Responsive Hosts:
* Over 70 5-star reviews across all booking platforms
* As private hosts, we genuinely care about your experience. Unlike large management companies such as Evolve or Vacasa, we take pride in offering a personal touch, ensuring your stay feels more like a home away from home, with thoughtful details and responsive service. Message us about early check in or late check out a few days before your stay or before you leave! We will always try to accommodate if possible.
Security:
- Our property includes an outdoor video monitoring system in the driveway and backyard to enhance security; it does not monitor private deck areas. Any tampering with the camera system will result in immediate eviction and forfeiture of all dues.
Booking Policies:
- Rates are variable and subject to change.
- A minimum stay of three nights is required, extending to four nights over major Federal Holidays, with no checkouts on the holiday itself.
Property Care and Usage:
- Keep our gate closed at all times to maintain security and privacy.
- No parties or events are allowed to ensure a peaceful environment for all guests.
- Only water is allowed in the bedrooms to maintain the cleanliness and hygiene of our bedding.
- Avoid doing laundry in freezing temperatures to prevent flooding from frozen pipes. Any damage from negligence will be the guest's financial responsibility.
- We operate on a well and septic system; please flush only toilet paper and natural waste.
- While we treat the home monthly for pests, its wooded location means bugs and snakes may be present occasionally. Use the provided vacuum for any bothersome insects.
Environment and Access:
- Our road and driveway is gravel and well-maintained, but it's on a mountain side with a 500ft climb where weather can create challenging conditions with bumps and dips. We recommend vehicles with AWD/4WD; low clearance vehicles like sports cars may struggle and be damaged.
- Prepare for potential power outages caused by natural events. The local power company is usually prompt with restorations, but delays can happen.
Waste Management:
- Should your trash exceed the outdoor bin's capacity, you can either take it to the local Waste Facility located 10 minutes towards Franklin or opt for a $25 pickup service by our cleaning crew. Please arrange this in advance if needed.
Enjoying Your Stay:
- You're staying in a house, not a hotel—please treat the space with respect. We are not on-site 24/7 but will respond as quickly as possible to any issues.
- Embrace the remote, off-grid experience if temporary departures from power occur, enjoying the peace that comes with our secluded location.
House Rules
Accurate Guest Count is Essential:
Please ensure that the number of guests and pets in your reservation is accurate. We do not charge per person, but accurate numbers help us prepare the appropriate amount of towels and linens.
Child Safety:
Our home welcomes children and provides toys suitable for various ages. However, as a mountain home with multiple levels, steep terrain, and features like a hot tub and a wood-burning stove, it may not be fully suitable for very young children. Parents should be aware that the property includes second-story decks and lacks specific child safety features.
No Smoking or Vaping:
Smoking or vaping inside the house or on the deck is strictly prohibited. A designated smoking area with a picnic table is available near the carport; please use the provided green cigarette receptacle for disposing of cigarette butts. Failure to comply will result in the forfeiture of your security deposit and you will be financially responsible for all deep cleaning/restoration costs.
Pet Policy:
Up to two dogs are allowed with a non-refundable pet fee of $120. If you wish to bring more than two dogs, please contact us in advance to discuss the possibility and additional fees. Dogs must be house-trained, and we recommend grooming them before arrival to minimize shedding. Pets should not be left unattended unless crated, and due to steep terrain and wildlife, they should be kept on a leash when outside. No other animals may be brought to this property.
Outdoor Fire Pit:
The outdoor fire pit is available for responsible use. Please keep fires small and under control to prevent any risk of wildfire. Irresponsible use of the fire pit that leads to damage or danger will have serious consequences, including potential fines and legal actions.
By following these rules, you help ensure that everyone has a safe and enjoyable experience at Lost But Found. We appreciate your cooperation and look forward to hosting you!
