WE WELCOME YOU AND RECOMMEND OUR GUESTS TO BE MINDFUL OF THE FOLLOWING RULES PRIOR TO THE COMPLETION OF BOOKING YOUR STAY:

* UPKEEP: Please treat our home as if it's your own by keeping up with cleaning, taking out trash, washing dishes, etc. If there is any excessive cleaning needed there could be additional charges ranging from $50-$250. So please try to leave the home as it was when you checked in.

* SMOKING: Smoking in the home is an additional $250 fee & you would have to request for this accommodation. However, you can smoke outside of the home. If there is any evidence of smoking, smell of smoke, ashes, etc., left behind after you check-out, you agree and consent to VRBO on your behalf to pay a $500 fee from your valid source of payment. If you need any smoking accommodations or requests, please don’t hesitate to reach our team for accommodations.

* GUEST COUNT: When booking, the number of guests that you are expecting must match the number of guests on your reservation. If you are expecting more people please communicate this with our team to confirm and update your reservation. There’s a fee of $20 per guest over 6 guests staying overnight. There’s a fee of $10 per guest just visiting over the 6 guests. Reach our team for accommodations for additional guests/visitors

* PARTIES/EVENTS: Parties & Events are an additional $200-$500 fee. If you plan to have a party/event please contact our team with details for accommodations before booking. We can also provide table & chairs for an additional fee of $100 for events. If needed, please specify. If we find that you had a party/event, you will be charged a fee ranging from $500-$1,000.

* PET FEE: Pet fees are $100 per pet. If you have more than 1 pet, you’ll need to reach our team for accommodations & updated pricing.

* LATE CHECKOUT FEE: $50 every 30 minutes after checkout time. If for some reason you need to extend your check-in/check-out time, please communicate this with us. We will do our best to accommodate you.

* NO FOOD/DRINKS ALLOWED ON POOL TABLE NOR GAME MACHINES: If any evidence of food/drinks left on the pool table/game machines or spilled on the pool table/game machines you will be responsible for a $250 fee per game/machine.

* INCIDENTAL FEES: The homeowner is not responsible for any accidents, injuries or illnesses that occur while on the premises of this property. If there are anything broken or missing items when you, as the booking guest check out, you are responsible for any incidentals caused by yourself or any of your guests accessing our home during your stay. This also includes any damages to our furniture.

* MONITORING: There are exterior cameras outside of the home that are being monitored. DO NOT TAMPER WITH CAMERAS or UNPLUG INTERNET MODEM, if tampered with, removed, or unplugged it will result in a $500 fee and possible criminal charges & the police will be contacted.

* AGE REQUIREMENT: For check-in you must be 21 years of age (NO 3RD PARTY BOOKING ALLOWED). This will result in a cancellation and no refund.

* COMMUNICATION: During your stay we are here for you 24/7. Please reach us with any questions or concerns via text or call during business hours.

* CONSENT: By staying at our home you agree to these house rules and acknowledge that any violations can result in your booking being canceled immediately without a refund & you may be responsible for additional charges
