Welcome to 302 Ocean Pointe Villa! This beautiful third-floor 3BD/3BA penthouse villa accommodates up to 6 guests. Boasting gorgeous, ocean views, guests can enjoy the sunrise and sunset from a large balcony with a spacious outdoor dining area!

Guests can relax in this spacious place, with more than enough seating throughout the home, including a dining table for 6 and a kitchen bar. In addition, each spacious bedroom has a private bathroom and plenty of storage space for your convenience.

This villa is across the street from the ocean and 1.5 blocks from restaurants and shops. Downtown Folly Beach offers local shops, markets, live entertainment, bars, and restaurants. Explore various water activities, such as fishing, surfing, paddle boarding, kayaking, beach combing, dolphin watching, and more. Then, explore the island's east end, where you will find the famous Morris Lighthouse!

Folly Beach, or as locals refer to it, The Edge of America, is a laid-back, golf-cart-friendly community with many great restaurants, a booming nightlife, plenty of shopping, water activities, and water tours. For more historic exploring, the famous Downtown Charleston is only a 25-minute car ride, which offers endless fine dining, shopping, historical sites, and more. There is something for everyone here. We promise you will Folly in love with this beautiful island!

Notes
You must be at least 25 Years old to rent this home.
Contactless Check-In: We offer a keyless entry system, and we will provide the code before your arrival date.
HOA does not permit commercial vehicles, boats or trailers.
No pets allowed per HOA, they issue a $500 fine for violating this policy.
Guests can park in the two covered parking spaces or in the open lot on a first come first serve basis.
We do not provide beach equipment, but anything available at the property is yours to use.
Check-in time: 4 pm. Check-out time: 10 am.
The Folly Beach noise ordinance is from 10 pm to 8 am.
No pets allowed. Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA and are not allowed in properties unless specifically designated in writing as “pets considered” and approved by our office.
No smoking is allowed in or outside of the house.
House parties, weddings, functions, events, bands, DJs, etc., are prohibited.
The occupancy can be at most 6 people at any time during your stay.
We require 50% payment at the time of booking. The remaining 50% of your balance will be due 30 days before the check-in date, and we will run the card on file. Bookings within 30 days of your arrival date require full payment at the time of booking.

If the noise level exceeds the legal limit for FB, you will receive a friendly reminder text message to turn the noise down. This will help avoid any violations with the FB police that can result in fines and revoke the homeowner's business license.

Suppose the occupancy is misrepresented or a disturbance is reported at the property. In that case, we reserve the right to terminate your rental agreement and will require that you vacate the property immediately without a refund. However, we are committed to your and our community's comfort, so please let us know if we can do anything during your stay to make it more enjoyable.

Beautiful Folly Beach Rental
We had a wonderful stay and the property is just as described. Great layout with 3 bedrooms and separate bathrooms for our 3 parties, oversized balcony with comfortable outdoor furniture, great location in walking distance to restaurants and small shops. Check in was easy and on time and amazing communication throughout. Loved our visit, the relaxation of Folly Beach, and historical charm of Charleston.

Great condo, elevator was not working
The condo was beautiful. However the elevator was not working and we should have been moved before we even checked in. I have handicap family that had to hike up to a 3rd floor penthouse at 10pm at night with bags and groceries. When i got in touch with the property manager he told me he didnt even know the elevator was out. Luckily the next morning we were moved to a condo that had a working elevator. If the elevator was working and had proper communication before check in about the elevator would have gave 5/5 stars.

Amazing view, lots of space!
The view of the ocean on the deck is amazing, great table and 2 lounge chairs out there. The only issue we had was that the elevator wasn’t working during our stay, we did get a 10% refund due to that.

This were our second time staying in Folly Beach. We love the town and this unit was in a great location (walking distance to everything downtown) and excellent views of the beach/ocean from large balcony.

Fantastic views and location!
This property did not disappoint! It was exactly as advertised - beautiful beachfront location, clean and airy interior, convenient location to downtown Folly Beach, quiet and handicapped accessible for me! We would definitely recommend it and look forward to staying again sometime in the future!

Positively Perfect
This condo had everything. It was clean, the location can not be beat, (close to Center Street and all the action and also close to 2 beach accesses.) All the beds and furnishings were super comfy. Of course the beach views were stupendous and the penthouse private front deck is a nice addition. We would definitely book this penthouse again.

Great Stay for Girls’ Weekend
I brought my daughters and my mom to Folly Beach for my mom’s 79th birthday week. We had a blast and relaxed so well. The condo was perfect! We loved walking on the beach and watching the crowd from the spacious deck. We look forward to coming back again and bringing our husbands!
