This is a beautiful place, that has had few VRBO reviews. That initially concerned us (6 people- 3 couples). However when we arrived, is was a very clean and large place. There are 4 bedrooms, 3 with double beds, and 3 with private bathrooms. However one of those 3 private bathrooms is in another room with 2 single beds. One couple just used the double bedroom and the private bath off the single beds and it was fine. The owner, Maria, is marvelous, and really will appreciate you, especially if you treat her the way you would like to be treated if you owned the house. She and her husband will bend over backwards. Note- Maria lives in nearby Panzano, not at the house.
Also, is is not described well, but there is the main communal living area on the ground floors with the complete kitchen, AND a second communal living area with partial kitchen on the upper floor. The partial kitchen has all appliances, just not the utensils which you can bring up from below if you want to cook there.
For those that do not read Italian, one small Italian sentence in the description that you need to understand so you will not be surprised with at the end of your stay, that hasn't been translated to English. The cost for heat and air conditioning is not included. This is totally understandable as the house is very big, the local price for electricity in Italy is high. If Maria would air condition the whole thing to 65 degrees in the summer, it would rack up a small fortune, possibly greater than the daily rental cost. So they put in a separate A/C-heating meter that you will read with Maria at the start and end of the rental, and you will pay for the kilowatts used at the rate shown in the VRBO property description in terms of euros per kw. We found that we did not need the AC or the heating, so simply shut off the electrical breakers at the meter, so no kW power was used. The balance of the power for the house is not on the AC/heating meter, that cost is included in the rental price.
I highly recommend this place. It is down a 1/2 mile dirt road, that keeps the tourists out. It is about 5 minutes from Panzano and 15-20 minutes from Greve. Big private pool, in sight of Badia a Passignano. Very near the Ristorante Riganna, which you must go to for lunch.
Sit outside on the porch with some antipasta from the world famous Dario’s Butcher Shop, with some wine from a local winery that you tasted or wine from the Coop, and watch the sun set. Fantastic!
