Inside, this home away from home features central air conditioning and ceiling fans throughout – perfect to help cool down from the Texas heat. Sink down into the plush sofa or oversize chair in the living room and gather together for movie night. Whip up breakfast or dinner with ease in the fully equipped kitchen that is stocked with a variety of cookware and utensils. Grab a stool at the counter or chair at the dining room table, or head outside to the deck and enjoy great conversation with family and friends.

Enjoy a good night’s sleep in one of the three bedrooms. The spacious primary bedroom has a plush king-size bed, the second bedroom has a super comfortable queen bed, and the third bedroom has a queen and a twin bed.

Guests must be at least 25 years old to book, able to provide government issued photo ID, and have completed the verification process on Airbnb/VRBO, OR have at least one 5-star guest review. NO third-party bookings permitted. The primary guest that books must be at the home for all the nights.

Weather event cancellations - eligible for refunds when weather or conditions result in a mandatory evacuation order or large-scale outage of essential utilities. Note June through November is considered high storm and hurricane potential season. Travel insurance is recommended - although ensure you are aware of covered conditions.

OCCUPANCY - For a comfortable stay and per the home rules, maximum of 6 guests ages 18+ (booking guest 25+). Maximum number of total guests including children is 7. An additional charge of $25 per night is charged for guests (including children) exceeding 6. An additional fee of $50 per guest will be charged if the number of over-night guests exceeds the number on the reservation and/or eviction without a refund. Exceeding property max will result in eviction without a refund. Maximum combined guests and visitors during the day (to 9pm) is 9 including children.

PARKING - Although there is space under the home for one or two vehicles, plus two to three on the driveway, carpooling is recommended.

PETS - fully house-trained dult dogs are allowed to a max of two and max 60 lbs each. $60 per dog per stay. We ask that pets stay off all furniture, are cleaned up after (doggie bags provided) and are in a kennel if left alone inside the home. Only dogs are allowed - no other types of pets.

An additional fee of $100 per pet in addition to the standard pet fee will be charged and/or eviction without a refund for undisclosed pets.

Service Dogs - Texas House Bill 4164 penalties for falsely representing an animal as a service animal is a misdemeanor punishable by up to a $1000 fine and 30 hours of community service.

GRILL - a charcoal grill is available for guest use - lighter fluid and cleaning tools are provided, charcoal is not.

Beach chairs, an umbrella, a wagon and a cooler are provided. And as an extra convenience, beach towels are also provided - please just ensure to wash them after use and return them to where they are stored to avoid additional cleaning (laundry) charges.
