Welcome to the Aggie Fan Cave, your ultimate sanctuary just moments away from the heart of Texas A&M University! This expansive property boasts 3 bedrooms and 2 bathrooms, offering a seamless blend of comfort, convenience, and Aggie pride. Accommodating up to 6 guests in the main residence and an additional 6 guests in the "Cave," this retreat is a mere 8 minutes from Kyle Field, inviting both visitors and locals to embrace the vibrant Aggie culture.

As you step into the Aggie Fan Cave, you're welcomed by a cozy atmosphere that epitomizes Texas hospitality. The spacious game room provides ample space for relaxation and socializing, featuring full over full bunk beds, a fold-away Murphy bed, comfortable seating, a foosball table, and a quiet workspace tucked away from the main house.

Venture outside to the breezeway and relax in the outdoor seating areas, or explore the rich details indoors, from the high ceilings to the floor-to-ceiling shelves stocked with games. The fully furnished kitchen is a delight, complete with a coffee station, electric cooktop, toaster, ice maker, fridge, pantry, eating bar, and elegant white countertops accented by pendant lighting. In the living area, leather furniture surrounds the fireplace, creating a cozy space for enjoying wine and a good movie with friends after cheering on the Aggies.

After a thrilling game, retreat to the serene bedrooms and sink into the comfort of cozy linens and fresh sheets. Each bedroom offers its unique charm, from bedroom one which has a king bed and a thoughtful desk with lamps, bedroom two has a king bed and adorable lighting in the headboard, bedroom three has a queen bed and a view of the tree-shaded front yard.

Step outside into the lush backyard oasis, where you can gather around the crackling fire pit under the starlit Texas sky, sip morning coffee in the inviting pergola, or grill up a feast on the gas grill under the covered porch.

Explore nearby Anderson Park and Lemon Tree Park, or enjoy a round at the A&M Golf Course—Aggie Fan Cave provides easy access to a variety of outdoor activities. Whether you're strolling through scenic parks, perfecting your swing, or cheering on the Aggies, adventure awaits just beyond your doorstep.

Guest MUST digitally sign the Booking Agreement prior to check-in. Booking guest must be 25 years or older to reserve and digitally sign the Booking Agreement.

1. Smoking: Smoking is NOT allowed in or on our properties. If the cleaning crew or booking agent detects any evidence of smoking, we will retain $400 of your deposit to deodorize the home.

2. Heating & Cooling: Do not turn the thermostat below 69 during the summer as the unit could freeze and the Guest will be charged the cost to repair the heating/cooling system. When leaving in the summer season, turn the thermostat up to 80 degrees. When leaving in the winter season, turn the thermostat down to 60 degrees.

3. Visitors: People other than those accounted for in the booking agreement may not stay overnight in the property. If we find unauthorized guests have stayed a fee of $300 will be retained from your deposit plus $25 per person.

4. Guest Responsibilities: All of the properties are privately owned. The Homeowners are not responsible for any accidents, injuries, or illness that occur while on the premises or its facilities. The Homeowners and Booking Agent are not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they allow to use the premises.

5. Property Maintenance: Keep the property and all furnishings in good order. The Guests will maintain the premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbors. Our properties are not intended to be party houses. Parties are prohibited.

6. Household Appliances & Furniture: Only use appliances for their intended uses. Do not use high heat or metal utensils with Teflon pans. Do not take indoor furniture outside the property.

7. Pet Policy: Pets are allowed in our pet-friendly properties only if the Booking Agent and Homeowner agree before booking. Pet deposits are $400, of which $200 is non-refundable. If any pets are found in the properties without previous agreement with the Booking Agent, the Guest will be fined a pet deposit and the booking will be terminated. Please clean up after your pet in the yard, neighborhood, and parks. Additional information is located in the Pet Addendum.

8. Parking: Parking is only allowed in respective areas on the property. Towing is enforced. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

9. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property. If the cleaning crew finds that the property has been left excessively dirty you will be billed for the additional cleaning time at a rate of $50 per hour.

10. DO NOT FLUSH anything other than toilet paper. No feminine products or wet wipes of any kind should be flushed at any time. If it is found that feminine products or other products besides toilet paper have been flushed and clogged the plumbing system, the Guest will be charged the cost of the plumbing repair.

11. Fires & Grill: Fires are allowed on the property in the fire pit located in the backyard. Firewood is not provided, please plan to bring some. Absolutely no candles may be burned in the house or on the property. Move the grill to an open area before each use. Do not use the grill under the porch or soffit of the home; put it back in its original position and clean it after each use.

12. Personal Items: Guests will need to provide their own paper goods. An initial setup of trash liners, toilet paper (1-2 in each bathroom), and hand soap are provided. Extra items needed are the responsibility of the Guest (i.e., toothpaste, soap, extra toilet paper, shampoo, sunscreen, etc.).

13. Trash: No trash or other items may be left on the property or outside the front door. ALL trash must be BAGGED when placed in a dumpster per the City of Bryan/College Station, dumpsters are located on the right side of the game room. There will be a $20 charge if this rule is not followed.

14. Secure the Property: Close all blinds and shades and secure all doors and windows. Contact the Booking Agent immediately should any difficulty arise in properly securing the property.

15. Events: If the Guest wishes to have an event at the property, permission must be obtained from the Booking Agent and Homeowner. An event fee will be added.

16. REMINDER: Guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful act. The Homeowner or Booking Agent may enter the premises at any time without securing prior permission from the Guest. Any Guest who is found using illegal drugs or allows others to use illegal drugs on the premises will be immediately denied continued occupancy at these premises.

17. Equipment: Should there be security cameras, guests may not alter, tamper with, or access in any way. Failure to follow this rule will result in charges to the Guest for the full amount of the damages caused by such failure.

Wedding weekend!
This weekend we had a wedding and last minute had to schedule a new place to stay because another place canceled on us. I made a mistake in my booking because I was rushing and they were quick to fix and very understanding! The house was clean, had everything we needed and in a great location!
