Caution!!!
This was by far the worst VRBO rental we have ever had. The owner was rude, unaccommodating and unapologetic. There is mold on the vents, the towels smell musty and the sheets smelled like mildew. The AC control is locked and can not be set below 72 degrees. It felt like 75 degrees in the house and it was VERY uncomfortable. When we contacted the owner we were met with very rude and unprofessional responses. They told us that 72 should be comfortable and they would not offer any solution to help us because that was the perfect temp. I explained over and over that the AC was not working right and we couldn’t stay another night as we literally sweated through the first night. They refused to acknowledge any issue and made no effort to address our concerns. The least they could have done was discount the stay. The other issue with this rental is the huge deposit. We booked a month prior to our stay and were charged a $1,500 deposit. They would not refund it for 3 weeks after our stay. When we asked what was taking so long VRBO said they had to give the owner time to report damages. Wouldn’t they know if there were damages as soon as the cleaner came on our departure day? It was likely rented multiple times from our checkout to the time I finally got my deposit back. We have rented with VRBO many times and never had to pay a deposit like this. To have $1,500 tied up for 6 weeks on a $500 rental is just crazy. Shame on this owner and VRBO! Terrible rental and service.

Everything you needed
Came into town to see my son and run the Woodlands 10k. Location was very convenient, it was only 1 mile from my sons condo. The house was wonderful, from the ample beds and handy toiletries like shampoo, soap, dish washing stuff, and even laundry pods. I really enjoyed to variety of streaming platforms...my 3 year old loves disney and netflix and my father was able to watch sports on ESPN. We also loved being able to use grill. The only downside was to lack of airflow...I am used to ceiling fans.

Nice house, great location
My family stayed here for several weeks while we had work done on our own house nearby. It’s a small older home in a quiet residential neighborhood. Not fancy, but updated, well laid out and met our needs. Location is central to popular Woodlands destinations, restaurants and shopping. Demetrio the host was very responsive and easy to work with.

As Described
Our trip was very short but our stay was easy and stress free. The home was as described and the neighborhood was quiet. Anything we needed was just a short trip away. The owner was very nice and checked in often to be sure we had what we needed. Bring your own trash bags as you are provided only one, it’s minor but I wish I had known ahead of time. I would definitely stay here again as everything was clean and access was easy.

Clean and quaint place - well done.
Grass and yard need attention. The inside was clean and nicely done. The thermostat is set at 75... Houston summers... would be nice if it was cooler at night. Cool it down and I would use the property again.

Quick get away
The property is very nice in a quiet neighborhood. Check in is super simple and was my pleasure dealing with the owners. The house is comfortable and very clean. Overall it was perfect for our time in The Woodlands.

All that glitters is not gold
The first problem was the location, it's listed as Grogan's Mill, having lived there for two years I knew where it was. This home is in Timber Ridge. Not Grogan's Mill, these homes are thirty years old, and it shows. The Master Bathroom is small, with a very slippery tub, with no stopper. There are popcorn ceilings everywhere, The sheets are so thin you can almost see through them, the pillows are a joke, so uncomfortable. We saw three roaches in the home, and spider webs outside, the front and backyard is overgrown. I guess the owner doesn't not want to put money out for the lawn. If we hadn't drove 9 hours from Destin Fl to Houston we would have checked into a hotel. That house was terrible, Since we are living in a world with Covid-19 you would think there would be Lysol Wipes, or hand sanitizer available, there was Not, however other VRBO properties Do provide these items, it's really a matter of a owner caring about their guests. I spoke to the owner about these issues he did not care he was mean and rude. I wanted to let everyone know about this property and the owner, please think long and hard before you pay your money for this property. I will be contacting VRBO tomorrow, I also have pictures of the bugs in the home and the overgrown yard, this owner should be ashamed, but It seems all he cares about is the money he collects.
