Early Check-Ins and Late Check-Outs are difficult to accommodate. If you need additional time, please consider booking an extra day.


Guests between the ages of 18-24 are permitted to book on an exception basis only. In your inquiry please provide your age, reason for booking and who will be staying with you.


Local guests are permitted to book on an exception basis only. Local groups looking to use the property for a party, gathering or other group event are expressly prohibited and your reservation may be canceled.


Any guest booking this property must be staying at the property for the full duration of the reservation and is responsible for the actions of all people in the group. Bookings made on behalf of others are allowed for some unique circumstances so please inquire if you are planning to book for someone else but do not intend to stay yourself.


Parking in the city can be tricky and is not guaranteed. One private garage parking space is included with the reservation. There may be some street parking available nearby, but please be sure to read all posted signs before parking anywhere on the street to avoid being ticketed or towed. To guarantee a spot, you can use a parking app like SpotHero or ParkWhiz to find and book parking spots ahead of time around the city.


Very simply, please respect my home and my neighbors. Please read these rules carefully and take them seriously, failure to comply will result in forfeiture of your deposit and/or termination of your reservation without a refund.


1.) No parties or additional overnight guests without prior approval. Noise disturbances reported by neighbors or police are unacceptable.

2.) Additional visitors are not permitted at my property.  Only registered guests may access the property for the entire duration of your stay.

3.) Please ensure you have left the premises and returned any keys issued to the designated location by the agreed upon check-out time. Failure to do so will result in a $250 late check-out penalty.

4.) Absolutely no smoking (of anything) inside the unit or on building premises. Additionally, local law prohibits smoking within 15 feet of any entrance. If there is evidence of smoking, including odor, there will be a $1,000 smoke remediation charge. “Smoking” means inhaling, exhaling, breathing, carrying, or possessing any lighted or electronic cigar, cigarette, pipe, vaporizer, joint, or other tobacco or marijuana product in any manner or in any form. No marijuana, medical or otherwise, may be used, grown, stored or consumed on the premises.

5.) Please be respectful of my neighbors and be mindful of noise and loud music. Please observe quiet hours from 10:00 PM-8:00 AM daily.

6.) Lockouts will result in a $150 fee per occurrence. Additionally, lost keys will incur a $50 per key fee.

7.) I acknowledge that as the primary guest on the reservation that I am staying at the property for the entire duration of the stay and responsible for the actions of all guests.  If you are NOT staying at the property and booking on behalf of others, please contact us as limited exceptions are permitted to this rule.

8.) Local guests are permitted to book on an exception basis only.  Local groups looking to use the property for a party, gathering or other group event are expressly prohibited and your reservation may be canceled.

9.) Lost and Found:  We are not responsible for any personal items left behind. If you let us know what personal items you are missing we will make an attempt to locate those in our lost and found and have them shipped to you at your own expense. Please be sure to check the home (including all drawers and closets) before you depart to ensure you have all of your personal belongings.


Please note:

To abide by all legal requirements and building security rules, you may be asked to sign a rental usage agreement that governs the terms of your stay, provide a copy of your official government-issued photo ID, confirm your contact information, provide a valid credit card with a name that matches your ID, pass through our verification portal and, in some instances, complete a criminal background check. This information is collected for verification purposes only and is not stored or otherwise used for any other purpose.

We do additional verifications using AutoHost after you book and we reserve the right to reject bookings that fail our tests. Additionally, you must have a good track record on Airbnb as a guest.


By completing the reservation you agree to the following:

Lovely Little Carriage House in an Up and Coming Neighborhood
This is a very nice property in an up and coming neighborhood. The house is multilevel with three spacious bedrooms (two with ensuite bathrooms). As a bonus, the house has a garage opening onto an alleyway. Everything was very clean, bright and well appointed. The property is located in an up and coming neighborhood very convenient to good el lines and only a couple of blocks from a wonderful coffee place we used every day during our stay. Everything with the property went well and we would stay there again. Thank you for a wonderful place!

Great property, great location
We had a wonderful stay at this property. Three bedrooms AND three bathrooms made it very comfortable for my friends and me. The neighborhood is quiet and safe. The house was just as expected - clean, spacious and well-appointed.
