Newly built 2,000 sqf home, professionally furnished and designed with functionality and comfort in mind! This is a great place to stay between Niagara and Toronto!

This charming townhome offers 4 bedrooms, 6 beds, and all the essentials you will need inside the home. Immerse yourself in the warmth & comfort of our inviting space as you explore all that Burlington has to offer.

Our home is close to shopping, restaurants, the lakefront and the Burlington Pier.

This spacious townhome is 3 stories and is complete with 4 bedrooms, 3.5 bathrooms, and a dedicated workspace! This well-equipped modern home has everything you need and more for an incredible getaway.

All bedrooms are complete with brand-new linens, towels, new memory foam mattresses, and large closets.

Guests are able to utilize the full house. The garage is not for guest use as we use it for storage and our cleaning supplies. Please do not use the garage.

CHECK-IN:
Check-in via access to a Lock Box where the guest can access via key entry.

PARKING:
One spot in the driveway and street parking in the neighborhood.

ACCESS:
There is 1 access point at the front door of the building. There is backyard door but to enter the unit is must be done through the front door.

Guests reserved for 28 days or more are responsible for their own consumables after the initial reserve provided is used.
Check-in: Flexible after 4pm

Check-out: 11AM

Quiet Hours: 10PM on weeknights, 11PM on weekends

- NO SMOKING inside the property. All guests must dispose of cigarette butts in a specified container and thrown out off the property.
**Smoking indoors will result in a $1000.00 fine. Removing smoke smell and nicotine from the walls is an extremely time-intensive process.**

- NO PARTIES. **There is a $250.00 surcharge charged to groups that are deceitful about the use of the house. Please be transparent and honest. Guests partying will be asked to vacate the property immediately without refund.**

- NO UNREGISTERED GUESTS inside the property at any time. All guests must be registered for liability purposes.
**A surcharge of $100.00 per undeclared guest per night will be applied for each unapproved guest. Our cleaners and inventory are scheduled and prepared according to the number of guests occupying the unit.**

- CHECK-IN & CHECK-OUT TIMES ARE MANDATORY, unless scheduled and confirmed 24 hours in advance and only if it does not disturb upcoming guest reservations.
**$50.00/hour penalty is applied if guests fail to check out by 11am as my cleaners are on tight schedules.**

- PARKING is available for one vehicle on the driveway. There is also street parking nearby.

- GARBAGE is to be bagged, sealed in Black Bags found in the laundry room and thrown out in the appropriate bins at the end of your stay. Failure to properly dispose of garbage will result in additional charges up to $100.00 for cleaning and removal fees.

- MAIL & DELIVERY. Please note that all mail and parcel deliveries should be noted to be “left at the door”.

- LOCK ALL WINDOWS & DOORS if you are not home. Please make sure all windows and doors are closed and locked upon check-out. Ensure doors to the unit are fully closed and locked before exiting.

- TURN OFF ALL LIGHTS when not in use. Please make sure all lights are turned OFF at the time of check-out.

- MAINTENANCE AND/OR REPAIRS. Please contact me directly so I can send someone to tend to it.

- SHOES are to be left by the front door and not to be worn throughout the inside of the house.

- SECURITY SURVEILLANCE monitoring the entrance and perimeter for the safety and security of the home and our guests. Please DO NOT touch/tamper with cameras. Any evidence of tampering will result in immediate cancellation of your reservation.

TV & NETFLIX
- There is a Smart TV that has access to all the streaming services such as Netflix, Prime Video, Disney Plus, Crave, Spotify and much more. Feel free to take advantage of these services, and log-out at the end of your stay.

LAUNDRY
- Please use conservatively. No large, bulky, or hard objects.
- Only a quarter of liquid detergent per full-sized load is necessary.

CHECK-OUT PROCEDURES
- Please wash, clean and put all dishes away. Cleaning dishes is not included in the cleaning fee.
- Please strip bed sheets and duvet covers and place them in front of the laundry machines.
- Please place all used towels and linens in front of the laundry machine.
- Please put all waste away in the appropriate outdoor bins and do not leave waste inside the unit.
- We appreciate guests who respect the home and encourage guests to leave the home in good condition to keep our cleaning fees reasonable so we can continue to offer guests an amazing experience.

Modern House

The photographs provided an accurate description of the property. The house is new and modern.We found the location to be quiet and in a good location. The inside of the house was clean and the owners were responsive to messages. The downstairs bedroom with 2 beds is in an open plan hallway with external doors on both sides so I would not be comfortable sleeping there. The property is new but missing some basic items such as coffee table, bedside lamps and room darkening shades or curtains. The kitchen has only basic cookware which made cooking there somewhat challenging. There was no cutting board or oven dishes provided. When we arrived there were bags of garbage blocking the front steps which were opened by animals. We asked for it to be cleaned and the bags were moved but were left blocking the driveway which we then had to move ourselves. There were chicken bones, fruit peels, and dirty diapers strewn around the property for our entire stay which was really disappointing.
