Welcome to your private resort. With over 4350 square feet of living space & nearly an acre of fun. Featuring waterfall, pool, spa, basketball court with an option to convert to tennis/badminton, bar with outdoor tv for all our outdoor entertainment needs. Plenty of indoor entertainment as well. Main home has an open floor plan featuring chef's kitchen with Wolf appliances, Sub Zero refrigerator & massive island. This property is great for entertaining with friends or relaxing with family alike.

It is a wonderful home, with plenty of space, whether you are looking to entertain as it does not have a strict noise ordinance like the nearby Palm Springs yet being 15 mins from downtown and from airport. If you are looking for a relaxing get together family or friends, it is at the same time in a quiet neighbourhood with only a few neighbours around. This home consists of main home and guest house with over 4350 square feet of living on nearly an acre lot. Surrounded by mountain views from every angle. It features a private office for those seeking to do some work while being away or if you have children that are doing online learning with strong wifi throughout the property. Main home has 5 bedrooms and 3 bathrooms. Guest house has 3 bedrooms, 2 bathrooms, kitchen, living and dining area. There is also an outdoor shower located by the pool. We have RV hookup, holiday or RV parking is available. It is a large, gated lot with a ton of parking within the property and there is also street partaking. We have children floaties, life vests and pack and plays. If you need some other children’s amenities, please reach out and we will gladly accommodate. We serve families as well as groups. Whether you are looking for a guys’ golf trip gateway, girls’ bachelorette celebration or yoga retreat or elopement, let us know what we can do to make your stay most comfortable.

PROPERTY LAYOUT:
Right wing of the house:
Primary (master): large room with a king bed and a queen sofa pullout bed (can put additional 1-2 blow up queen mattress there, if needed. There is a standard size closet there.
En-suite bathroom with a shower, double vanity and a separate room for toilet (lockable).

Bedroom 2: smaller room off the master, it is a queen bed and a closet plus a desk with chair. It can be accessed through primary or through a patio door leading to the pool. Bathroom is shared between primary and this room.

Middle of the home:
Living room, kitchen, dining and gameroom (pool table and fire place). Open concept, giant room, sliders and doors open to the pool area with Sonos speakers.

Left wing of the house:
Bedroom 3: king bed and office with attached to the wall multiple desks. Across the bedroom is in a hallway, a full bathroom (usually a bathroom used for common areas or the one across the pool).

Bedroom 4 and 5: located upstairs, both queens, with closets and a shared full bathroom. Can put a queen blow up mattress in each, if needed.

Guest house: full kitchen, small living room and small dining. Full bathroom that can be access via living areas or hallway for bedrooms 7 and 8. Bedroom 6 accesses the bathroom in living areas.

Bedroom 6: smaller room with queen bed and a closet.

Bedroom 7: queen bedroom with a closet.

Bedroom 8: 2 queens with a closet.

There is also an outdoor shower attached to the half bath along the exterior of the guest house. It is great for those who use the pool and those staying in the guest house and can be accessed from exterior of the guest house.

AMPLIFIED MUSIC: no outside speakers other the ones build into the deck. Quiet hours after 10pm. No microphones, unless provided by us and no any type of amplified machines outdoors. Bouncy castles are permitted, inquire with management prior.

SLEEPING:
Air mattresses available upon request, prior to check-in.

PARKING:
There is ample amount of parking on site, over 20, however, at no time is street parking allowed. Please ensure to park on site only.

**If you are traveling without a vehicle or need transportation, please let us know. This home is remote, but we are connected with local transportation companies and are happy to share the information. Uber, Lyft, and taxis do service the areas, but if not available, we have further local businesses**

CHILD TRAVEL ITEMS:
Being a small family business, we love hosting and accommodating all of our guests, especially our younger ones! We do provide a pack and play and a high chair, complimentary for our little guests with a 24 hour advanced notice. For any other items such as strollers, car seats, children toys or anything along those lines, we have partnered with a local vendor that can be of assistance. Please reach out to our team for details. Please note: Fees will apply for those items. Payable directly to the vendor.

POOL|SPA:
Pool: $125/daily fee (to include spa) to 82 degrees. (More heat is an additional fee)
Spa only: $40/daily fee to 102 degrees. SPA HEATED ON DEMAND ONLY. USUALLY 15-30 MINUTES TO HEAT, DEPENDING ON THE TIME OF THE YEAR, CAN BE UP TO 50 MINUTES IN COLDER WEATHER. SPA IS NOT HEATED FOR ARRIVAL.
Gas prices are at an all time high entering the new year, and we do not profit on these fees. If you need the pool/spa heated upon your arrival, let me know at least 24hrs in advance. We can have it ready for your arrival at that time. Pool heating time varies depending on outside temperature. Pool fee can not be refunded unless heating issue is due to a problem with equipment.

**Pool heating is not needed in summer months. Pool heating is available all year and usually recommended mid September to mid June.
Please note that this property gets weekly pool service by Mario on Tuesdays and Thursdays.

PET POLICY:
We are pet friendly! Please let us know in advance, if you need any special accommodations. $200 pet deposit is required and if no additional pet cleaning left behind $150 is refunded and $50 goes towards pet's stay.

EARLY CHECK-IN/LATE CHECK-OUT REQUESTS:
If you need special accommodations with early check-in/late check-out, we will gladly help UPON AVAILABILITY. Early check-in fee is $75, payment has to be provided upon request, otherwise, the request will not be valid. Late check-out requests are not easily attainable as our staff needs to properly sanitize and clean before the next guests arrive. In the event we do not have a reservation following yours, we will gladly accommodate for a $75 fee and move our cleaning crew to a later schedule or help you extend for the day or night at a special rate.

CHECKOUT DUTIES: if you could kindly start a load of pool towels in washing machine, put your trash in the trash bins outside and start the dishwasher. Thank you so much.

FESTIVALS:
Please note for the right group we are willing to give a special discount for Coachella and Stagecoach. Referrals and repeated guests will be rewarded with 5-10% discount, depending on the time of the year. All festival bookings are non-refundable with additional deposit requirement. Regular noise ordinance is in effect.

FIREWORKS:
fireworks of all kinds are prohibited at all times in the desert, due to the fire danger. Please ensure not to bring them to the property.

**Cancellation policy for Festivals (Coachella weekend 1 and 2 as well as Stagecoach): Reservations are non refundable after booking. Thank you.***

PLEASE NOTE: The desert can become extremely windy. Please closes umbrellas to avoid damage when not in use and overnight. Thank you, kindly.
