrances. Parking a boat on site is possible if you are good at backing it up! Please leave road clear of vehicles and notify us if you intend to bring any large vehicles or boats (limited parking for the big stuff!)

There are deer and turkey herds that frequent this area of the bluff- No Hunting- they are like the mascots around here! We cannot guarantee a sighting but don't be surprised if they are eating grass in the front yard.

Please respect privacy of the neighbors on each side. The trees and undeveloped areas indicate the end of our property and the beginning of the neighbors property.

The road deadends with a culdesac about 600 ft beyond the property- so if you need to turnaround with a big vehicle or a boat trailer- it is easy to do.
1. NO Smoking or VAPING at Open doors/Windows/or anywhere inside. Any smoking related trash left on grounds are subject to a clean up fee.
2. NO pets to keep allergens down for other guests and because we don't want to scare off the wildlife.
3. Any use of equipment is at guests own risk. Children must be attended when using hot tub.
4. Fire escape stairs are for that use only....not an entrance to house.
5. Leave bedding in place when you leave and run the dishwasher if it has any dirty dishes in it.
