Summary:
A former law office transformed into a beautiful, modern, and comfortable hideout spot in the middle of Downtown Jax. This freshly renovated apt will have all the amenities and necessities of a typical single family home style STR but with the addition of all the excitement and attractions of downtown Jax.

This is an urban area. Please be comfortable with this type of neighborhood if you book this property.

The Space:
This is a converted office building and the space includes 3 total apartments and a business. The walls are shared with other apartments so you could hear some noise from the neighbors.

The 3rd Bedroom is a LOFT. It is the only room on the 2nd floor so semi-private, but does not have a door.

The Neighborhood:
This apartment is located in the downtown Jax area, it's a converted office building and is in close proximity to stadiums, downtown bars and, nearby 5 Points in Riverside. It's located on the intersection of N liberty St and E Adams St. The access to the front door is on the street level, so some windows and doors are facing the sidewalk. While we do have blinds in unit, there is foot traffic on the sidewalk just on the outside of the unit.

Please note that this building is located in an urban area with a highly diverse population. The guest should expect to encounter typical urban experiences such as traffic, some trash, and homeless people. We do our best to maintain a safe, secure facility but we unfortunately cannot be responsible for guest experiences outside the building structure. If you are not comfortable staying in an urban environment then we advise you book one of our other units in a more developed / less urban location.

PLEASE CONTACT US PRIOR TO BOOKING IF YOU WOULD LIKE TO REVIEW RENTAL AGREEMENT.

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.

Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)

This house is pet friendly so if you are highly allergic to dogs or cats this home may not be a good fit for you. My cleaning service is very good but you may notice an occasional dog/cat hair here and there.

We do charge a pet fee of $40/night per pet that you bring with you. This reduces to $150/week per pet and $300/month per pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.

***If you neglect to inform us ahead of time that you are bringing a pet with you then I reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***

All guests have access to the common areas of the property (front porch, laundry room, backyard).
If another set of guests, our cleaners, or a property notices that there is guest property or trash left out, this will be removed. If we can’t distinguish property from trash, there is a possibility it will be thrown out.
If this continues (I.e. you use shared space as personal space and/or throw what appears to be trash there), we reserve the right to ask you to check out early / move to another listing at your cost.

***Parties/Events of any kind are strictly forbidden at this property. If you host a party/event/gathering at this property we will levy a $1000 fine.***

The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed):

1 hr or less early arrival or late departure: $50
1-2 hr early arrival/late departure: $100
2-3 hr early arrival/late departure: $150
3+ hr early arrival/late departure: $200 or the cost of an additional night’s stay, whichever is more

These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.

***Smoking is strictly forbidden anywhere on the property - the house, front porch, back deck, or front or back yard***

***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) We assess a $500 cleaning fee in addition to the regular cleaning fee***

Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . I may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.

For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.

Finally, guests are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.

Comfortable and great location

Two floors with one bed and bath upstairs and two beds and one bath downstairs so nicely laid out. Upstairs bedroom faces the street and trash pickup is at 4:15a.m. I do suggest ear plugs unless you are good at falling back asleep. One downstairs bedroom is an interior room so nicely dark although you can hear the neighboring unit walking over your head (they were pretty quiet; just not a lot of noise barrier). Other downstairs room gets some parking lot noise late at night. Air con works extremely well. Location is easy walking to museum of modern art, library, cool murals, and an amazing Italian restaurant called Casa Dora. Check in process is crazy, especially for a busy person. It requires multiple visits to an external site, which felt very sketchy since VRBO says not to communicate outside their platform. Then individuals ask to see your personal data via email, so not loaded to a secure site or anything. I was very (and remain somewhat) nervous that my identity will be hacked due to this. The refrigerator door won’t close. I ended up propping a chair in front of it because otherwise the beeping alarm would start at some point during the night, waking me up. This isn’t a “somebody’s house that you are staying in” vibe. It’s more an “extended stay hotel suite in an office building esque” vibe. It’s functional and a good value. The front door takes a few tries sometimes to get it to release the latch - don’t panic; it does work! Overall, recommend!

Well above expectations!

Came for one night to attend a concert at EverBank Stadium. Couldn’t ask for a better location, the home was immaculate and well appointed. Definitely going to look for availability next time I’m coming to Jacksonville! Research

We had a very nice time. This is definitely recommended for people without young children. The accommodations were nice. The beds were quite comfortable. The space is a very good size. This is not in an area where you would want to walk around in the evening. Our plans were enjoying the outdoors all day and resting in the evening. So, it worked out well for us. All in all our stay was very nice. The staff’s communication is excellent.

Great Accomodations

I was initially skeptical about choosing an apt in Jacksonville verses a hotel room but was definitely pleased with this apt. This apt was very close/easy walking distance to the Vystar Arena and other area attractions. Off street parking was a plus! Pictures didn’t do this place justice, even nicer in person, very clean and well stocked with necessary items for a weekend! I will definitely stay here again when going to Jacksonville! And yes, there were homeless people in view but no one bothered us.
