By booking the rental property through VRBO, the Guest agrees to the following Terms and Restrictions by the Owner. Violations of any Rules are subject to prosecution and/or cancellation with no refund.

(1) House Rules:

(1.A) Guest may not hold an event or party at any time. The maximum number of guests allowed to stay at the property is 16. We may approve up to 5 additional registered visitors to stop by during your stay if requested upon booking.

(1.B) Smoking is not permitted on the Property (inside or outside).

(1.C) Animals or pets are not permitted on the Property.

(1.D) We may employ active noise detection technology to monitor excessive noise.

(1.E) Garbage/Recycling must be placed in the proper receptacles.

(1.F) Guest may not visit the property prior to check-in date/time listed.

(1.G) Guest may not block the driveway as this will prevent vital utility delivery services from accessing the property.

(1.H) Guest agrees to all rules for themselves and their complete party. If any person in the Rental Party fails to follow any of the Rules, the Rental Party may be asked to vacate the Property and the Guest will forfeit all rent paid.

(2) Use of the property and its amenities is done so at Own Risk.

(3) Acts of God. If there is a storm or severe weather and a mandatory evacuation order is issued by state or local authorities, Guest shall be entitled to a prorated refund for each night Guest is unable to occupy the Property. Owner will not be liable or deemed in default under this Agreement for any failure to perform or delay in performing any of its obligations due to or arising out of any act not within its control, including, without limitation, acts of God.

(4) Violation of Agreement. If Guest or any member of the Rental Party violates any of the terms of this Agreement, including but not limited to maximum occupancy, visitors and rental rules and restrictions, Owner may evict Guest and the Rental Party from the Property and Guest will forfeit all rent and security deposit paid.

(5) Limitation on Liability. Owner is not responsible for any accidents, injuries or illness that occur to any member of the Rental Party or Guest’s visitors while in the Property or on the Property. Owner is not responsible for loss of personal belongings or valuables belonging to any member of the Rental Party or any of Guest’s visitors. Guest agrees to assume the risk of any harm arising from use of the Property. UNDER NO CIRCUMSTANCES AND UNDER NO LEGAL THEORY, TORT, CONTRACT, STRICT LIABILITY, OR OTHERWISE, SHALL OWNER BE LIABLE TO GUEST OR ANY OTHER PERSON FOR ANY DAMAGES OF ANY NATURE WHATSOEVER INCLUDING ARISING OUT OF OR RELATING TO THIS AGREEMENT OR GUEST’S RENTAL OF THE PROPERTY OR USE OF THE PROPERTY. IN NO EVENT WILL OWNER BE LIABLE FOR ANY DAMAGES IN CONNECTION WITH THIS AGREEMENT, EVEN IF OWNER SHALL HAVE BEEN INFORMED OF THE POSSIBILITY OF SUCH DAMAGE.

(6) Indemnification. Guest acknowledges that the use of the Property by the Rental Party and Guest’s visitors is entirely at their own risk. Guest will indemnify and hold harmless Owner from any and all expenses, costs, damages, suits, actions, or liabilities whatsoever arising from or related to any and all loss of or damage to personal property, injury or death resulting from the use or occupancy of the Property or the failure of any member of Rental Party or Guest’s visitors to observe the Rules and Restrictions.

(7) No Waiver. Neither Owner nor Guest shall be deemed to have waived any provision of this Agreement or the exercise of any rights held under this Agreement unless such waiver is made expressly and in writing.

(8) Governing Law. This Agreement and all transactions contemplated by this Agreement will be governed by, and constructed and enforced in accordance with the laws of the State of Connecticut (not including its conflicts of laws provisions). Any dispute arising from this Agreement shall be resolved through mediation. If the dispute cannot be resolved through mediation, then the dispute will be resolved through binding arbitration conducted in accordance with the rules of the American Arbitration Association.

(9). DIGITAL MONITORING.
[9.a] Outdoor Surveillance: The Guest is hereby notified and acknowledges that for the purposes of security and the protection of the property, the Owner has installed digital surveillance equipment in the form of camera devices located at the front door and garage area of the property (the"Outdoor Cameras"). These Outdoor Cameras do not intrude upon private spaces and are positioned to record only the external areas of the property.

[9.b] Noise Monitoring: Additionally, the property is equipped with a decibel detector (the "Noise Monitor") designed to ensure that noise levels remain within community standards and property rules. The Noise Monitor does not record or store sounds or conversations, but rather monitors noise levels to detect potential disturbances or excessive noise.

[9.c] Smart Devices: The property contains smart devices which may include smart TVs, speakers, thermostats and other smart home technology (collectively, "Smart Devices"). These Smart Devices may have capabilities to record audio. However, the Owner certifies that these Smart Devices are not set to record, monitor, or retain audio information during the Guest's stay. The
Guest is advised that they have the ability to turn off or disconnect Smart Devices if they desire.

[9.d] Use of Recordings: The Guest agrees that the Owner may use recordings from the Outdoor Cameras and data from the Noise Monitor in the event of a security incident, noise complaint, or any other issue requiring review of the digital records. The Owner agrees to use the recordings and data in a manner that complies with applicable laws regarding privacy and data protection.

[9.e] Compliance with Laws: The Owner represents that the installation and use of the Outdoor Cameras and Noise Monitor are in compliance with local, state, and federal laws and regulations. The Guest agrees to abide by all laws and regulations related to the use of such devices and the conduct on the property.

[9.f] Consent to Monitoring: By accepting the terms of this Agreement, the Guest consents to the use of the Outdoor Cameras, Noise Monitor, and acknowledges the presence of Smart Devices within the property. The Guest understands and agrees that they are being informed of these devices and their capabilities. The Guest agrees that they have no reasonable expectation of privacy in the outdoor areas of the property where the Outdoor Cameras are located. The Guest further agrees to inform all invitees about the presence of these monitoring devices.

(10) Severability. If any provision of this Agreement is held to be invalid or unenforceable in whole or in part, the remaining provisions shall not be affected and shall continue to be valid and enforceable as though the invalid or unenforceable parts had not been included in this Agreement.

Fantastic Family Home!
The house was very spacious, modern and perfect for several families vacationing together. Large common areas and plenty of space for the kids to do their thing and adults too! Great house! Great location and beautiful views!
