Outdoor enthusiasts will appreciate this splendid and spacious four-bedroom, three-and-a-half-bathroom townhouse! Drive six miles to the lifts or find an abundance of hiking and biking trails in the Deer Valley or Jordanelle Marina area. Avoid mountain traffic and parking using the Richardson Flats Transportation Shuttle 1 mile from this centrally located home.

In the summer, enjoy the fresh mountain air on the balcony or patio, complete with stunning views of the mountains. The Villas at the Retreat has a 15-acre community park and trail system with community children’s play areas. Suitable cross-country trails are located nearby.

Relax in the stylish living area, furnished with a plush sectional. Make hot cocoa and curl up by the gas fireplace. Stream a new movie, binge your favorite series on the 55” TV, or listen to your favorite tunes and dance on the beautiful hardwood floors.

A second living area has a large sectional and a desk area for work or gaming. Stream a new movie or sports, or use the Xbox (1) on the 75” TV (bring your own games.) Board games, cards, and books are available for your use. A full bath with tub/shower combo is available on this lower level.

Start the day off right by whipping up a hearty breakfast in the modern kitchen, which has granite countertops, a new gas stove/convection oven, and a dishwasher equipped with a full suite of stainless-steel appliances. Well-equipped with a crock pot, salad spinner, blender, hand mixer, toaster, flex-brew coffee maker for either 12-cup drip and individual pod, serving platters/bowls, and charcuterie boards.

Sip morning coffee at the kitchen bar, outfitted with seating for three. Dine together at the table set for six. Service place settings are available for 12+.

The primary suite features a king bed, a 55” streaming TV, and an en suite with a double vanity and a walk-in shower with two separate showerheads and a built-in bench.

The second and third bedrooms are outfitted with a queen bed. A shared bathroom has a vanity and tub/shower combination.

The fourth bedroom, located on the lower level, provides additional privacy and has a king bed. The adjacent third bathroom has a tub/shower combination and vanity.

Relax and take in scenic views on the decks on the main and lower levels. Let the children play just outside of the lower level in both summer and winter.

Feel free to BBQ your meals on the deck off the main living area and kitchen, where the gas grill is located.

Soak up the sun by the community pool (unheated) and hot tub, open from Memorial Day to Labor Day. Shared amenities in the community clubhouse include a hot tub, exercise room, meeting room, and theater room. A 15-acre community park and trail system are also available, as well as children’s play areas.

Complimentary WiFi, X BOX (1) with 2 wireless controllers, a washer/dryer, and parking for three cars (two in the driveway and one in the garage) are provided.

Drive 11 minutes to the ski areas for a thrilling day on the slopes or just 6 miles for Park City shopping, dining, and apres-ski activities.

Conveniently located one mile from the Villas, avoid the mountain traffic, parking, and expense using the Richardson Flats Transportation Shuttle (available winter only). Both ski resort buses will run daily from 5:45 a.m. to 6:15 p.m. every 20 minutes beginning December 16. Deer Valley SnDecember 16 base stops at Park City Heights and Iron Horse Drive. The Deer Valley bus will also stop at the Old Town Transit Center on its way back to Richardson Flats. The second bus will service the Park City Mountain base, with stops at the high school and Park City Heights.

A third bus from Richardson Flats to Old Town will run only in the evenings. It will stop at Park City Heights, the high school, Iron Horse, and the Old Town Transit Center. It’s scheduled to run every 40 minutes from 6:15 p.m. to 11:05 p.m. Service from Richardson Flat will end on March 31.

Head 15 miMarch 31 Woodward Park City. Open year-round, this action sports destination and training facility has 60 acres of sports and mountain parks, lift-accessed snowboarding, skiing, and mountain biking, as well as skateboarding and BMX facilities.

In warmer months, nearby Jordanelle State Park Marina offers boating, fishing, and hiking. The Ross Creek Trailhead is 2 miles away. Explore Deer Valley on mountain bikes, discover stunning hikes, or enjoy a guided horseback ride.

Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.

Mice and garbage - horribly managed
The house itself is nice, well furnished and as shown in the pictures. The location is convenient and close to the Richardson Flats parking lot (recommended). When we checked in we found an overflowing garbage bin in the garage and several more bags laying on the garage floor. A couple of days in we saw mice in the kitchen. Despite multiple calls to Vacasa requesting the garbage to be removed and mouse traps set, it was over 48 hours before we got any service. Some of the garbage was removed (I had to deal with the rest) and two mouse traps were set. When we left neither trap had caught the mice. It’s unfortunate that a nice home is managed so poorly by vacasa. Also, other than a perfunctory “we are sorry for your inconvenience “ offered by the vacasa call center, no one has offered any sort of explanation of why we were ignored or apology for how we were treated.
